the story
How Fair Oaks Park came to be
No registered neighborhood association uses the name Fair Oaks Park. We borrow it from the 15.3-acre city park on North Fair Oaks Avenue, because the area's official labels are planning terms. The City's specific-plan map calls the blocks around Fair Oaks Avenue, Wolfe Road and Arques Avenue 'Fair Oaks Junction' and the blocks east of Wolfe between Duane Avenue and Stewart Drive 'East Sunnyvale'. Real estate maps and listing records use a broader area name, 'East Murphy'.
A good share of this area is still industrial: in our grid check of the City's zoning map, about half of it is MS industrial and service zoning. The same map shows Industrial to Residential (ITR) designations over several of the residential blocks. That program grew out of Sunnyvale's 1993 Futures Study and lets owners of designated industrial sites convert them to homes; once a site converts, it cannot go back. The listing records we checked are recent, with townhomes built in 2011 on Santa Rosalia Terrace and in 2015 and 2016 on Santa Diana Terrace.
Victory Village is the exception: a few blocks between Fair Oaks Avenue, East California Avenue, Bartlett Avenue and the Caltrain tracks. Sunnyvale Heritage Park Museum lists 'World War II Victory Village cottages' among the city's local building types, and the Victory Village Neighbors Association, established in 1992 and registered with the City, reports about 150 households.
streets and homes
The streets and the houses
Fair Oaks Junction, between Fair Oaks Avenue and Wolfe Road from Maude Avenue down to Arques Avenue, is a cluster of planned townhome communities on private terraces such as Santa Diana, Santo Domingo, Santa Elena and Charles Morris terraces. Community names on the map include Arques Place, which has its own HOA clubhouse and open space, Classics at Fair Oaks, Fair Oaks Collection, Lotus Homes and Santa Elena. A 2016 four-bedroom townhouse on Santa Diana Terrace in listing records has about 1,781 square feet and is part of a planned development with an HOA. Apartment communities include Avana Sunnyvale on Wolfe Road and Onizuka Crossing near Maude Avenue.
East of Wolfe Road, the East Sunnyvale blocks between Duane Avenue and Stewart Drive mix townhomes and apartments around De Guigne Drive, Indian Wells Avenue and Santa Real Avenue, with short terraces such as Santa Rosalia, Saint Remi, Crestline and San Sierra. A 2011 two-bedroom townhouse of about 1,322 square feet in the Fusion community on Santa Rosalia Terrace appears in listing records; Redwood Place on Indian Wells Avenue is an apartment community. Between these clusters, Stewart Drive, Arques Avenue and De Guigne Drive are still lined with offices, light industry and storage.
Victory Village is the one single-family pocket. Its streets run alphabetically, Acacia, Birch and Cedar avenues, between Fair Oaks Avenue and Bartlett Avenue, and the City zones them R-0 for single-family homes. We did not find a listing record with a build date here, so check each house's age and permit history.

School districts
About four-fifths of the residential land here, in our sample, is in the Sunnyvale School District (K-8) and the Fremont Union High School District on the California Department of Education's 2025-26 map, including Victory Village, Fair Oaks Junction and the blocks around De Guigne Drive; listing records for Santa Diana and Santa Rosalia terraces show the same. Buying or selling in Fair Oaks Park: what we check
Buying here
- Read the HOA documents for any townhome or condo: CC&Rs, budget, reserve study, insurance and rental rules. Check current dues and any special assessments.
- Look at what is next door. About half of this area is still industrial and service zoning, so check truck routes, operating hours and any pending planning applications near the home; ITR sites can keep converting to housing over time.
- Confirm the school district by exact address; the state map shows Santa Clara Unified near Lawrence Expressway and Sunnyvale and Fremont Union elsewhere.
- Check FEMA's current flood map. The City's flood-zone layer shows a shallow-flooding (AO) zone along the south side of Duane Avenue east of Britton Avenue.
- In Victory Village, older cottages deserve a careful inspection of the foundation, electrical, plumbing and sewer lateral, plus a permit check on any additions; pre-1978 homes come with a federal lead-paint disclosure. Victory Village also sits between Central Expressway and the Caltrain tracks, so visit at different times of day.
Selling here
- Use the community name (for example Arques Place or Fusion) in the listing; real estate maps and listing records otherwise use the broad 'East Murphy' area name.
- Have the HOA packet, reserve study and any assessment history ready before you list.
- For a Victory Village cottage, gather permits for past additions and any records of the original build so buyers and appraisers count the same square footage.
- Publish real walking distances to Fair Oaks Park, Muwékma Park and the Sunnyvale Caltrain station rather than straight-line figures.
