the story
How Orange Park & Mayfair Village came to be
Some blocks here predate the city. The story map says the Miller & Lux cattle firm founded the settlement of Baden in the 1850s, a small village between El Camino Real, then the County Road, and the future railroad, with a tavern and stage stop called the 12 Mile House and dairies nearby. The railroad laid its track through the firm's land in 1863 with a flag stop called Baden, and Southern Pacific had a passenger depot there by 1881. The city's subdivision layer still records the 'Town of Baden' tract from before 1900: today's A, B and C Streets, 1st and 2nd Streets and the west end of Orange Avenue.
Orange Memorial Park took shape in the 1920s and 30s on low ground the story map says was known as The Willows. The South San Francisco Land and Improvement Company deeded 20 acres for a public park in 1925; in 1933-34 Works Progress Administration crews cleared the 28-acre site and dug the channel that fixed Colma Creek's course, and the company deeded another 7.8 acres in 1934. The Eternal Flame sculpture honoring veterans, placed at City Hall in 1963, moved to the park in 1984, and South San Francisco High School opened its B Street campus in 1951.
Most of the houses came after World War II. Mayfair Village (four tracts) and Francisco Terrace were recorded in 1940-1959, filling the land south of Colma Creek to South Spruce Avenue, and Parcplace added Idlewood Drive and Amberwood Circle in 1980-1999. BART opened under the west side in 2003 with the Centennial Way linear park above it in 2009, and since 2021 the city has built a stormwater capture system under Orange Memorial Park and started a new aquatic center beside the 1970 Orange Pool.
streets and homes
The streets and the houses
The streets are flat and regular. Mayfair Village fills the land between Colma Creek, South Spruce Avenue and the BART line: Myrtle, Mayfair, Cherry, Mulberry, Toyon and Sycamore Avenues in the first tract, Magnolia and Manzanita Avenues in the second and Fir Avenue in the third. Francisco Terrace, near the south tip, is Francisco Drive with Wilms, Portola, Sonora and Ramona Avenues. By El Camino Real are the Town of Baden blocks (A, B and C Streets), El Cortez Avenue and the Antoinette Lane apartments, and north of the creek Parcplace's Idlewood Drive, Idlewood Court, Amberwood Circle, Mahogany Drive and Bay Court sit against the park.
County parcel records inside the outline count about 810 single-family parcels, 24 with a recorded ADU, about 40 parcels with two to four units and about 40 apartment parcels, most of them in the Antoinette Lane complex. The tract lots are very even: measured from the county parcel map, the median single-family lot is about 4,600 square feet and the middle half runs only from about 4,200 to 4,850. The older Baden blocks are smaller, about 3,700 square feet at the median, with more duplexes.
Zoning tells you where change can happen. The city's zoning map puts the tracts in RL-8 (Low Density Residential), the Baden blocks in RM-22 (Medium Density Residential), the El Camino Real frontage in a T5 Corridor district and the Antoinette Lane apartments in a high-density residential district. Across South Spruce Avenue, and on a few Mayfair-edge parcels, the map now shows the Lindenville specific-plan districts, where the city plans housing and mixed uses on former industrial land.

Buying or selling in Orange Park & Mayfair Village: what we check
Buying here
- Check the flood zone first. On FEMA's current maps, Francisco Drive, Sonora Avenue and Portola Avenue lots are largely in Zone AH (shallow ponding), and the strip along Commercial Avenue, Circle Court, Tennis Drive and Orange Avenue by Colma Creek is Zone AE; lenders require flood insurance in both. Most of Mayfair Village is Zone X. Ask for an elevation certificate.
- About three quarters of the residential parcels here are inside the state's 2021 liquefaction zone, including most of Mayfair Village, Parcplace, Francisco Terrace and Antoinette Lane. Read the natural hazard disclosure and ask what foundation type the house has.
- Look at what is planned next door. The city's zoning map shows Lindenville specific-plan districts across South Spruce Avenue and on a few Mayfair-edge parcels, and a T5 Corridor district along El Camino Real; ask the Planning Division about projects near the lot.
- Post-war tract houses are often due for electrical, roof and sewer-lateral work; confirm permits for added bedrooms, garage conversions and ADUs.
- On the A, B and C Street blocks, confirm the legal unit count of duplexes and second units with city and county records.
Selling here
- Lead with the location: Orange Memorial Park, Centennial Way and two BART stations within about 1.4 miles (straight-line).
- Have the flood answer ready: name the FEMA zone, and if the lot is AH or AE, provide an elevation certificate and current flood insurance details.
- Disclose the liquefaction zone plainly and share any foundation or retrofit work.
- Document permits for additions and ADUs; tract buyers compare floor plans closely.
