the story

How Westwood Oaks came to be

Westwood Oaks is a piece of Santa Clara that sits on the far side of Lawrence Expressway. Census city-boundary maps show the city limit stepping west of Lawrence here between Homestead Road and Stevens Creek Boulevard: across Homestead to the north is Sunnyvale, and the line on the west, just east of Tantau Avenue, is Cupertino. The result is about half a square mile of Santa Clara with Cupertino schools for most of its houses, which is the first thing most buyers here want to understand.

The houses went up fast. The city's parcel records give almost every single-family lot a build year between 1956 and 1960, working roughly from east to west: Carlysle Avenue, Hillsdale Court and Hudson Drive in 1956; Hillsdale Avenue, Montclair Drive, De Soto Avenue, Magellan Avenue, La Salle Avenue, Randolph Avenue, Cody Court and Fulton Court in 1957; Giannini Drive, La Herran Drive, Lowell Drive, Mackenzie Drive, Sullivan Drive, Baldwin Drive, Dawson Drive and Grinnell Court in 1958; and Hubbard Avenue, Howard Drive, Hancock Drive, Meadow Avenue, Shasta Drive and Melody Lane in 1959. That was the decade Santa Clara grew from 11,702 to 58,880 residents.

The edges filled in later. In 2007 Kaiser Permanente opened its Santa Clara medical center at Lawrence Expressway and Homestead Road, replacing the city's first hospital on Kiely Boulevard; it occupies the pocket's northeast corner at 710 Lawrence Expressway. Small-lot homes followed on Norwood Circle (2007) and Richie Place (2009). To the west, Apple Park opened in 2017, and its visitor center, which opened on November 17, 2017, stands at 10600 North Tantau Avenue on the northeast corner of Tantau and Pruneridge avenues, in Cupertino, at the west edge of the pocket.

streets and homes

The streets and the houses

Pruneridge Avenue runs through the middle from Lawrence Expressway west to Tantau Avenue. North of it, Giannini Drive, Hubbard Avenue, Hudson Drive, Shasta Drive and Melody Lane run between Lawrence and the Cupertino line; Hillsdale Avenue crosses Pruneridge, and La Herran Drive and Montclair Drive run south from it to the short east-west streets near the freeway (Magellan Avenue, De Soto Avenue, Hancock Drive, Baldwin Drive). Howard Drive runs along the west side past Jenny Strand Park. Calabazas Creek crosses the north half on a diagonal from near Tantau and Pruneridge toward Homestead Road.

This is a very uniform tract. About 520 single-family lots are zoned R1-6L, with a median lot of about 6,100 sq ft and little variation. About 96 percent are recorded as one story, and only three single-family parcels show a build year after 1990, so the late-1950s ranch houses are nearly all still standing, updated rather than replaced. The parcel records list about 93 percent of the single-family houses with three or four bedrooms, most with two baths, and nearly all with a garage; any second story here is an exception worth asking about.

The exceptions are at the edges: the Norwood Circle small-lot development at Pruneridge and Lawrence, Richie Place, a run of multifamily-zoned lots on Hillsdale Avenue, the hospital campus at Homestead and Lawrence, and a private swim and tennis club, Kona Kai, at 680 Hubbard Avenue.

schools and commute

School districts and getting around

School districts

Westwood Oaks is split between school districts. Census school-district maps put most of it, everything south of roughly Melody Lane and Shasta Drive, in the Cupertino Union School District (K-8) and the Fremont Union High School District, and the northern blocks, including Melody Lane, Shasta Drive, Carlysle Avenue and the north ends of Hubbard Avenue, Hudson Drive, Giannini Drive and Hillsdale Avenue, in Santa Clara Unified. No public school sits inside the pocket. Nearby are Cupertino Union's Eisenhower Elementary (277 Rodonovan Drive, about 0.6 mile east), Fremont Union's Cupertino High School (10100 Finch Avenue, about 0.8 mile southwest), and Santa Clara Unified's Sutter Elementary (3200 Forbes Avenue) and Laurelwood Elementary (955 Teal Drive), each under a mile. Because the line runs through the middle of several streets and attendance boundaries change, check the exact address with each district.

Getting around

  • I-280 runs along the southwest edge, with ramps where Lawrence Expressway meets Stevens Creek Boulevard at the pocket's south end.
  • VTA Route 23 and Rapid 523 run on Stevens Creek Boulevard; Route 53 runs on Homestead Road (stops at Homestead and Lawrence and at the Kaiser hospital) between the Sunnyvale and Santa Clara transit centers. Check VTA for current schedules.
  • Lawrence Expressway runs north to the Lawrence Caltrain station (platform in Sunnyvale), about 2.8 miles away, and to US-101 about 4.2 miles north (straight-line).
  • Sunnyvale Caltrain station is about 3.7 miles north-northwest (straight-line).
  • Pruneridge Avenue is the cross-town street east toward Pomeroy Avenue, Kiely Boulevard and central Santa Clara, and Homestead Road runs west into Cupertino and east toward Central Park.

nerd notes

Buying or selling in Westwood Oaks: what we check

Buying here

  • Confirm the school district for the exact address with Cupertino Union, Fremont Union and Santa Clara Unified. Census maps run the line through the middle of Hubbard Avenue, Hudson Drive, Giannini Drive, Hillsdale Avenue and Meadow Avenue, and a listing's school line is not proof.
  • Remember the split: the city is Santa Clara (permits, zoning, city services) even where the schools are Cupertino's, and the lots just across Homestead Road and the west line follow Sunnyvale or Cupertino rules.
  • Check flood status. The city's parcel data flags about 15 house lots in FEMA zone A near Calabazas Creek, 14 of them on Hubbard Avenue.
  • The houses date from 1956 to 1960: expect the federal lead-paint disclosure and have the inspector look at the electrical panel, original plumbing, foundation and sewer lateral.
  • The edges are busy: I-280 to the southwest, the hospital at the northeast corner and Apple's buildings along Tantau Avenue to the west. Visit at commute hours, and check the city's development-project map for anything planned nearby.

Selling here

  • Put the verified school districts in the listing, with the source, and say plainly that the home is in the City of Santa Clara.
  • Lead with the lot and the single-story plan; buyers here compare original ranch houses that look alike, so updates, permits and lot details make the difference.
  • If you are on Hubbard Avenue or near the creek, have the flood-zone status and natural hazard disclosure ready early.
  • Note distances that are easy to verify: I-280 ramps at Lawrence and Stevens Creek, the Apple Park Visitor Center and the Kaiser medical center.

faq

Westwood Oaks questions, answered

Is Westwood Oaks in Santa Clara or Cupertino?

It is in the City of Santa Clara, with 95051 addresses, even though it sits west of Lawrence Expressway against the Cupertino line. Most houses are in Cupertino's school districts, which is why the question comes up.

Which schools serve Westwood Oaks?

Census maps put most of the pocket in Cupertino Union (K-8) and Fremont Union (high school) and the northern blocks in Santa Clara Unified. No public school is inside it; Eisenhower Elementary and Cupertino High School are both under a mile away. Check the exact address with the districts.

Is Laurelwood Elementary in Westwood Oaks?

No. Laurelwood Elementary (955 Teal Drive) is a Santa Clara Unified school about 0.9 mile north, in a separate Santa Clara pocket north of Homestead Road; a strip of Sunnyvale sits between the two.

How close is Apple Park?

Very close. The Apple Park Visitor Center at 10600 North Tantau Avenue, in Cupertino, is on the pocket's west edge, about 0.4 mile from the middle of the neighborhood.

How old are the homes?

Nearly all were built between 1956 and 1960, and only a handful of single-family lots show a newer build year, so most houses are original single-story ranch homes that have been updated.
