the story
How Floyd & Bobwhite came to be
Floyd Avenue is the old road here. The County's map books record two small subdivisions on it in 1948: Tract No. 507, the Pangracs Tract (recorded May 1948, Sunnyvale-Saratoga Road, Laurel Avenue and Floyd Avenue, surveyed by L. Cedric Macabee), and Tract No. 538, Fremont Manor No. 1 (September 1948, Fremont Avenue and Floyd Avenue, Frost and Brian). The City's parcel records still show about 50 houses along Floyd Avenue with a median year built of 1949, the oldest group in the area.
The rest filled in quickly around 1960. The City's parcel layer lists Tracts 2064, 2065 and 2066, with median build years of 1959 and 1960, covering about 165 houses on Bobwhite Avenue, Bobolink Circle and the short courts off them, then Tracts 2661 and 2748 (1960) around Dove Lane and Falcon Avenue, Tract 3071 (1962) near Dunholme Way, and Tracts 4023 and 4065 (1965 and 1966) on Bittern Drive, Connemara Way and Berwick Way. The online county index stops in the mid-1950s, so the recorded names of these tracts are not confirmed here. Two later projects added small-lot homes: Avoset Terrace (Tract 8628, 1994, R-1.5 zoning) and Avon Terrace (Tract 10113, 2013).
On the City's own maps these blocks belong to Ortega Park. The parcel layer puts them in the Ortega planning area, and the City's map of registered neighborhood associations draws the Ortega Park Neighborhood Association's area north to Fremont Avenue. Our Ortega Park guide covers the blocks from Dunholme Way south to Homestead Road; this guide covers the part north of Dunholme.
streets and homes
The streets and the houses
The street names do two things at once. Bird names run through the area (Bobwhite, Bobolink, Bittern, Dove, Falcon, Dunnock, Avoset, Bluebird), continuing the bird streets south of Dunholme Way, while the courts and cross streets carry British and Irish place names: Connemara, Dublin, Belfast, Carlow, Carrick, Coleraine, Arran, Berwick, Cheshire, Croyden and Derby. Carlisle Way and Connemara Way run east-west across the middle; Floyd, Bobwhite and Bittern run north-south.
This is R-0 low-density zoning almost throughout (about 440 of 481 houses in the City's parcel layer). The typical house is a single-story ranch of about 1,770 square feet on about 6,800 square feet of land, and three- and four-bedroom houses are about equally common in the records. About 90 houses have a second story: roughly half carry 1940s-1960s build years in the records and half were built since 1990, including the Avoset and Avon terrace homes. The parcel layer flags no Eichlers here; the Fairwood Eichler enclave on Chukar and Chickadee courts sits just south and is covered by our Fairwood guide.
One part has its own rule. The City's zoning map puts about 27 houses on Bobolink Circle, Belfast Court and the stretch of Bobwhite Avenue beside Bobolink Circle in a single-story (S) combining district, where new second stories are not allowed. The newer homes on Avoset Terrace and Avon Terrace are detached houses on small lots under the City's planned-development (PD) combining district.

Buying or selling in Floyd & Bobwhite: what we check
Buying here
- Check the zoning map before you plan a second story. Houses on Bobolink Circle, Belfast Court and the stretch of Bobwhite Avenue beside them are in a single-story (S) combining district; elsewhere, ask the City's Planning Division what review a second story needs.
- For the 1948 houses on Floyd Avenue and the 1959-1966 tract houses, check the electrical panel, sewer lateral, roof and permit history of additions. Homes built before 1978 come with a federal lead-based paint disclosure.
- On Avoset Terrace and Avon Terrace, read the recorded documents and any HOA or shared-maintenance agreements, and check current dues if there are any.
- Thinking about an ADU or an SB 9 project on an R-0 lot of about 6,800 square feet? Ask the City which rules apply at your address, including in the single-story district.
- Visit at different times if you are looking near Sunnyvale-Saratoga Road or Fremont Avenue, both arterials with bus routes, or near the shopping center at their corner.
Selling here
- If the house is in the single-story district, say so; buyers planning to build up need to know early.
- Gather permits and finals for additions and remodels; many houses on these streets have been expanded since the 1960s.
- Give the tract and year for the Floyd Avenue houses (Pangracs Tract or Fremont Manor No. 1, 1948); they are about a decade older than the streets around them.
- Point out the short distances: Ortega Park, Stocklmeir Elementary and the shopping center at Fremont and Sunnyvale-Saratoga Road are all within about half a mile (straight-line).
