the story
How Springarden came to be
Springarden is a recorded name. Tract 1788, Springarden Unit No. 1, was surveyed by Geo. S. Nolte in September 1956 for Mann Construction Co., on land its map places within the City of San Jose. It laid out Rainbow Drive, Orange Blossom Drive, Primrose Way and Poppy Way west of Saratoga-Sunnyvale Road, the road now called South De Anza Boulevard here, with Prospect Road just to the south. San Jose's planning commission approved the map in August 1956 and its city council in February 1957, and it was recorded on April 9, 1957. The county's index lists four more Springarden units (Tracts 2014 to 2017), and the City's tract outlines put them along Rainbow Drive, Orange Blossom, Peach Blossom, Primrose, Poppy and Aster.
The flower streets were only the start. Normandy Hills Units No. 1 and 2 and James Town filled the blocks toward Prospect Road with Normandy Way, Newcastle, Waterford and Jamestown drives, Leeds Avenue and Donegal Drive. North of Rainbow Drive, Tract 2999 (June 1961, also within San Jose, surveyed by Mackay & Somps) laid out Squirewood Way, Scotland Drive, Lockford Court, Hollanderry Place and Hollyhead Lane; its map already shows land of the State of California along the northeast side, with no access from the lots backing onto it. That strip is where Highway 85 runs now.
The whole block changed cities at once. The City's annexation records put 889 of the 939 lots in the San Jose-Cupertino Reorganization, effective July 1, 1979, with most of the rest added in small Stelling Road and Rainbow Drive annexations in the 1980s. The last new streets came in the same decade: Garden View Terrace's small-lot courts in about 1981, Wildflower Court in about 1982, and Berland Court, West Hill Court and the Donegal Drive infill in the mid-1980s (City year-built data).
streets and homes
The streets and the houses
Stelling Road and De Anza Boulevard frame a grid of tract streets. South of Rainbow Drive are the flower streets, Orange Blossom, Peach Blossom and Plum Blossom drives, Primrose and Poppy ways, Aster Lane and Court, Rose Garden Lane, Wildflower Way and Flower Court, then Normandy Way, Newcastle Drive, Waterford Drive, Jamestown Drive, Leeds Avenue, Donegal Drive, Galway Drive and Barnhart Place toward Prospect Road. North of Rainbow, Crestline Drive, Shadowhill Lane, Candlelight Way, Kingsbury Place, Scotland Drive, Squirewood Way, Hollanderry Place, Hollyhead Lane and Lockford Court fill the triangle up to Highway 85. Oak Meadow Court and Seeber Court sit just west of Stelling Road at Rainbow Drive.
Lots are very consistent: the median is about 6,250 square feet and 80 percent fall between about 6,000 and 7,400, nearly all zoned R1-6. The houses are mostly late-1950s and 1960s tract houses (median year built 1963), and only about 4 percent of lots carry a year built of 2000 or later, so original houses, remodels and the occasional rebuild share most blocks. The City's parcel layer has no floor area or stories, so check size and layout listing by listing.
Two pockets have their own rules. Seven lots on Shadowhill Lane are in the City's single-story overlay (R1-6i). Garden View Terrace's 41 lots of about 1,700 to 2,100 square feet on Garden Terrace Drive and Garden Crest, Garden Manor and Garden Place courts, and Wildflower Court's 13 lots, are zoned P(R1C), a planned-development cluster zone, and the City's HOA layer lists Garden View Terrace as an association. No lot is in a FEMA flood zone at its center or touches a CAL FIRE Fire Hazard Severity Zone.

nerd notes
Buying or selling in Springarden: what we check
Buying here
- Ask which city issued the permits. Nearly every lot here was in San Jose until July 1, 1979, so older permits and plans may be in San Jose's records. Have the inspector look at the electrical panel, plumbing, sewer lateral and any additions, and expect the federal lead-paint disclosure on houses built before 1978.
- On Shadowhill Lane, check whether the lot is in the single-story overlay (R1-6i) and ask the City what it allows before planning a second story.
- Garden View Terrace and Wildflower Court lots are planned-development cluster lots: read the association documents, current dues and rules on exterior changes.
- Read the recorded tract map with the title report. The 1957 Springarden map marks public utility, sanitary sewer and storm drain easements and building setback lines, and the 1961 map adds wire-clearance and anchor easements for utility poles; any of them can limit additions and ADUs.
- If the lot backs onto Highway 85 or South De Anza Boulevard, visit at different times of day before deciding.
Selling here
- Name the tract. Springarden, Normandy Hills, James Town or the tract number on the title report tells buyers how the lot was laid out.
- With lots this uniform, the house is the difference: document remodels, additions, roof, windows, electrical and plumbing with permits, including San Jose records from before 1979.
- If the lot is in the single-story overlay or a cluster association, say so up front and have the documents ready.
- Give walking distances to Hoover Park, Three Oaks Park, the De Anza Boulevard bus stops and the Highway 85 on-ramp.
