The Bedroom Math

How much does one more bedroom cost? Bedroom Math reads 180 days of sales in a city, live from the MLS, and lines up the median sale price for each bedroom count, the step to the next one, and what the extra space cost per square foot.

  • sales read…last 180 days
  • median sale price…all bedroom counts
  • median $ per sq ft…of those sales
  • the next bedroom…from the most common size

the ladder

What each bedroom costs in San Jose

Each bar is the median sale price of homes with that many bedrooms over the last 180 days. The orange-underlined figure is the step up from one fewer bedroom. Grayed rows had fewer than 10 sales.

    The numbers

bedroomssalesmedian pricemedian sq ftmedian $ per sq ftstep from one fewer

Sale prices from the MLS, repeat records removed. Bedroom counts and square feet are as reported in each listing. A bigger bedroom count usually comes with more square feet and often a bigger lot, so the step reflects the whole home, not the room alone.

    the step

What the next bedroom really buys

Pick a step. The ledger compares the two groups’ median prices and sizes, and divides the price step by the added square feet.

Cost per added sq ft = the difference in median price ÷ the difference in median living area. When it’s well above the city’s median $ per sq ft, buyers are paying a premium for the extra bedroom itself; when it’s below, the bigger homes are a better buy per foot.

    the nerd check

Bedrooms are a label; space is the product

    If you’re buying

    • Price the space, not the labelThe step to the next bedroom usually buys more square feet and often a bigger lot. Compare the cost per added square foot with the city’s median $ per sq ft before you stretch.
    • Check that a bedroom is a bedroomA room sold as a bedroom should meet the building code for sleeping rooms, including an emergency escape window. Ask for permits on any added or converted bedroom.
    • Need an office more than a bedroom?A den, a home office or an ADU can be the cheaper way to get the room. The Feature Finder searches listings for all three.

    If you’re selling

    • Count bedrooms the way they’ll be checkedList only rooms that qualify as bedrooms, and call dens and offices what they are. Buyers’ agents, appraisers and inspectors look.
    • Before you add a bedroomCheck the permit path and what the next bedroom count sold for nearby. The Build Lab covers ADUs, SB 9 and what your lot can hold.
    property nerd note

Bedroom counts are a shorthand buyers search by, but price follows space, layout, lot and location. Use the step as a starting point, then look at the specific homes behind it; we’re glad to pull them for your street.

    questions

    Questions we hear

Where do the numbers come from?

Homes sold in the city over the last 180 days, from the MLS through our IDX feeds, read live each time the page loads. Repeat records from different feeds are removed, and homes without a bedroom count are left out.

Why can the step be negative?

Small groups and mixed neighborhoods can make a larger home sell for less at the median, for example when most 5-bedroom sales are in a lower-priced area. Check the sale counts; under 10 sales, treat the step as rough.

What is cost per added square foot?

The difference in median price between two bedroom counts, divided by the difference in their median living area. It shows what the extra space cost, so you can compare it with the city’s overall $ per sq ft.

Does the page count condos and houses together?

No. Pick houses or condos and townhomes; they’re counted separately because their prices and sizes differ so much.

    How often does it update?

Each time the page loads. Your browser keeps a copy for 15 minutes, shared with the Budget Lab, so switching is quick.
