the story

How Diridon & Delmas Park came to be

Rail made this side of downtown. Caltrain's station history says that when rail first linked San Francisco and San Jose in January 1864, San Jose's terminal was on San Pedro St; Southern Pacific's Cahill Street station of 1928 stood on land that originally belonged to the Cahill family, and the present depot, designed by Southern Pacific architect John H. Christie in an Italian Renaissance Revival style, opened on December 30, 1935. The building was taken apart, strengthened and reassembled from 1992 to 1994 and renamed for county supervisor Rod Diridon in 1994. Today it serves Caltrain, ACE, Amtrak and VTA light rail and buses.

North of the station, the land between Coleman Ave and the Guadalupe River sits under the approach to San Jose Mineta International Airport. A local news report says the city began buying and clearing the houses there in the mid-1970s under a federal program to create a noise buffer zone; a garden guide puts the count at over 630 homes. The cleared land became Guadalupe Gardens, about 95 acres on the city's map, with the Heritage Rose Garden, a historic orchard and a courtyard garden. Under the city's agreement with the FAA, housing is a prohibited use there, and in May 2025 the city council rezoned about a tenth of the land along Coleman Ave between W. Hedding and W. Taylor St for commercial use (local news reports).

Planning now centers on the station. The city adopted the Diridon Station Area Plan in 2014 for about 250 acres around the station and amended it in 2021; in May 2021 it also approved a mixed-use plan for about 81 acres west and south of the station, allowing up to 7.3 million square feet of office space and up to 5,900 homes (state environmental filings). Its developer paused the project in 2023 and its timing is uncertain (local news reports). VTA's BART Silicon Valley Phase II also plans a station at Diridon.

streets and homes

The streets and the houses

West of the tracks, the Cahill Park blocks between The Alameda, Race St and Park Ave are mostly R-1-8 single-family streets on the city's map: Cleaves Ave, S. Morrison Ave, S. Keeble Ave, Atlas Ave, Rainier St, Luther Ave and Garland Ave, with planned developments on Bush St, Wilson Ave and W. San Fernando St around Cahill Park. Expect older bungalows and cottages next to newer townhomes and condo buildings.

South of W. San Carlos St, Delmas Park fills the land between Los Gatos Creek and SR 87: Gifford Ave, Delmas Ave, Lakehouse Ave, Hannah St, Willis Ave, Josefa St, Sonoma St, Columbia Ave, Lorraine Ave, Royal Ave, Drake St and Auzerais Ave. The city's Lakehouse City Landmark District covers about 7 acres on Delmas Ave, Gifford Ave and Lakehouse Ave, where a preservation group's walking tour describes Queen Anne and Craftsman houses from the late 1800s and early 1900s. R-2 zoning covers the older streets, while Downtown Commercial zoning on Josefa St, Sonoma St, Lorraine Ave and Royal Ave allows taller apartment and condo buildings.

The north end is mostly parkland, rail yards and light industry: Guadalupe Gardens, Columbus Park and the Guadalupe River Park reaches, Caltrain's maintenance facility, and light-industrial streets such as Chestnut St, McKendrie St, Emory St, Vermont St and Ruff Dr. Near W. St. John St, the small River Street City Landmark District (about 3 acres) holds about 20 inventory buildings. Because the south edge follows North Willow Glen & Gardner's straight line rather than the freeway, a few blocks just south of I-280 near Bird Ave, W. William St and Willis Ave also fall in this outline.

nerd notes

Buying or selling in Diridon & Delmas Park: what we check

Buying here

  • Airport: much of the north end sits under the SJC approach. Ask for the airport disclosure, check noise, and ask the city about FAA height limits before planning a second story or an ADU.
  • Historic rules: the Lakehouse and River Street City Landmark Districts limit exterior changes and demolition; ask the city's Planning Division before you design.
  • Station-area plans: the Diridon Station Area Plan and the approved mixed-use plan allow much taller buildings near the station. Read the plans for the blocks around any address and expect long construction periods.
  • Flood: about 54% of the outline is Zone D and 38% Zone X on the city's FEMA layer, with Zone A along parts of W. Santa Clara St, Coleman Ave, W. Julian St and W. Taylor St and Zone AH on W. Hedding St, McKendrie St and Ruff Dr. Check the address on FEMA's map.
  • Liquefaction: the whole outline is in a state seismic hazard zone for liquefaction.
  • Parking: several residential permit zones (Delmas Park, Cahill Park, Parkside, Autumn/Montgomery and others) cover streets near the station and arena; check event-day rules.

Selling here

  • Give straight-line distances to Diridon station, the San Fernando light rail stop and Guadalupe Gardens; buyers here often compare commute options.
  • For Lakehouse and River Street houses, pull the city's historic inventory record and permits.
  • Note the station-area plan designations for the parcel and nearby blocks, and any parking-permit zone.
  • Disclose the airport influence notes and any flood-zone status with an elevation certificate if available.
