the story

How Autumn Gardens came to be

Autumn Gardens is the block of 1960s tract streets east of Bubb Road and south of McClellan Road, with Highway 85 along its east side. The name comes from the county's recorded maps. Autumn Gardens Unit No. 1 (Tract 2738) laid out September Drive, September Court and August Lane in 1960, and the county's map index lists Units No. 2 and No. 3 (Tracts 2813 and 2834), whose lots line November Drive, October Way, Fall and Festival courts, Fiesta Lane, Cranberry Drive and Pumpkin Drive. The calendar theme spilled into the tracts next door, so most of the map reads like a fall almanac.

It was built in San Jose. The Unit No. 1 map, drawn by Mackay & Somps in 1960, describes the tract as lying within the City of San Jose; San Jose's planning commission approved it on March 1, 1960, its city council on July 18, 1960, and it was recorded on August 2, 1960. The map draws McClellan Road as the city limit line and shows an 80-foot Southern Pacific Railroad right-of-way along the tract's southwest side. The March 1963 map for Tract 3444, which added Woodlark Way, Pennington Lane and Cranberry Circle along Bubb Road, also lies within San Jose and shows a Southern Pacific strip running diagonally between its November Drive and Cranberry Drive lots.

The streets moved to Cupertino later. The City's annexation records put 281 of the 444 lots in the San Jose-Cupertino Reorganization, effective July 1, 1979; the rest joined in smaller annexations between 1961 (McClellan 2) and 2000 (Festival Dr 99-13), including a 1980 annexation for Columbus and Vai avenues, where the older Bianchi Terrace tract maps sit. The City's planning layer counts this block as the east end of its Monta Vista North neighborhood, the same planning area as Linda Vista and Deep Cliff across Bubb Road.

streets and homes

The streets and the houses

Bubb Road and McClellan Road frame the area. November Drive is the long north-south spine, with September Drive, October Way, August Lane, Fall Court, Festival Drive and Court, Fiesta Lane and Kenmore Court off it. Cranberry Drive and Cranberry Circle, Pumpkin Drive and Court, Woodlark Way and Pennington Lane fill the Bubb Road side, with Holly Oak Drive, Shannon Court and Elm Court in the middle. Columbus and Vai avenues run east from Bubb Road near the south end, and Creekline Drive, Jeanette Court and Leong Court are 1980s courts near Highway 85.

Most lots are 6,000 to 7,500 square feet; the median is about 6,900, and 330 of the 444 lots are zoned R1-6. Columbus and Vai avenues are the exception: R1-10 lots of about 15,000 square feet (the median on those two streets) with houses mostly from the 1950s. About 8 percent of the lots carry a year built of 2000 or later, scattered across the area with a few more on Creekline Drive, Woodlark Way and Vai Avenue. The City's parcel layer records year built and lot size but not floor area or stories, so check size and layout listing by listing.

None of the lots is in a FEMA flood zone at its center or touches a CAL FIRE Fire Hazard Severity Zone, and none is in the City's single-story overlay, Eichler or historic-site layers. The recorded maps are worth a look before planning an addition: the 1960 and 1963 maps mark public service easements, wire-clearance and anchor easements for utility poles, and building setback lines along the streets.

nerd notes

Buying or selling in Autumn Gardens: what we check

Buying here

  • Ask which city issued the permits. Most of these lots were in San Jose until July 1, 1979, and a few joined Cupertino as late as 2000, so older permits and plans may be with San Jose or the county. Have the inspector look at the electrical panel, plumbing, sewer lateral and any additions, and expect the federal lead-paint disclosure on houses built before 1978.
  • Check the zoning on the specific lot: R1-6 on most streets, R1-7.5 on Holly Oak Drive and the courts near Bubb Road, R1-10 on Columbus and Vai avenues. Setbacks, floor area, second-story rules and ADU or SB 9 options follow Cupertino's R1 rules for that district.
  • Read the recorded tract map with the title report. The 1960 and 1963 maps mark public service, wire-clearance and anchor easements and building setback lines that can limit where an addition or ADU goes.
  • If the lot backs onto Highway 85 or the railroad right-of-way shown on the tract maps, visit at different times of day and ask what the land behind the fence is used for now.
  • No lot here is in a FEMA flood zone at its center or in a CAL FIRE Fire Hazard Severity Zone in the maps used for this guide; still read the natural hazard disclosure for the specific parcel.

Selling here

  • Name the tract. Autumn Gardens, Bianchi Terrace or the tract number on the title report tells buyers when and how the lot was laid out.
  • Lead with lot size and zoning, especially on Columbus and Vai avenues, where R1-10 lots of about 15,000 square feet are the draw.
  • Gather permits from San Jose (before July 1979) as well as Cupertino, plus records for roof, windows, electrical and plumbing updates.
  • Give real walking distances to Kennedy Middle, Lincoln Elementary, Monta Vista High, Jollyman Park and the McClellan Road bus stops.
