the story

How Brittan Heights & Crestview came to be

Upper Brittan Avenue shares its name with the Brittan family, whose estate the city's history page describes as running from Cordilleras Creek near Redwood City north to Pulgas Creek and west to Cañada Road, a span that takes in this ridge. Today the ridge is the city's western edge. Open hillside runs from the backs of the Crestview Drive lots toward I-280, and the Midpeninsula Regional Open Space District's 366-acre Pulgas Ridge Open Space Preserve begins at the south end.

The preserve keeps a trace of the hill's earlier life: the district says rock retaining walls and steps from the former Hassler Health Home sanitarium remain on its trails. Crestview Drive is the thread of the neighborhood, about 2.3 miles from Edgewood Road to Club Drive (Census street maps), climbing from about 300 feet near Edmond Drive to about 830 feet at Club Drive, and the flower-named lanes beside it reach almost 890 feet (USGS elevation points).

The city lined that road with parks: Crestview Park near Brittan Avenue, renovated in 2014; North Crestview Park and Vista Park facing each other in the 400 block; and Big Canyon Park's 1.2-mile trail on the east side. In 2007 the City Council adopted a Trails Connections Plan that identified 14 possible links to the local trail system, including Pulgas Ridge, according to the city's trails page.

The streets and the houses

Brittan Avenue climbs about 1.8 miles west of the Alameda (Census street maps) and continues a short way past Crestview Drive to its 3400 block. Below it, La Mesa Drive, Royal Lane, Mesa Verde Way, Greenbrier Road, Hudson Court, Stevens Court and Pebble Drive step down toward the Palomar Park line, with Edmond and Fleetwood drives in a lobe near Edgewood Road. Above it, the 3100 to 3400 blocks of Melendy Drive, Leslie Drive, Regent Court, Cabot Court and Piccadilly Court sit off Crestview Drive, and Kent Avenue, Coventry Court, Normandy Court, Quail Lane and Lewis Ranch Road branch off farther north.

Two condominium communities make up close to half the parcels. County records show about 430 condominium units on Brittan Avenue and La Mesa Drive near Crestview Drive, which listing records call Brittan Heights Condominiums, and about 280 more on the flower-named lanes at the north end (Lilly, Tulip, Calypso, Azalea, Iris, Daffodil, Chicory, Pyrola, Clover, Buttercup, Trillium and others), which listing records call Highland Park.

The roughly 860 single-family lots have a median of about 9,800 square feet and about 40 lots of half an acre or more; a few parcels off Piccadilly Court and behind Crestview Drive run past 10 acres. Steep lots here fall under the city's Hillside overlay (average slope of 20% or more), and state seismic hazard maps put about 220 lots in a landslide zone.

nerd notes

Buying or selling in Brittan Heights & Crestview: what we check

Buying here

  • Read the fire hazard disclosure and plan for defensible space. CAL FIRE's March 2025 map puts about 750 parcels here in its High zone (the Brittan Avenue and La Mesa Drive condominiums, much of Crestview Drive, Royal Lane, Leslie Drive, Edmond and Fleetwood drives) and about 600 in Moderate; get insurance quotes early.
  • Check whether the Hillside (H) overlay applies (average slope of 20% or more): 35-foot height limit, 20-foot downhill street-facing wall, 35% of the lot in natural state, 18% maximum average driveway grade, and terraced retaining walls over 8 feet.
  • For condominiums, read the HOA documents for both large communities: check current dues, reserves, the master insurance policy and rental rules.
  • Confirm the school district for the exact address: San Carlos, Belmont-Redwood Shores and Redwood City districts all reach into this area.
  • Ask for geotechnical history; about 220 lots fall in a state-mapped landslide zone, mostly along Brittan Avenue, Melendy Drive and Crestview Drive.
  • At the south edge, confirm jurisdiction: Palomar Park (Palomar Drive and lower Loma Road) is unincorporated county land with Redwood City addresses.

Selling here

  • Lead with elevation, view and lot size, with a site plan; the median single-family lot here is about 9,800 sq ft (county parcel maps).
  • For condominiums, have the HOA budget, reserve study, insurance summary and recent minutes ready.
  • Gather permits for decks, retaining walls and additions, and any defensible-space or roof work.
  • Note the walk to Crestview Park, the Vista and North Crestview view parks and the Pulgas Ridge trailhead.
