the story
How Montague Park came to be
This corner of north Santa Clara was part of Rancho Ulistac, and every tract map here says so. The first one, the September 1960 map of Bonnie Brae Addition (tract 2789), describes a portion of the Ulistac Rancho within the City of Santa Clara, calls Lafayette Street by its older name, Santa Clara-Alviso Road, and calls today's expressway Montague Road. D & G Construction Co. is the owner on that map, and its six sheets lay out the street names that still define the west half: Clyde, Leith, Baird, Orkney and Laurie avenues, Loch Lomond, Haig, MacIntosh and Aberdeen streets, Keith Lane, MacGregor Lane and Tyne Way. Bonnie Brae Addition Units No. 2 and No. 3 (tracts 3228 and 3255) followed.
East of De La Cruz Boulevard the street names switch to woods. Tract 3839, mapped in October 1964 for the Schulte-Camp Development Co., runs along Montague Expressway to the Guadalupe River with Bellwood Drive, Oakwood Drive, Willow Way, Hemlock Court and part of Eastwood Circle; that map labels the west road Lafayette Street, formerly Santa Clara-Alviso Road. Tract 3955, mapped in April 1967 for Duc & Elliot Builders, added Woodstock Way, Inglewood Drive, Wildwood Way, Pinewood Place, Brownwood Way, Edgefield Drive and Greenwood Drive. County year-built records put the median house at 1965, with the west half mostly from the early 1960s and the east half from the mid-to-late 1960s.
The guide's name comes from the city's 7.2-acre Montague Park and the district's Montague Elementary, which sit together in the middle of the tracts, and from the expressway on the north edge. The recorded name Bonnie Brae Addition covers only the blocks west of De La Cruz Boulevard. It is a different subdivision from Bonnie Brae Homes near Monroe Street and Bowers Avenue, which is in our Bowers/Monroe guide.
streets and homes
The streets and the houses
Two street systems meet at De La Cruz Boulevard, which runs diagonally through the middle from Montague Expressway toward US-101. West of it, the Bonnie Brae Addition streets curve in long parallel arcs between Lafayette Street and De La Cruz, joined by short connectors and courts such as Loch Lomond Street, Tyne Way, Kevin Way, Dinny Street, Beth Court and Rowena Court. East of it, Eastwood Circle loops around the 1964-67 tracts, with Oakwood, Bellwood, Edgefield and Greenwood drives inside the loop and Collinwood, Brasswood, Clarkwood and Hemlock courts off it.
The houses are 1960s ranch homes on lots with a median of about 6,600 square feet; the 1960 map draws many Bonnie Brae lots 60 feet wide. The city's parcel data lists about nine in ten single-family houses as one story, and county records show almost no rebuilds from 2000 on, so expect original 1960s floor plans, often with later additions; check permits for any added space.
A few parcels near Lafayette Street are not single-family. A planned-development townhome complex off Clyde Avenue dates from 1979 in city parcel data, and R3-zoned (multiple dwelling) lots along Clyde Avenue and Haig Street hold buildings from the 1960s. Montague Expressway forms the whole north edge and Lafayette Street the west edge.

Buying or selling in Montague Park: what we check
Buying here
- Check the flood zone for the exact lot. On FEMA panel 06085C0064H most lots are in Zone X shown as having reduced flood risk because of a levee, some are in shaded Zone X, and three are in Zone A. Levee-protected areas still carry some risk; ask your lender and insurer what applies.
- For 1960s houses, check the electrical panel and wiring, roof, foundation and sewer lateral, and pull the city permit history for additions and garage conversions. Homes built before 1978 come with a federal lead-paint disclosure.
- Lots backing onto Montague Expressway, Lafayette Street or De La Cruz Boulevard get more traffic noise; visit at rush hour and in the evening.
- Confirm whether the lot is zoned R1-6L (single-family) or is one of the R3 or planned-development parcels near Lafayette Street, and ask the city about ADU and SB 9 options before you count on them.
- Know which tract you are buying in (Bonnie Brae Addition west of De La Cruz, or tracts 3839 and 3955 east of it); the recorded map shows the original lot lines and easements.
Selling here
- Name the tract in your marketing: Bonnie Brae Addition west of De La Cruz Boulevard, or the 1964-67 Eastwood Circle tracts east of it. Make clear it is not the Bonnie Brae Homes tract near Bowers Avenue.
- Have the flood-zone facts ready: the FEMA zone for your lot (most are levee-protected Zone X) and your insurance history.
- Gather permits for additions and system upgrades before you list; buyers of 1960s houses ask for them first.
- Give real walking routes and times to Montague Park, the swim center, Montague Elementary and the Rivermark shops rather than straight-line distances.

faq
Montague Park questions, answered
Why is this guide called Montague Park?
The city's Montague Park, the Montague Swim Center and the district's Montague Elementary sit together in the middle of these tracts, and Montague Expressway forms the north edge. The recorded subdivision name, Bonnie Brae Addition, covers only the blocks west of De La Cruz Boulevard.
Is this the same Bonnie Brae as the one near Bowers Avenue?
No. Bonnie Brae Addition (tracts 2789, 3228 and 3255) is here, south of Montague Expressway. Bonnie Brae Homes is a separate 1950s subdivision near Monroe Street and Bowers Avenue, covered in our Bowers/Monroe guide.
Is Montague Park in a flood zone?
Mostly not in a FEMA high-risk zone, but much of it relies on a levee. FEMA's map shows most lots in Zone X with reduced risk due to a levee, some in shaded Zone X and three lots in Zone A. Check the exact lot on FEMA's map and ask your lender whether flood insurance is required.
Which school district serves Montague Park?
Santa Clara Unified School District. Montague Elementary is inside the neighborhood on Laurie Avenue, but attendance boundaries change, so check the exact address with the district.
What is across Montague Expressway?
