Counts cover the homes inside our guide outlines, not whole cities. Homes = single-family houses where the records identify them, otherwise lots zoned or coded single-family. — = not shown: San Francisco’s flood column (FEMA maps no house there in a high-risk zone) and Gilroy’s liquefaction and landslide columns (not evaluated by the state).
the method
How we counted
- Neighborhoods
- The outlines drawn for our neighborhood guides (approximate; neighboring outlines can overlap). Guides with fewer than 20 counted homes are left out.
- Homes
- Single-family houses from city or county assessor records where available, otherwise lots zoned or coded single-family. Condos and townhomes are not counted.
- Zones
- FEMA high-risk flood zones at each parcel’s center; any part of the lot in a CAL FIRE fire hazard severity zone; California Geological Survey liquefaction, landslide and Alquist-Priolo fault zones at each parcel’s center. All as published in October 2026.
- Cities
- The 31 cities with neighborhood guides and public parcel records that identify single-family homes: Atherton, Belmont, Burlingame, Campbell, Cupertino, Daly City, East Palo Alto, Foster City, Gilroy, Hillsborough, Los Altos, Los Altos Hills, Los Gatos, Menlo Park, Millbrae, Milpitas, Monte Sereno, Mountain View, Palo Alto, Portola Valley, Redwood City, San Bruno, San Carlos, San Francisco, San Jose, San Mateo, Santa Clara, Saratoga, South San Francisco, Sunnyvale and Woodside.
- Not included
- Morgan Hill (no public parcel layer that identifies single-family homes) and areas outside our guide outlines.
questions
Questions we hear
What does each city page show?
Every one of our neighborhood guides in that city in one sortable table: how many single-family homes it has, the median lot, year built and house size where the records publish them, and how many homes sit in FEMA flood, CAL FIRE fire and state earthquake zones, plus what stands out and links to each guide.
Where do the numbers come from?
Public parcel records from each city or county, matched to FEMA’s flood maps, CAL FIRE’s fire hazard severity zone maps and the California Geological Survey’s earthquake zone maps, all as published in October 2026. The same counts are datasets PN-DS-27 to PN-DS-29 in our Data Library.
Why are prices not in the tables?
Prices change every week, so they live on pages that read the MLS each time they load: our Neighborhood Ranking and Price per Sq Ft Map. Each city page links to both, filtered to that city.
