Orange markers are our city guides, black markers are San José neighborhoods, and white dots are major employers. Choose one to see ZIP codes, school districts, homes for sale and Google Maps views.

Run the numbers before you list
Two of the questions sellers ask us most, worked out live. These are estimates for planning; your escrow officer, assessor and CPA have the final word.
Prop 19 applies to homeowners 55 or older, severely disabled homeowners and wildfire or disaster victims who sell their principal residence. Read our Prop 19 guide.
your estimate
Illustration only. Actual tax bills add local bonds and assessments, and your county assessor decides eligibility and values. Not tax advice.
Commissions are negotiable and set in your listing agreement, and we offer bundled services, so ask us what's included. Compass Concierge can front eligible prep costs until closing.
estimated net proceeds
Estimate only, assuming the seller pays transfer taxes (that is negotiable). County documentary transfer tax is $1.10 per $1,000. San José adds $3.30 per $1,000 and Measure E above $2.3 million (0.75%, then 1% from $5 million and 1.5% from $10 million, as originally adopted). Confirm every figure with escrow.
