the story
How Rivermark came to be
For more than a century this land belonged to Agnews, a state hospital founded in 1885 on part of the old Rancho Ulistac grant near the settlement of Agnew. After the hospital was rebuilt following the 1906 earthquake, its west campus was laid out like a college campus of two-story Mission Revival buildings, and it ran its own farm and power plant. The state wound the west campus down in the mid-1990s and in 1996 put its 295 acres up for sale. About 82.5 acres went to Sun Microsystems (now Oracle) for its headquarters, and the Agnews site was listed on the National Register of Historic Places in 1997.
The other 152 acres became Rivermark. The city began environmental review of the Rivermark-Agnews West Campus Master Plan in 1999; that notice described 2,308 homes, about 200,000 square feet of commercial space, R&D space, and public facilities including a school, a fire station, a library and a park. The city approved the developers' plans in September 2000, and three builders started construction in 2002.
County records show most homes finished between 2002 and 2006. The public pieces followed: Don Callejon School opened in 2006, and the Northside Branch Library opened at 695 Moreland Way in August 2014, after a delayed and disputed funding process.
streets and homes
The streets and the houses
Rivermark is built as a set of named neighborhoods, each from one builder: The Arbors and The Park by Centex, The Promenade and The Greens by Lennar, and The Landings and The Glen by Shea, plus later additions such as Toscana at Rivermark. Lick Mill Boulevard and Rivermark Parkway carry through traffic; inside are short streets, lanes, places and circles such as Garrity Way, Harrigan Drive, Fitzpatrick Way, Donegan Way and Kelley Way.
The houses are compact and vertical. County records list about 1,410 townhome and small-lot house parcels, about two-thirds of them two-story and one-third three-story; three bedrooms is the most common size, then four. Lots are mostly 1,300 to 3,500 square feet, so private outdoor space is a patio, side yard or balcony, and the shared parks do the work of big back yards. About 466 condominiums (2005-06) sit in buildings near Lafayette Street and near the river, and apartment communities, the largest with about 450 units, fill several blocks.
Expect homeowners association membership with most purchases, and ask whether both a master association and a neighborhood or building association apply. The architecture is consistent within each builder's neighborhood, so check the association's rules before planning exterior changes.

Buying or selling in Rivermark: what we check
Buying here
- Read the HOA documents for every layer that applies: master association and any neighborhood or condominium association budgets, reserve studies, insurance, rules on rentals and exterior changes, and any special assessments. Twenty-year-old buildings are reaching roof, paint and siding cycles.
- Ask the title company and the seller whether the parcel carries any special taxes or assessments beyond the base property tax, and get the amounts in writing.
- Check the flood zone for the exact unit. FEMA's current layer (September 2024) shows nearly all of Rivermark as zone X with reduced flood risk due to a levee; that is not a special flood hazard area, but flood insurance is available and worth pricing.
- Look at what may be built nearby. Oracle put about 40% of the former Sun campus across Agnew Road up for sale in 2022, and a housing plan for that land was proposed in 2024; the Tasman East area north of Fairway Glen is also planned for mid-rise and 12-story apartments. Check the current status of both.
- With small lots and shared walls, visit at different times of day for noise from Montague Expressway, Lafayette Street and neighbors, and check which units back onto the busy edges.
Selling here
- Name the builder neighborhood and floor plan (for example The Landings or The Glen); buyers compare plan to plan inside Rivermark.
- Order the HOA resale documents early and disclose any pending assessments or exterior projects.
- Show the walk to Rivermark Village, the library, the parks and Don Callejon School in plain distances; in a small-lot community those shared spaces are the yard.
- Pre-inspect items that age at 20 years: water heater, HVAC, roof (if owner-maintained) and deck or balcony waterproofing.
