the story

How Crocker came to be

Crocker's streets were laid out early. The city's General Plan environmental report says that as a small community and railway station grew near John Daly's dairy ranch, Daly subdivided his property in 1907 in the area known today as the Crocker neighborhood. The city's history page adds that streets were quickly laid out and that streetcars from San Francisco stopped at Daly's Hill; the city incorporated in 1911. The city's address records still file about 1,100 Crocker addresses under Crocker Estate Tract No. 1 and No. 2, with smaller recorded names such as Concordia Land Company on Frankfort St, Lindhome Manor, Homestead Realty Co., Parkview Terrace and Whittier Terrace.

The housing still shows that start. Census estimates for 2020-2024 put the median year built at 1941 for the tract that holds the old grid, with about half of its homes built in 1939 or earlier; of its roughly 1,300 homes, about 720 are detached and about 500 are single-family houses attached to a neighbor.

The eastern and southern edges filled in much later, on San Bruno Mountain's north slope. Planned developments there include Pointe Pacific along Pointe Pacific Dr, Green Ridge Dr and Mountain View Dr; Village in the Park on Greenview Dr, City View Dr and Tree View Dr and their lanes; and the Bella Vista condos on the San Antonio, San Gabriel and San Luis circles. Census estimates put the median year built at 1981 for the eastern tract, with the 1980s its biggest building decade. The name, by the way, is shared with San Francisco's Crocker-Amazon district across the county line; this guide covers only the Daly City side.

streets and homes

The streets and the houses

The old grid is tight and regular: Hanover, Winchester, Brunswick, Peoria and Irvington streets and Risel Ave, crossed by Templeton, Evergreen, Crocker and Roosevelt avenues, with Acton St, Oliver St and Whittier St near the San Francisco line and Bellevue Ave and Frankfort St climbing east. Crocker Ave is the through street, running from Mission St up toward the mountain at South Hill Blvd.

The city's parcel map shows about 1,950 parcels zoned R1 single-family, with a median lot of about 2,500 sq ft (middle half about 2,450 to 2,900 sq ft, by our measurement), so houses sit close together and close to the street. Small R2 and R3 pockets on Peoria St, Bellevue Ave, Templeton Ave, Irvington St and Wellington Ave are zoned for two units or more, and the Mission St frontage is zoned commercial mixed use. On lots that narrow, setbacks and permit history matter as much as square footage on paper.

The newer enclaves look different: condo and townhouse groups on planned-development parcels that are typically well under 2,000 sq ft, each with its own association. Pointe Pacific has about 350 parcels and Village in the Park about 300 in the city's parcel map, and the Bella Vista circles about 250. Public maps mark Pointe Pacific Dr as a private road.

nerd notes

Buying or selling in Crocker: what we check

Buying here

  • Old houses on small lots: in a grid where about half the homes predate 1940 (Census estimate), check the foundation, electrical, sewer lateral and the permit history of any added room, garage conversion or in-law unit.
  • Check the elementary district by address: the east side (Bella Vista circles, Village in the Park, Greenview Dr, City View Dr, South Hill Blvd) is in the Brisbane School District, the rest in Jefferson Elementary.
  • For Pointe Pacific, Village in the Park and the Bella Vista circles, read the association's CC&Rs, budget and reserve study, check current dues, and ask how private roads and gates are maintained.
  • Mountain-edge hazards, stated plainly: CAL FIRE's 2025 map puts streets such as South Hill Blvd, Greenview Dr and Jameston Ln in a Moderate fire hazard severity zone, and the state's earthquake-induced landslide zones touch open slopes plus parts of Ocean View Ave, Templeton Ave and Crocker Ave. Check the parcel; work in a mapped zone can require a geotechnical report.
  • At the county line, a few addresses on Acton St, Hanover St, Oliver St and Brumiss Ter fall in a San Francisco ZIP area on Census maps; confirm the mailing address and that the parcel is on the Daly City side.
  • ADU and SB 9 options depend on the zone and lot; on lots of about 2,500 sq ft, check the city's current standards before you count on extra space.

Selling here

  • Tell the story of the lot and the age: Crocker's 1907 start, the parcel size and the permit history answer buyers' first questions.
  • State the school district and say to verify it; the Jefferson and Brisbane split runs through the east side.
  • Pull comparable sales by home type and street. Listing records split this area among several names (Crocker, Pacific Pointe, Bella Vista, Concordia, Village Park), and condos, townhouses and detached houses price differently.
  • For condos and townhouses, order the association's resale documents early, and have the natural hazard disclosure ready for mountain-edge streets.

faq

Crocker questions, answered

Is Crocker the same as Crocker-Amazon?

No. Crocker-Amazon is a San Francisco district on the other side of the county line, covered in our Excelsior & Outer Mission guide. Crocker here is the Daly City planning area between Mission St and Bellevue Ave, south of the line.

How old are the homes?

In the old grid, Census estimates put the median year built at 1941, with about half the homes from 1939 or earlier. On the eastern side, around Village in the Park and the Bella Vista circles, the median is 1981.

Which school districts serve Crocker?

Jefferson Elementary for about four of every five addresses, Brisbane School District for the east side, and Jefferson Union High School District for grades 9-12. Boundaries change, so check the exact address with the district.

Are there HOAs?

Yes in the planned developments: Pointe Pacific, Village in the Park and the Bella Vista circles each have an association. Houses in the old grid sit on their own lots; check the title report for any association or recorded restrictions.

Where does Crocker end and Hillside begin?

On the city's planning map, roughly at Brunswick St east of Mission St, then along the line of Lausanne Ave and Mountain View Dr: the Pointe Pacific condos are Crocker, and the blocks south and west of them are Hillside.

How far is BART?

About 1.0 mile straight-line from the middle of Crocker to Daly City BART, and about 1.2 miles to Balboa Park BART in San Francisco.
