the story

How Serra Park & West Valley came to be

Sunnyvale has no official map of neighborhood names, so this guide uses the two labels that stick to this corner of the city. The city's parcel records place everything south of Fremont Avenue in a planning area called Serra, and Serra Park, a 10.1-acre city park, sits on this guide's east edge at The Dalles and Hollenbeck avenues. West Valley is the name some listing maps use for the same blocks, and it is also the name of the elementary school on Belleville Way. Inside, the city has registered four neighborhood associations: Wrightmont Corners (1999), Stevens Creek (2009), Serra North (2025) and San Antonio Park (2026).

Most of it went up in one burst. County year-built data put about four of every five single-family houses here between 1955 and 1964, in dozens of small tracts of a few streets each. Before that the land was orchard: the Eichler Network describes Primewood's site at Fremont and Mary avenues as a former apricot orchard, the last open piece of a neighborhood of ranch houses by the time Eichler built there. Highway 85's first section, from I-280 to US 101 in Mountain View, opened in 1965 and runs through the west side between S. Bernardo Avenue and Belleville Way. West of it, a group of houses on Bedford Avenue, Albion Lane, Brookings Lane and Bellingham Way came later, in 1976 and 1977.

Three Eichler tracts sit inside the area, each with its own guide: Fairorchard, 54 houses from 1958 between Cupertino Middle School and Wright Avenue; Rancho Sans Souci, 35 houses from 1968 by Claude Oakland, south of Homestead Road; and Primewood, 35 houses from 1969-72 near Fremont and Mary. Fairorchard and Primewood carry the city's single-story overlay; Rancho Sans Souci does not.

streets and homes

The streets and the houses

The street map reads like a road atlas of Canada and the Pacific Northwest. Edmonton, Calgary, Banff, Jasper, Laurentian, Manitoba and New Brunswick share the grid with The Dalles, Astoria, Pocatello, Kalispell, Kennewick and Coeur d'Alene. Mary Avenue and Wright Avenue run north-south through the middle, The Dalles Avenue and Helena Drive run east-west, and S. Bernardo Avenue and Belleville Way flank Highway 85. Most other streets are short, curving blocks and courts.

Single-story houses set the pattern. In county data the median single-family house is about 1,950 square feet on a lot of about 8,250, and only about one in eight has a second story. Lots are fairly uniform: half fall between about 7,950 and 9,000 square feet. About 45 houses carry a build year of 2000 or later, which in a built-out area usually means a rebuild, and outside the two single-story Eichler districts the base R-1 zoning allows a second story.

Nearly all the residential land is zoned R-1. The exceptions are small: planned townhome and condo developments on New Brunswick Avenue near Hollenbeck (1973 and 1976 in county data), along Belleville Way (1971 and 1985) and on Lowell Court (1979); the Noranda Drive block south of Homestead (1964, R-3); and offices and shops at Mary and Fremont and at Homestead and Hollenbeck. If you are looking at an attached home, the HOA documents matter as much as the floor plan.

schools and commute

School districts and getting around

School districts

The whole area is in Cupertino Union School District for kindergarten through eighth grade and Fremont Union High School District for high school, according to the state's district map and the city's parcel records. Two Cupertino Union schools are located inside it, West Valley Elementary on Belleville Way and Cupertino Middle School on S. Bernardo Avenue, and Homestead High School borders the pocket south of Homestead Road. Attendance boundaries change, so check the exact address with each district before you count on a particular school.

Getting around

  • VTA bus 53 runs down Mary Avenue and east on Homestead Road, with stops at Fremont, Cascade, The Dalles, Helena, Kennewick and Hollenbeck, and connects to the Sunnyvale and Santa Clara transit centers.
  • Sunnyvale Caltrain station is about 2 to 3 miles north (straight-line), depending on the block.
  • Highway 85 has ramps at Fremont Avenue and Homestead Road; I-280 runs just south of the Homestead Road pocket.
  • The city's bike plan data show bike lanes on Fremont Avenue, buffered bike lanes on part of Homestead Road and a bike boulevard on Wright Avenue. The Mary Avenue bicycle-pedestrian bridge (the Don Burnett Bridge, opened 2009) crosses I-280 into Cupertino.
  • The same plan proposes a Stevens Creek Trail segment along Bernardo Avenue between Fremont Avenue and Homestead Road. It is a proposal, not a path yet, so check its status.

Buying or selling in Serra Park & West Valley: what we check

Buying here

  • Check the zoning on the exact parcel. Most lots are plain R-1, but Fairorchard and Primewood are single-story (S) districts, and the townhome and condo blocks are planned developments with their own rules and HOA documents. Check current dues.
  • Check the flood zone. The city's parcel records put a few dozen lots near Stevens Creek, on Ashcroft, Bedford, Barton, Belleville and Albion, in FEMA zone A; the rest of the area is zone X. Ask about flood insurance before you commit.
  • Most houses are 60 to 70 years old. Ask about the electrical panel and wiring, the sewer lateral, the roof, and any foundation or drainage work, and get permits for past additions.
  • Highway 85 runs through the west side and I-280 along the south. Noise changes block by block, so visit at commute hours.
  • With lots near 8,000 square feet, ADUs and SB 9 projects are common questions here. Check the city's current ADU and SB 9 rules for the parcel, especially in the single-story districts.

Selling here

  • Give the lot size and the zoning (R-1, S or PD) in the listing; buyers here compare lots as much as houses.
  • Have permits ready for any addition, second story or converted garage.
  • For a townhome or condo, have the HOA documents, budget and any planned assessments ready early.
  • List the school districts with a note to verify the address with each district; don't promise a particular school.
