the story

How Fairway Glen came to be

This corner of Santa Clara was once part of Rancho Ulistac, an 1845 land grant that ran from the Alviso shoreline south between the Guadalupe River and Saratoga Creek. In the 1850s James Lick built a flour mill and, in 1858-60, an Italianate mansion beside the river about a mile southeast of here. Lick Mill Boulevard, the eastern boundary, carries the mill's name.

The neighborhood's name comes from a single recorded subdivision, the Fairway Glen tract, whose 221 single-story ranch houses carry 1960 build dates in county records. Its streets read like a postwar pro-golf leaderboard: Hogan, Snead, Demaret, Nelson, Mangrum, Armour and Burke, plus Eisenhower Drive and Vista Club Circle. Kathryn Hughes Elementary opened next to the tract in 1964. A second round of building in the 1970s added townhomes on Plaza Corona and Calle de Primavera (1972 and 1978) and a 1976 single-family tract on Spanish-named avenues such as Avenida de Lago and Avenida de los Arboles.

The last big pieces came along Lick Mill Boulevard. In 1987 the city circulated a draft environmental impact report for a 'Fairway Glen Development' on Tasman Drive: up to 2,200 studio, one- and two-bedroom units, up to 170,000 square feet of commercial space including a small library, and a 9-acre public park on 105 acres. County records show four large apartment communities on the Lick Mill side of the neighborhood built between 1993 and 2003; how closely they follow that 1987 plan is not in the public summary.

streets and homes

The streets and the houses

The 1960 tract fills the south half, between Hope Drive and Fairway Glen Drive, on a tidy grid of short streets: Hogan, Snead, Demaret, Nelson, Mangrum, Armour, Burke and Eisenhower, with Vista Club Circle. County records list 218 of its 221 houses as one story, about half with three bedrooms and most of the rest with four, on lots of roughly 5,660 square feet, nearly all with a two-car garage in county records. Expect a one-story ranch house as the starting point, in every state from original to redone.

North of Fairway Glen Drive, around Fairway Glen Park and Hughes Elementary, the 1976 single-family tract (about 185 houses, with 20 more from 1979) uses Spanish street names: Avenida de Lago, Avenida de los Arboles, Avenida de las Flores, Avenida de Carmen, Corte Primavera and Nantucket Circle. These lots run larger, typically 6,100 to 8,300 square feet, and about 30% of the houses are two-story. Townhome groups from 1972 and 1978 line Plaza Corona, Avenida de los Alumnos, Calle de Primavera, Avenida de Guadalupe and Plaza Escuela, with a 1981 group on Hogan Drive and a 2007 group on Payne Place.

Along Lick Mill Boulevard the scale changes to large apartment communities: county records show buildings with 634 units (1993), 252 units (1998), and 71 and 148 units (2003). Across Tasman Drive to the north, the city's Tasman East plan area is slated for mid-rise and 12-story apartment buildings, some approved and one under construction (city project map), so this is a neighborhood of 1960 ranch houses with a changing skyline next door.

nerd notes

Buying or selling in Fairway Glen: what we check

Buying here

  • Plan for stadium days. Levi's Stadium is about half a mile away; check the event calendar, local parking rules and how your street handles game-day traffic before you commit.
  • Check the flood zone for the exact parcel. FEMA's current layer (September 2024) shows almost all of the neighborhood as zone X with reduced flood risk due to a levee, and four parcels in zone AH. Zone X is not a special flood hazard area, but flood insurance is still available and worth pricing.
  • Expect 1960 systems in the original tract: ask about the electrical panel and wiring, any original plumbing, the heating system, and scope the sewer lateral. The 1976 houses are newer but now nearly 50 years old.
  • For townhomes, read the HOA documents: reserves, roof and siding history, and what the association maintains.
  • Watch the construction pipeline north of Tasman Drive. The city's project map lists approved and under-construction apartment buildings in the Tasman East plan area, including about 600 units in three 12-story towers at 2200 Calle de Luna.

Selling here

  • Say which tract you are in: the 1960 Fairway Glen tract and the 1976 tract are different houses on different lot sizes, and buyers compare them separately.
  • Document remodels and additions with permits and final sign-offs.
  • Show the walk to Lick Mill light rail and the Great America train station; both are close enough to matter to commuters.
  • If your parcel is in zone X behind the levee, include the FEMA map printout so buyers do not have to guess.
