the story
How Bernardo & Mary came to be
This corner of Sunnyvale was farm land on paper long before it had streets of houses. The county's map index lists the William F. Taaffe Subdivision, recorded in January 1894, with the San Francisco and San Jose Road (today's El Camino Real), Evelyn Avenue and Mary Avenue on its map, and the B. D. Murphy Subdivision No. 1 of 1896 along Evelyn and Bernardo avenues. The house tracts of the 1950s and 1960s were cut from those big lots.
The first tracts came in 1952. Tract 945, Cherry Estates, was recorded on May 6, 1952 as a subdivision of Lot 20 and part of Lot 21 of the Taaffe subdivision, with McKinley, Mary, Portia and Polk avenues on its map. Tract 979, Sunnyview Acres, recorded the same spring, took in all of Lot 7 at Iowa and Mary avenues; its map also lists Sara and Clarence avenues, which are east of Mary. City parcel records date the houses on McKinley, Polk and Iowa avenues near Mary to 1953 through 1955.
The bigger push came in the 1960s. Parcel records show a 1962 tract on Gabilan, Carbonera, Corral and Lanitos avenues, a 1961 tract on Vasquez and Viscaino avenues, 1962 houses on Noriega Avenue, a 1965 tract on Liebre Court and West Washington Avenue, and a run of 1966 tracts on Butano Avenue, Crespi Drive, Jacinto Way, Encino and Caymus courts and Bodega Drive near Evelyn Avenue. Infill kept going: a 1969 group of 15 houses on Polk, Vasquez and Iowa avenues that the city flags as Eichlers, a 1972 group on Corral Avenue, Carson Court in 1979, Carson Drive in 1987, and two small-lot developments in 2004, one on Polk and Iowa avenues at Mary and one on Merritt and Lassen terraces off Washington Avenue.
streets and homes
The streets and the houses
The layout is a simple grid with loops tucked inside it. West Washington, McKinley, Polk and West Iowa avenues run east-west between Mary and Bernardo avenues, and Leota Avenue runs north-south through the middle. The 1960s tracts filled the long blocks with short avenues and courts, and many of the street names are Spanish: Carbonera, Gabilan, Lanitos, Corral, Vasquez, Viscaino, Carneros, Lometa, Liebre, Noriega, Encino. Up by Evelyn Avenue, Crespi Drive and Bodega Drive wrap around Butano Avenue, Jacinto Way and Caymus and Encino courts.
City parcel records count 628 single-family houses. About 74% are one story, the median house has about 1,640 sq ft of living space and three bedrooms (county counts), and the median lot is about 6,000 sq ft. Most parcels (535 houses) are zoned R-0. The 61 R-2 houses include the 2004 group on Polk and Iowa avenues and the Carson Court and Carson Drive groups, all with a planned-development (PD) overlay, and the 2004 group on Merritt and Lassen terraces is R-1.7 with PD.
Expect variety from block to block. The 1950s houses sit mostly on the streets near Mary Avenue, the 1960s ranch houses fill the loops to the west and north, and about a quarter of all the houses now have a second story, from rebuilds, additions and the 2004 groups. West of Bernardo Avenue, around Ayala, Cortez, Arriba, Coronado and Acalanes drives, the parcels are apartments, condos and townhomes rather than single-family houses.

Buying or selling in Bernardo & Mary: what we check
Buying here
- Check the zoning on the parcel: 535 houses are R-0, 61 are R-2 and 31 are R-1.7, and the 2004, 1979 and 1987 groups carry a planned-development (PD) overlay with their own permit conditions. The rules for additions and ADUs differ by district, so ask the city planning division before you plan a project.
- The city flags 15 houses from 1969 on Polk, Vasquez and Iowa avenues as Eichlers. If you are looking at one, check the radiant floor heating, the roof and any past changes, and ask the city about design review for Eichler remodels.
- For the 1950s houses near Mary Avenue, check the age of the electrical panel and wiring, the water and sewer lines (including the sewer lateral) and the foundation.
- City parcel records show no HOA flag for any house here; confirm for the 2004 planned-development groups, which may have shared areas or recorded agreements.
- Houses backing onto El Camino Real, Evelyn Avenue, Mary Avenue or Bernardo Avenue hear more traffic; visit at commute hours. The city's parcel layer puts every house in FEMA flood zone X; confirm on FEMA's flood map for the address.
Selling here
- Buyers compare these houses with the Sunnyvale West blocks east of Mary and the Cherry Chase blocks south of El Camino, so present the lot size, bedroom count and any updates clearly.
- Gather permits for additions and second stories; with about a quarter of the houses now two stories, buyers will ask how yours was approved.
- For a 1950s house, a pre-sale inspection of the sewer lateral, electrical panel and roof heads off repair requests late in escrow.
- If your house is in the 1969 Eichler group, describe the original features that remain (post-and-beam, glass walls, radiant heat) and the condition of each.
