the story
How Miller Avenue & Castlewood came to be
This is the part of Gilroy that filled in between the old town and Santa Teresa Boulevard once the orchards went. The city's history page describes prune, cherry and apricot orchards around Gilroy until the early 1960s, when row crops took over; county build years here start in earnest in 1963 and run into the early 1980s, and about 38% of today's single-family-coded houses date from the 1970s alone.
The recorded tracts line up with those years. County records give 1963-75 for Westwood Dr, Driftwood and Kentwood (filed as Westwood Acres in listing records), 1972-76 for Third St, Hacienda Dr and Santa Barbara Dr, 1973-75 for San Miguel, Santa Paula and Santa Maria, 1975-76 for Ortega Cir, 1976-77 for Laurel Dr with Sequoia and Spruce, and 1980-83 for Hoxett St, Hagen Ct, Crawford Dr and Thayer Ct off Wren Avenue. Listing records file the Santa Paula Dr, Filice Dr and Ortega Cir streets as Castlewood Park and the Miller Ave and Kipling Cir streets as Miller Avenue.
The one large break from that pattern is the 2005 tract on Kipling Cir, Tennyson Dr and Dickens Way, just south of First St (Oak Commons in listing records): about 137 two-story homes on R-3 lots of about 3,000 sq ft. South of the guide, Uvas Creek and its parklands mark the edge: Christmas Hill Park, its ranch site and the Dennis Debell Uvas Creek Park Preserve sit just across Uvas Park Drive.
streets and homes
The streets and the houses
Miller Avenue runs due south from First Street to W. Sixth Street and then bends southwest toward the creek. West of it, Third Street and Wren Avenue are the collectors, with El Roble Elementary on Third Street and El Roble Park on Wren Avenue; east of it, Filice Drive, Perrelli Street and the short streets off Princevalle Street fill the blocks toward downtown. Santa Theresa Drive (spelled with an h) inside the area is a different street from Santa Teresa Boulevard on the west edge.
About four in five houses are one-story ranch homes, mostly from the 1960s and 1970s, on lots of about 6,900 to 8,400 sq ft; about one in five single-family-coded parcels is two stories, mostly in the 1980s and 2005 tracts. R-1 zoning covers about 1,390 parcels and R-3 about 290. About 250 parcels carry planned-unit-development (PUD) numbers in the city's parcel data, mainly the newer tracts, so recorded CC&Rs are possible.
First Street (Highway 152) on the north edge carries C-3 commercial parcels, so the blocks just south of it mix houses with shops and offices. Toward the creek, the streets off Uvas Park Drive (Hersman Dr, Clark Way, Crawford Dr, Thayer Ct) sit at the foot of the creek corridor.

Buying or selling in Miller Avenue & Castlewood: what we check
Buying here
- 1960s-80s houses: check roof age, the electrical panel, original plumbing and the sewer lateral, and ask for permits on any garage conversion or addition.
- PUD tracts: about 250 parcels here carry planned-unit-development numbers in city records. Read any CC&Rs and ask whether there is an HOA and what the current dues are.
- Flood map: about 89% of residential parcels are in FEMA's shaded Zone X (0.2% annual chance) and the rest in unshaded X; a 2010 map revision (LOMR 11-09-0419P) covers parts of the area. For lots near Uvas Creek, pull the current map.
- Fire map: the city's 2025 fire hazard severity zone map (adopted by Ordinance 2025-05) puts about 165 parcels on the southwest side (Crawford Dr, Hersman Dr, Ayer Dr, Hoxett St and nearby) in a Moderate zone. Check the address and what it means for disclosures and insurance.
- ADUs and lot splits: about four in five parcels are R-1, typically around 7,000 sq ft; confirm setbacks, utilities and any CC&R limits with the city before counting on a second unit.
Selling here
- Name the tract and build year from county records and say whether the house is one story; buyers here compare tract to tract.
- Have permits ready for additions, garage conversions, re-roofs and solar.
- If the house is near Uvas Creek or in the Moderate fire-zone strip, hand buyers the map pages early.
- Give approximate distances to El Roble Park, Christmas Hill Park and the creek trails.
