the story

How Homestead & Heron came to be

Sunnyvale's southern edge does not follow Homestead Road everywhere. Here the City's city-limit layer drops south of Homestead to take in a block of about 160 houses between Heron Avenue and Linnet Lane, with Cupertino on the other three sides. Every house is zoned R-0, low-density residential, and the City's parcel records put them all in the Ortega planning area.

The pocket was built as three tracts in about four years. The City's parcel layer lists Tract 1852 (about 55 houses, median year built 1958) next to Homestead Road, Tract 2300 (about 50 houses, 1959) in the middle, and Tract 2623 (about 48 houses, 1962) at the south end. The recorded names of these tracts are not in the County's online map index, which stops in the mid-1950s, and their builders are not confirmed here.

On the City's map of registered neighborhood associations, the pocket is part of the Ortega Park Neighborhood Association's area, which runs from here north across Homestead Road to Fremont Avenue. Our Ortega Park guide covers the blocks between Homestead Road and Dunholme Way; this guide covers the Sunnyvale houses south of Homestead.

streets and homes

The streets and the houses

The street names pick up the bird theme from the Ortega Park blocks north of Homestead. Heron Avenue runs north-south through the west side and continues across Homestead Road; Lark Lane and Linnet Lane run parallel to it on the east. Killdeer Court and Kinglet Court are short courts, and a second set of names comes from Scotland and Ireland: Selkirk Place, Prestwick Court, Parnell Place and Shetland Place.

The City's parcel records describe a uniform stock: the median house is about 1,830 square feet on about 7,200 square feet of land, and three- and four-bedroom houses are about equally common. About a third of the houses (about 50) have two stories, and most of those carry 1960s build years in the records, concentrated on the 1962 streets at the south end: about 16 of 29 houses on Lark Lane and 17 of 25 on Shetland Place. Only a couple of houses have been rebuilt since 2000, and the parcel layer flags no Eichlers here.

Because the pocket is small and bounded by the city line, almost every street is local. Heron Avenue and Linnet Lane are the two streets that meet Homestead Road; Lark Lane and the short places and courts sit between them, and the south end stops at the Cupertino line.

nerd notes

Buying or selling in Homestead & Heron: what we check

Buying here

  • Confirm the city. The pocket is Sunnyvale, but the houses across Linnet Lane, south of Lark Lane and west of Heron Avenue are in Cupertino; permits, utilities and city services change at that line.
  • Confirm the school districts by exact address with Cupertino Union and Fremont Union, since attendance boundaries change.
  • For the 1958-1962 houses, check the electrical panel, sewer lateral, roof and the permit history of any additions or second stories. Homes built before 1978 come with a federal lead-based paint disclosure.
  • Planning a second story, an ADU or an SB 9 project on an R-0 lot of about 7,200 square feet? The parcel layer shows no single-story (S) district here, but ask the City's Planning Division what review applies at your address.
  • Visit at different times if the house backs onto Homestead Road, an arterial with steady traffic toward Wolfe Road and De Anza Boulevard.

Selling here

  • Make the city and school districts clear in the listing, since the pocket sits south of Homestead Road with Cupertino on three sides.
  • With only about 160 houses and few rebuilds, buyers compare closely within the pocket; note the tract year (1958, 1959 or 1962) and whether a second story is original or added, with permits.
  • Gather permits and finals for additions, remodels and any garage conversion.
  • Point out the distances: Ortega Park about 0.6 mile, I-280 at Wolfe Road about 0.85 mile and the Homestead Road bus stops about 0.8 mile (all straight-line).
