the story
How Southern Hills & Bayshore came to be
These are two of Daly City's planning areas, side by side under San Bruno Mountain's north slope. Bayshore joined the city in 1963: the city's General Plan environmental report describes the 1963 annexation of the Bayshore neighborhood, which expanded the city east. Its sewer district is older than that. The Bayshore Sanitary District, formed May 18, 1925, still provides sewage collection for the Bayshore neighborhood south of the San Francisco line (San Mateo LAFCo). The city's address records file the flat blocks along Geneva Ave under Schwerin Addition No. 1 and a Dimond Tract of the Bay Shore District. Census estimates put the median year built there at 1958, with the 1940s the biggest decade and about 190 homes from 1939 or earlier.
The Cow Palace anchors the corner. The arena at 2600 Geneva Ave opened in 1941, per the venue, and is run by District Agricultural Association 1-A, a state fair district under the California Department of Food and Agriculture; a 2011 state bill analysis notes that much of the property is in Daly City. Southern Hills, on the ridge to the west, was subdivided in numbered units that the city's records list as Southern Hills No. 2A through No. 4B, and Census estimates put the median year built at 1969 for the tract that covers it, with about 650 of its roughly 1,500 homes from the 1960s and about three in four detached.
The slopes between them filled in later with planned developments: Bay Ridge around Alexis Cir, Linda Vista on Linda Vista Dr, Saddleback's courts off Carter St, Saddle Mountain, The Overlook, and the newest, Point Martin I and II, whose streets the city has not yet assigned to a planning area. Midway Village, an apartment community on Park St, is being rebuilt in phases, and a county announcement in August 2024 describes a later phase planned as a public park with playing fields for the city to run.
streets and homes
The streets and the houses
Southern Hills' streets follow the slope: South Hill Blvd loops through, with Alta Vista Way, Ardendale Dr, Oakridge Dr, Polaris Way, Canyon Dr, Baltimore Way and Southridge Way, and short courts such as Mira Vista Ct, Dalerose Ct and Arden Ct. The city's parcel map shows about 700 R1 parcels coded Southern Hills, with a median lot of about 4,500 sq ft (middle half about 3,560 to 5,900 sq ft, by our measurement), noticeably roomier than the roughly 2,500 sq ft lots in Crocker next door. South Hill Estates on Estate Ct and South Hill Ct is a small planned development.
Bayshore's flats are a grid: Accacia St, Oriente St, Rio Verde St and Schwerin St run from Geneva Ave, crossed by Ottilia St, Partridge Ave and Martin St, with Calgary St, Pueblo St, Velasco Ave and MacDonald Ave toward the county line. R1 lots there have a median of about 2,850 sq ft (middle half about 2,500 to 3,570). Geneva Ave and parts of MacDonald Ave are zoned commercial mixed use, and the blocks by Talbert St, Allan St and Bayshore Blvd are zoned industrial.
Up the slope, the enclaves sit on planned-development parcels, each with its own association: Saddleback (Oak, Cedar, Pine, Lupine and Wildflower courts, about 180 parcels), Saddle Mountain (Farrier Pl, Martin Tr, Steve Courter Way), The Overlook (Sage St, Harvest St, Crape Ct, Coastal Ct), Point Martin (Point Martin Way, Pacific Mist Dr, Coastal Ridge Ln, Shoreridge Ln, Skyview Ln, Starview Ln) and the Bay Ridge streets (Bay Ridge Dr, Alexis Cir, Nancy Ln, Sharon Ct).

School districts and getting around
School districts
Two elementary districts share this area. Census school-district lines put Southern Hills (about 830 city address points) in the Brisbane School District, whose Panorama Elementary is at 25 Bellevue Ave and whose middle school, Lipman Middle, is in Brisbane; Bayshore, including Robinson Dr on the Southern Hills side (about 2,290 points), is in the Bayshore Elementary School District, whose school, Bayshore (K-8), is at 155 Oriente St. The whole area is in the Jefferson Union High School District. Attendance boundaries change, so check the exact address with the district.

Buying or selling in Southern Hills & Bayshore: what we check
Buying here
- Two places, two school districts: Southern Hills is in the Brisbane School District and Bayshore (including Robinson Dr) in the Bayshore Elementary School District. Confirm by address before you count on a school.
- The flats are mapped for liquefaction: the state's seismic hazard maps put Geneva Ave and parts of Accacia, Oriente, Rio Verde, Schwerin, MacDonald, Calgary and Talbert streets, Park St and Cypress Ln in a liquefaction zone. Check the parcel; work in a mapped zone can require a geotechnical report.
- The slopes carry other mapping: CAL FIRE's 2025 map puts many hillside streets (Alta Vista Way, Ardendale Dr, Oakridge Dr, Bay Ridge Dr, Alexis Cir, Linda Vista Dr, Point Martin Way and the Saddleback courts among them) in a Moderate fire hazard severity zone, and earthquake-induced landslide zones touch parts of Farrier Pl, Martin Tr, Pacific Mist Dr, Alexis Cir, Oakridge Dr, Point Martin Way and Bay Ridge Dr. Check the parcel and the disclosures.
- Sewer service on the Bayshore side comes from the Bayshore Sanitary District, which LAFCo gives a zero sphere of influence, meaning Daly City and Brisbane would take over if it dissolves. Ask which agency bills sewer and whether any changes are pending.
- Planned developments (Saddleback, Saddle Mountain, The Overlook, Point Martin, Bay Ridge, South Hill Estates) each have an association: read the CC&Rs, budget and reserve study and check current dues.
- Know the surroundings: the Cow Palace hosts events, and the blocks by Talbert St, Allan St and Bayshore Blvd are zoned industrial.
Selling here
- Say which side you are on. Listing records split this area among Southern Hills, Bayshore, Saddleback, Schwerin Estate and Saddle Mountain, so pull comparable sales by street and home type.
- In Southern Hills, put the lot size on the flyer; lots run noticeably larger than in the older Daly City grids next door.
- Order the natural hazard disclosure early; liquefaction on the flats and fire or landslide mapping on the slopes are questions buyers will ask.
- For association homes, order the resale documents early; for Bayshore-side homes, have the sewer district's billing information handy.
