the story
How Jackson Meadows & Mission Ranch came to be
Jackson Meadows & Mission Ranch is Morgan Hill's valley-floor land east of US 101, and it comes in two pieces. The county's city-limit map and the Census place boundary agree that a band of unincorporated land along Half Road, Elm Road, the east end of East Main Avenue, Diana Avenue and the north end of Hill Road separates a northern piece around Cochrane Road from a southern piece around East Dunne Avenue. That band is also outside Morgan Hill's Urban Service Area. Live Oak High School sits on a city parcel inside it.
The northern piece runs up to Anderson Lake County Park. Valley Water says Anderson Dam was built in 1950; since October 2020 the reservoir has been held at about 3 percent of capacity under an order from the Federal Energy Regulatory Commission, because of seismic concerns, and construction of the dam project is planned to begin in January 2027. On the land between Peet Road and Half Road south of Cochrane Road, the city lists Borello Ranch Estates (Cochrane-Toll Brothers): a 122-acre, 243-unit residential project on 114 lots, approved at a January 24, 2022 hearing, with phases 1 and 2 complete and phases 3 and 4 under construction.
The southern piece fills the flat ground between US 101, Condit Road, Hill Road and the base of the eastern foothills. County contour data put nearly all of it below the 400-foot line; the hills start at its east edge along Gallop Drive and Trail Drive. Two city recreation sites sit just south on Condit Road: the Aquatics Center, which the city says opened on June 12, 2004, and the Outdoor Sports Center.
streets and homes
The streets and the houses
North of the county band, Serra Avenida, Avenida de los Padres, San Carlos Way, San Antonio Drive, Carmelo Court, Solano Court and Santa Ines Way are the streets listing records file under Mission Ranch; county parcel records put typical lots there at about 7,000 to 8,500 square feet. North of Cochrane Road, Eagle View Drive, Morning Star Drive and White Moon Drive sit on lots of about 9,000 to 10,000 square feet. East of Mission Ranch, county parcel records place Via Santa Elena, Via Orista, Via Sebastian, Via Tolentino and a set of Corte courts on the Borello Ranch Estates site, with lots of about 12,000 to 16,500 square feet. Calabazas, Sonoma, Tuscon and Francisco lanes near De Paul Drive are small-lot homes on parcels near 3,000 square feet.
South of the county band, Sorrel Way, Leptis Circle, Brega Lane and Darnis Circle hold the townhomes and condos that listing records file under Morgan Village and Jackson Meadows; their parcels run about 1,100 to 1,900 square feet, the footprint of attached homes. Around them, Fountain Oaks Drive, Cimarron Drive, Gallop Drive and the Pinto, Palomino and Buckskin courts are detached houses on lots of about 7,000 to 8,600 square feet. West of Hill Road, Kelly Park Circle, Bayo Claros Circle (Morgan Ranch in listing records), Tassajara Circle and the Pine Meadows streets (Sugar Pine Drive, Pinecone Court, Pinion Way) sit on smaller lots of about 3,600 to 5,000 square feet, while Jasmine Way, Almond Way, Pine Way and Seville Drive run about 6,800 to 9,000, Ringel Drive and Justino Drive about 11,000 to 12,500, and Morgan Avenue, Pear Drive and Jean Court about an acre.
Near Condit Road south of East Dunne Avenue, Bloom, Canopy and Old Vine lanes have parcels of about 1,100 to 1,300 square feet, the size of attached or small-lot homes. Listing records file Conte Way under Conte Gardens and Morgan Avenue under Dunne Hill Estates. On the older streets, originals and remodels sit side by side: pull the city's permit history before comparing two houses.

Buying or selling in Jackson Meadows & Mission Ranch: what we check
Buying here
- City or county: check the parcel. The band between the two pieces (Half Road, Elm Road, East Main Avenue east of Condit Road, the north end of Hill Road, Diana Avenue's east end, Hendry Drive, Lisa Court and the east end of Shafer Avenue) is unincorporated county land with Morgan Hill addresses: county planning and permits, and wells, septic systems and private roads may apply.
- About a quarter of the north piece's addressed parcels (Morning Star Drive, White Moon Drive, Eagle View Drive, Silverwings Court, Rising Sun Drive and nearby courts) are inside the state's liquefaction zone for the Morgan Hill quadrangle (released 2004). Read the natural hazard disclosure and ask for any geotechnical report.
- Flood maps: FEMA shows about 83 percent of the south piece's addressed parcels in shaded Zone X (0.2 percent annual chance), which is not a special flood hazard area; in the north piece about half are shaded X and a spot check on Via Santa Elena returned Zone D (flood hazard not determined). Check the current FEMA map for the address.
- Townhomes and condos on Sorrel Way, Leptis Circle, Brega Lane and Darnis Circle come with association documents: read the CC&Rs, budget and reserve study and check current dues. For houses, check the tax bill for special assessments.
- Anderson Dam work: Valley Water plans construction from January 2027 and some park areas will close. If you are buying near Cochrane Road or Malaguerra Avenue, read the district's project page for schedule and park closures.
Selling here
- Comps: the area mixes attached homes (lots near 1,100 to 1,900 sq ft), small-lot houses and detached houses on 7,000 to 16,500 sq ft lots; compare within the same tract and house type.
- Have the natural hazard disclosure ready early, especially for the liquefaction-zone streets north of Cochrane Road.
- For Borello Ranch Estates resales, gather builder documents, warranty papers and any association documents before listing.
- State distances honestly: Caltrain service from Morgan Hill is weekday-only and limited, while the Anderson Lake trailheads and the Condit Road pools and fields are short drives or rides.

faq
Jackson Meadows & Mission Ranch questions, answered
Is Jackson Meadows inside Morgan Hill city limits?
Yes. The county's city-limit map and the Census place boundary both put these streets inside the city. The county land is the band between the two pieces (Half Road, Elm Road, the north end of Hill Road) and a pocket on James Court.

Because the city limit does: a band of unincorporated county land separates the Cochrane Road and Mission Ranch streets from the East Dunne Avenue streets. The guide covers the city land on both sides.
Is Mission Ranch in a flood zone?
FEMA's current map shows Mission Ranch streets mainly in shaded Zone X (0.2 percent annual chance), which is not a special flood hazard area, with some streets in the north piece in Zone D (not determined). Check the map for the exact address.
