the story

How Los Benditos & Thurston Park came to be

This triangle was mapped for houses in the 1940s, a few years before the tracts across Foothill Expressway. The first map in the county's map books is Tract 222, recorded in January 1945 along Fremont Avenue, with Richardson and Kensington avenues and Grant Road. In July 1948 came Los Benditos, Tract 532: 31 lots on Kensington, Miguel, Brucito and Peninsular avenues, most of them 85 feet wide and about 112 feet deep, drawn by Palo Alto civil engineer Arthur G. James. Thurston Park, Tract 657, followed in September 1949 on part of the old Granger Subdivision, adding Thurston Avenue down to Grant Road. Two small maps in 1950, the Jolly Smith Tract and the Hazelaar Tract, filled in the narrow west tip with Jolly Court and Hazelaar Way. Despite the name, Thurston Park is a tract, not a park.

The triangle's long side is a railroad line. The 1948 Los Benditos map labels the land along its southwest edge as property of the Peninsula Railroad Company, with Peninsular Avenue running beside it. The city's history page says Southern Pacific service in Los Altos ended in 1964 and the right-of-way became Foothill Expressway, which is what runs along that edge today.

City parcel records show the result: 23 of the 123 houses here date from the 1940s and 58 from the 1950s, and none from the 1960s. About one house in five has been built since 2000.

streets and homes

The streets and the houses

The street pattern is a small grid tipped against the expressway. Richardson Avenue and Thurston Avenue run in from Grant Road; Miguel Avenue continues east as Nightingale Court and Brucito Avenue as Green Oak Lane, with Bendigo Drive linking the two. Kensington Avenue runs south from Fremont Avenue to Miguel, and Peninsular Avenue angles along the expressway side. At the west tip, Jolly Court and Hazelaar Way are short cul-de-sacs, and Marymeade Lane is a short spur off Fremont Avenue near Grant Road.

Lots vary more than in the 1950s tracts nearby. The median is about 11,300 square feet, but the middle half run from about 9,100 to 19,600 square feet, so a quarter of the lots are close to half an acre. The Los Benditos lots were laid out mostly 85 by about 112 feet. All residential parcels are zoned R1-10 and none is in the R1-S single-story overlay.

Houses are mostly single-story: only about 11 percent have two or more floors in county assessor data, and the median house has about 2,500 square feet. Expect late-1940s and 1950s originals, many with additions, next to houses built since 2000; four bedrooms is the most common count in assessor data.

nerd notes

Buying or selling in Los Benditos & Thurston Park: what we check

Buying here

  • Confirm the school district by exact address. Everything in this triangle maps to Cupertino Union and Fremont Union, while the houses across Fremont Avenue map to the Los Altos districts.
  • Lot sizes range widely here, from about 9,000 square feet to nearly half an acre. Check the recorded lot dimensions and any easements before planning an addition, a second unit or an SB 9 project (Los Altos Municipal Code Chapter 14.64).
  • Several of the original houses are from the late 1940s. Ask about the foundation, electrical panel, original plumbing, sewer lateral and permit history; houses built before 1978 come with a federal lead-paint disclosure.
  • Houses along Fremont Avenue, Grant Road and Foothill Expressway back onto busy roads; visit at different times of day to hear traffic.
  • All residential parcels are zoned R1-10 and none is in the R1-S single-story overlay; check current setbacks, height and floor-area rules with the city before planning a second story.

Selling here

  • Publish the actual lot size and dimensions; with lots from about 9,000 square feet to nearly half an acre in the same few blocks, buyers price the land first.
  • State the school districts precisely (Cupertino Union and Fremont Union) and invite buyers to verify by address.
  • For a late-1940s house, have the permit history and any inspection reports ready; buyers will ask about the foundation and systems.
  • Give buyers concrete walking distances to Marymeade Park and Loyola Corners rather than straight-line figures.
