the story
How Almaden Lake & Sunrise Almaden came to be
The lake came first. A 2018 Regional Water Board memo says Almaden Lake formed around 1950-1960, when a levee along Alamitos Creek was breached and the creek filled old gravel quarry pits and a meadow beside it. The lake covers about 32 acres, and the old pits run as deep as 43 feet. The creek still flows through it, carrying sediment from the New Almaden mercury district upstream, and public health advisories have limited eating fish from the lake and the creek since 1987. Valley Water has proposed separating the creek from the lake; its draft environmental report came out in December 2019. Ask the agency about the project's current status.
The houses came in waves after San Jose annexed the land. City annexation records show "Almaden No. 1" taking in the Sunrise Almaden blocks between the expressway, Redmond Ave and Camden Ave on February 15, 1960, and listing records date homes on Lillian Way and Vegas Dr to 1962 and 1963. The Fleetwood Dr blocks followed (a 1966 listing), and the Cross- street loops north of Redmond Ave sit on land annexed in May 1978. Condominiums filled the north end: the Lake View condos on La Terrace Cir date to 1985, and the Park Almaden condos on Lake Almanor Dr and its neighbors date to 1994, both in listing records.
The name is really several names. The City's neighborhood map splits the area into "Almaden Lake" (Coleman Rd to Redmond Ave) and "Sunrise Almaden" (Redmond Ave to Camden Ave). The MLS uses Almaden Lake for the condo blocks around Coleman Rd, Park Almaden for the condos north of it, and Sunrise Almaden for the streets south of Redmond Ave. Map data labels the Cross- loops Almaden Hills Estates. This guide treats them as one place.
streets and homes
The streets and the houses
Sunrise Almaden is a tight grid of early-1960s streets between Almaden Expwy, Redmond Ave and Camden Ave: Lillian Way, Vegas Dr, Menlo Dr, Tamalpais Ave, Cloverhill Dr, Cloverbrook Dr, Farm Hill Way, Rafael Dr and Montana Ct, with Wallace Dr and Meadowood Dr along the creek. Recent listings show single-story homes of about 1,470 sq ft on lots of about 5,700 to 6,800 sq ft. Holly Oak Cir, Silver Oak Ct and Camber Tree Ct are private townhome streets inside the grid.
North of Redmond Ave, Fleetwood Dr and Mazzone Dr run along Alamitos Creek toward the lake, and the Cross- streets (Crossview Cir, Crossmont Cir, Cross Springs Dr and the Crossbow, Crossbrook, Crossfield, Crosspoint and Crosswind courts) loop around the base of a hill on lots of about 8,400 sq ft. Don't confuse them with Crossgates Ln on the other side of the expressway; that is a different neighborhood. The hill itself is an unincorporated county island of about 227 acres, reached by private Old Quarry Rd.
The north-east corner is mostly attached housing. La Terrace Cir holds about 400 condominium parcels, a cluster of small-lot homes sits on private lanes such as Admiralty Pl, Buffett Pl and Fairhope Pl, and an apartment complex sits on Almaden Lake Dr. North of Coleman Rd, the Park Almaden condos line private streets named for California lakes (Lake Almanor Dr, Lake Tahoe Ct, Mono Lake Ct, Bridgeport Lake Way), next to Windsor Hills Cir townhomes and single-family houses on Furlong Dr, Hillview Ave and Bimmerle Pl. Single-family houses also line Foothill Dr, Bowen Ave and Miracle Mountain Dr.

Buying or selling in Almaden Lake & Sunrise Almaden: what we check
Buying here
- Check the flood zone first. FEMA maps about 420 parcels here, mostly on the Sunrise Almaden streets near the creek (Wallace Dr, Lillian Way, Redmond Ave, Holly Oak Cir, Fleetwood Dr, Cloverbrook Dr), in Zone AE, where lenders usually require flood insurance. The rest is mostly Zone D, meaning flood risk has not been studied.
- The whole outline is inside the City's Wildland-Urban Interface map. Read the fire-hazard and natural-hazard disclosures, ask about defensible-space work, and get insurance quotes early.
- State maps put about half the parcels in a liquefaction zone (the flat streets) and the hillside condo blocks in a landslide zone, and the City's Geologic Hazard Zone covers about 57% of the outline. Ask whether a geologic review applies before you add on.
- For condos and townhomes (La Terrace Cir, Park Almaden, Holly Oak Cir and the private lanes), read the HOA budget, reserve study and rules, and check current dues; several of these streets are private and maintained by the association.
- The golf-course hill and Old Quarry Rd are unincorporated county land with county planning and permits, even with a San Jose address. The homes are in the city, but confirm jurisdiction by parcel on edge lots.
Selling here
- Have the flood-zone determination and any elevation certificate ready if your house is on a Zone AE street; buyers' lenders will ask.
- Pick comps by product: a 1962 ranch on Vegas Dr, a Cross- loop house, a gated townhome and a Park Almaden condo are four different markets that share a name.
- Gather permits for additions, enclosed garages and solar on 1960s houses before listing.
- Prepare the wildfire and natural-hazard disclosures early; the whole area is on the City's Wildland-Urban Interface map.

faq
Almaden Lake & Sunrise Almaden questions, answered
Is Almaden Lake a real lake?
Yes, but a man-made one. It formed around 1950-1960 when Alamitos Creek filled former gravel quarry pits, and it covers about 32 acres of the City's 62.76-acre park.
What is the difference between Almaden Lake, Sunrise Almaden and Park Almaden?
The City's map calls the blocks from Coleman Rd to Redmond Ave Almaden Lake and the grid from Redmond Ave to Camden Ave Sunrise Almaden. Park Almaden is the 1990s condo community on the lake-named streets just north of Coleman Rd. The MLS uses all three names.
When were the homes built?
Listing records show 1962-63 for the Sunrise Almaden ranch homes, 1966 on Fleetwood Dr, 1985 for the La Terrace Cir condos and 1994 for the Park Almaden condos. The Cross- loops came after the City annexed that land in 1978.

Which school district serves it?
San Jose Unified for all grades, across the whole outline. Check the exact address with the district, since attendance boundaries change.
Is any of it unincorporated?
Only the hill with the private golf course and Old Quarry Rd, about 227 acres of county land. The streets with homes are inside San Jose city limits.
