the story
How Kings Mountain & Skyline came to be
These ridges fed the Gold Rush lumber trade. San Mateo County's Huddart Park history counts five sawmills along today's park boundary between 1853 and 1860, including Richard's sawmill of 1853 just west of Skyline, and Richard's Road carried lumber down to Redwood City for the barges to San Francisco. The Town's General Plan adds that as the reachable redwoods ran out, the mills moved up the steep hills and over the ridge, until hauling became a two-day trip to the Bay.
The forest that grew back is now mostly public. James Huddart, a San Francisco lumberman, deeded about 900 acres to San Francisco before his death in 1935; water-rights problems along Squealer Gulch Creek ended that after two years, and San Mateo County has run Huddart Park since 1944. The General Plan says the Peninsula Open Space Trust bought the neighboring Phleger Estate in 1991 and it is now part of the Golden Gate National Recreation Area, and Midpen bought Teague Hill, 624 acres of steep watershed below this ridge, in 1988.
What remains in private hands is unincorporated county land. San Mateo County's planning maps put these parcels in its North Skyline area, and the Town of Woodside's line stops at Huddart, Teague Hill and Wunderlich. Skyline Boulevard is also the school line: Census maps put the east side in the Woodside Elementary School District and the Kings Mountain community on the west side in Cabrillo Unified, which is the coast side and outside this guide.
streets and homes
The streets and the houses
There are three small clusters. Near the upper end of Kings Mountain Road, around 2,050 to 2,100 feet (USGS), homes sit on the upper road and on Blue Jay Way, Laughing Cow Road and Sierra Morena Road, with more along Skyline Boulevard south to about the 15000 block. Farther south, Bear Glen Drive and Reids Roost Road branch off Skyline near 1,850 feet. Bear Gulch Road drops east from Skyline toward Wunderlich Park and Woodside Road, with homes from about its 700 to 1600 blocks; the Town's Open Space Element calls it a private road and says the land along it drains into Bear Gulch Creek above the intake for Cal Water's public supply.
County parcel maps count about 52 single-family parcels with a median of about 5.1 acres, and about 16 vacant parcels. County zoning is mostly Resource Management (RM), with a couple of parcels in the Timberland Preserve Zone (TPZ); there is no Town zoning here. County address records give most homes a Woodside mailing city and a few Redwood City, all with ZIP 94062.
Expect long driveways, tree cover and terrain. County copies of the state seismic hazard maps put about three-quarters of the residential parcels in mapped earthquake-induced landslide zones, and CAL FIRE's State Responsibility Area map rates nearly all of them High, with a few Very High. County records carry no year-built field, so this guide doesn't characterize house ages.

Buying or selling in Kings Mountain & Skyline: what we check
Buying here
- This is unincorporated San Mateo County, even with a Woodside address: county planning, building and Environmental Health permits apply, and county zoning (mostly Resource Management, some Timberland Preserve) sets what you can build. Check the zoning rules for the parcel before planning.
- Ask about road access. The Town's Open Space Element describes Bear Gulch Road as a private road, and public maps mark Bear Glen Drive as private; get any road maintenance agreement, its cost-sharing terms and the history of storm repairs.
- Confirm water and wastewater. There is no sewer; plan on septic with county permits. Find out whether the house is on Cal Water service, a well, spring or shared system, and see storage and pump records. Bear Gulch Road land drains to Cal Water's intake, per the Open Space Element.
- Check fire and insurance early. CAL FIRE's State Responsibility Area map (effective April 1, 2024) rates nearly all parcels here High and a few Very High; ask about defensible-space inspections, vegetation work and emergency access.
- Get geotechnical advice: about three-quarters of residential parcels fall in mapped earthquake-induced landslide zones. Skyline is a state scenic corridor and Kings Mountain Road a county one, which can affect siting and design review.
Selling here
- Spell out the jurisdiction (unincorporated San Mateo County) and the county permit history for the house, additions and outbuildings.
- Have the road agreement, water-system records (well logs, tank and pump service, Cal Water account if any) and septic permits and pumping reports ready.
- Collect fire records: defensible-space inspections, tree and brush work, and any home-hardening upgrades.
- Share geotechnical reports and any slope or drainage repairs; on landslide-zone ridge parcels these answer the first questions buyers' inspectors ask.
