the story

How Tobin Clark Estates came to be

The name comes from the Tobin Clark estate. The University of Washington's Pacific Coast Architecture Database credits its Tudor Revival main house, built in 1931, to architect David Adler and puts the original grounds at about 250 acres. The house is a private home with no public access. What is left of the estate land shows up in county parcel records: most lots here sit on recorded maps titled Tobin Clark Estate (several numbered units) and The Estates of Tobin Clark, and the town owns a parcel it describes as part of the former estate.

The rest of the area is a patchwork of other recorded maps. Polo Terrace covers Woodland Drive, Clydesdale Drive, Bridle Way and Court, Trophy Court, Horseshoe Court, Percheron Place and Yale Drive, which gives the east side its run of horse-and-sport street names alongside Tournament Drive. Baywood Highlands and a resubdivision of it cover the Hillsborough end of Parrott Drive, Glenbrook Drive and Melrose Court; Ridgewood covers a stretch of Tournament Drive; Salmark Highlands covers Salmark Court; and Stonebridge covers Mountain Wood Lane and Court. The town's 2005-era General Plan mentions the Stonebridge subdivision as recently subdivided, with lots under construction or awaiting buyers. Like the rest of Hillsborough, all of it falls under the half-acre minimum lot size and design review.

An open question is the town's own land. Hillsborough owns a site in the former Tobin Clark estate along its southern border next to the College of San Mateo, bordered by Tournament Drive, Sugar Hill Drive and Tobin Clark Drive. Its Housing Element for 2023-2031 identifies about 20 acres of it as an opportunity site for multi-family housing, with the rest kept as open space, and a concept plan shows about 100 rental homes, with access expected through the college campus. The town signed a project-management agreement in October 2025; its Tobin Clark Housing Site page has the current status. A February 2023 site visit recorded steep slopes, six ephemeral streams and oak woodland on the site.

The streets and the houses

Tournament Drive is the spine. It starts near Woodland Drive at the San Mateo line, curves southwest past Tobin Clark Drive, then runs south along the Parrott Drive side to the edge of the College of San Mateo, with Sugar Hill Drive and a string of courts (Anguido, Bel Aire, Brooke, Paradise) on its southern stretch. Tobin Clark Drive drops southeast from Tournament Drive toward Brandon Court, with Verbalee Lane, Lohoma Court and the Santa Felicia and Santa Gina courts nearby. On the east side, Clydesdale Drive, Bridle Way and Mountain Wood Lane run east toward the town line, and in places the same street changes cities: county parcel records list Woodland Drive and Melrose Court lots on both sides of the Hillsborough-San Mateo line.

Every home is a detached single-family house. County parcel maps show about 325 home parcels with a median of roughly 0.6 acre; more than half fall between half an acre and three-quarters of an acre, about one in six measures under half an acre, and a bit under one in five is larger than an acre. About 20 parcels are recorded as vacant land. County assessor codes tag several dozen lots as having an ADU.

The terrain is canyon country between ridges. On CAL FIRE's 2025 Local Responsibility Area map, about 36% of lots here (by parcel center) are in a Moderate fire hazard severity zone, mostly along Tournament Drive, Parrott Drive, Glenbrook Drive and Sugar Hill Drive; none map High. The state's 2018 seismic hazard map puts about a quarter of lot centers in earthquake-induced landslide zones, and a handful near creek channels touch liquefaction zones.

nerd notes

Buying or selling in Tobin Clark Estates: what we check

Buying here

  • Check the city line on every listing. Parrott Drive has Hillsborough, City of San Mateo and unincorporated addresses (county records list about 35, 87 and 109 parcels respectively), Woodland Drive and Melrose Court are split, and Bel Aire Court is Hillsborough while Bel Aire Road and Bel Aire Lane are unincorporated Baywood Park. Only Town of Hillsborough lots (ZIP 94010) are in this guide.
  • Look the parcel up on CAL FIRE's 2025 Local Responsibility Area map: about a third of lots here map Moderate, which affects disclosures and can affect defensible-space work and construction standards.
  • Ask for geotechnical reports and drainage details: about a quarter of lot centers fall in a state earthquake-induced landslide zone (CGS, 2018), and several lots back onto canyon open space.
  • Hillsborough's Municipal Code requires the private sewer lateral to be inspected when a home is sold, and repaired or replaced if needed (town FAQ).

Selling here

  • Order the town-required sewer lateral inspection early.
  • Say Town of Hillsborough and give the recorded subdivision name (Tobin Clark Estate, Polo Terrace, Baywood Highlands, Stonebridge) so buyers can tell the home apart from San Mateo and unincorporated addresses on the same streets.
  • Gather the design-review and permit history for additions, pools and retaining walls, plus any geotechnical reports.
