the story
How Mariner's Island & Lakeshore came to be
This corner of San Mateo grew up around water. The Marina Lagoon, which the city describes as a tidal slough diked and dredged in 1952, wraps around it: Mariner's Island sits between the lagoon and Foster City, while Lakeshore and Los Prados sit on the lagoon's west bank with Foster City across the water. North of SR 92, the city adopted the Mariners Island Specific Plan in June 1973 and last revised it in May 1995, and most of the homes came over the next two decades: Census estimates for the tract covering Mariner's Island and Edgewater Isle put the median year built at 1979, with about 40% of homes from the 1970s and 28% from the 1980s. The city's general plan EIR describes a Mariners Island watershed east of the lagoon, covering Bridgepointe, Harbortown and Mariner's Green, that drains straight into the lagoon, with a tide gate near the mouth of Seal Slough controlling how much bay water comes in.
South of SR 92 the lots are older and laid out more like the rest of the east side. City parcel records show Lakeshore, which the city's association list notes was formerly called Hillsdale Manor, recorded as Westshore Unit No. 1, Hillshore Unit No. 1 and Lakeshore Unit No. 1, and Los Prados as a numbered series of Los Prados maps plus El Parque, with later maps such as Laguna Vista, Fountaine and Villa del Prado. Census estimates for that tract give a median year built of 1977, with roughly equal shares from the 1950s and 1960s and larger shares from the 1970s and 1980s.
The next chapter is Bridgepointe. The city's General Plan 2040 calls for a Bridgepointe Area Plan that would merge the Bridgepointe Master Plan and the Mariners Island Specific Plan into one document to guide redevelopment of the shopping center and nearby properties into a mixed-use neighborhood, keeping regional retail while adding a range of housing types.
streets and homes
The streets and the houses
Mariner's Island is mostly association living. The city's homeowner-association map shows three Mariner's Green associations with about 260 detached homes on small lots (median about 2,300 to 2,700 square feet) on Port Drive and Starboard Drive, Fathom Drive, and Shoal Drive with Sextant and Neptune Courts. Around them are condominium and townhome complexes: Harbortown on Shoreline Drive, Wharfside Road and Harbor Seal Court (about 310 parcels), Las Casitas on Armada Way, Mariner's Cove on Port Drive and Anchor Road, and buildings on Mariners Island Boulevard, including a condominium recorded in 2016. About 110 Mariner's Island parcels, mostly on Shoal Drive and Fathom Drive, appear in the city's dock-permit tracking layer.
Edgewater Isle, just south of SR 92 against Foster City, is about 320 condominium parcels on Vista del Mar, Vista del Sol, Via Vista, Via Laguna and Vista Cay, shown on the city's map as the Edgewater Isle South association, with hotels and offices toward the freeway. Bridgepointe, between Mariners Island Boulevard and the Foster City line, is the shopping center (county records class it as a power center) plus offices, an apartment property and an ice rink on Bridgepointe Parkway.
Lakeshore is a standard single-family grid: about 270 single-family homes on 5,000-square-foot R1-C lots on South Norfolk Street, Holland, Hosmer, Elliott and Foster Streets, Claudia, Adrian and Darlene Avenues, and David and Budd Courts, with condominiums at Marina Gardens (Marina Court and Day Avenue) and along Waters Park Circle. Los Prados mixes detached homes on R1-B lots (median about 6,400 square feet) on Los Prados, Bahia, Playa, Llano and Marisma Streets, about 100 small-lot homes in the Laguna Vista association on Kimberly Way, and condominium groups on Los Prados, La Selva and Lago Streets; about 25 of its lagoon-side parcels show up in the dock-permit layer.

Buying or selling in Mariner's Island & Lakeshore: what we check
Buying here
- Check the jurisdiction, not the ZIP: Mariner's Island, Bridgepointe and Edgewater Isle use Foster City's 94404 ZIP but are in the City of San Mateo (San Mateo planning, permits and design review), while their water comes from the Estero Municipal Improvement District rather than Cal Water. Confirm utility providers for the parcel.
- Most homes here are in associations, including the detached Mariner's Green homes. Read the CC&Rs, budget, reserve study, minutes and master insurance policy, and check current dues and any special assessments with the association.
- Flood and ground: FEMA's current map shows nearly every parcel as Zone X, area with reduced flood risk due to levee, and its database lists map revisions here effective in 2015 and September 2026; the area is in the South Bayfront levee assessment district, and nearly all of it is in a state liquefaction hazard zone. Get a current flood determination and read the natural hazard disclosure.
- Lagoon-front lots: docks are city encroachment permits with an annual inspection fee, insurance and a hold-harmless agreement, and the lagoon is drawn down from December to mid-April for flood storage. Ask for the permit and look at the bank and dock at low water.
- Watch Bridgepointe: the General Plan's Bridgepointe Area Plan points to mixed-use redevelopment with housing near Mariner's Island; check the city's planning map for anything near the address.
Selling here
- Have the association package ready early (CC&Rs, budget, reserve study, minutes, insurance), since most buyers here will be reviewing HOA documents.
- State the jurisdiction plainly in marketing: a 94404 address on Mariner's Island or Edgewater Isle is San Mateo, not Foster City.
- For lagoon homes, gather the dock permit, insurance certificate and any bank or bulkhead repair records.
- Lead with the measurable: straight-line distance to Hillsdale Caltrain, the SR 92 and 101 ramps, Bridgepointe, and the nearest lagoon park.

faq
Mariner's Island & Lakeshore questions, answered
Is Mariner's Island in San Mateo or Foster City?
San Mateo. Mariner's Island, Bridgepointe and Edgewater Isle are inside the City of San Mateo on Census and city maps and in county parcel records, even though their mailing ZIP is 94404, which is mostly Foster City (about 86% of that ZIP's land is in Foster City). Lakeshore and Los Prados use San Mateo's 94403.
Which streets have a 94404 ZIP but are in San Mateo?
Mariners Island Boulevard, Shoal Drive, Fathom Drive, Spar and Reef Drives, Trader Lane, Port Drive, Starboard Drive, Anchor Road, Sextant and Neptune Courts, Armada Way, Shoreline Drive, Wharfside Road, Harbor Seal Court, Bridgepointe Parkway and Circle, and the Edgewater Isle streets: Vista del Mar, Vista del Sol, Via Vista, Via Laguna, Vista Cay and Marina Vista.
Are there HOA dues?
For most homes, yes. The city's association map shows Mariner's Green, Harbortown, Las Casitas, Mariner's Cove, Edgewater Isle South, Marina Gardens and Laguna Vista associations, among others. Dues change, so we don't list them; ask the association for the current budget.
Is it in a flood zone?
FEMA's current map shows nearly all of it as Zone X, area with reduced flood risk due to levee, where flood insurance is encouraged but not federally required. Parcels here are also in the city's South Bayfront levee assessment district. Check the exact address.
What is planned for Bridgepointe?
The city's General Plan 2040 calls for a Bridgepointe Area Plan to guide redevelopment of the shopping center and nearby properties into a mixed-use neighborhood with regional retail and a range of housing types. Watch the city's planning pages for hearings.
