the story
How Rock Street & Old Middlefield Way came to be
Two short 1950s maps made this pocket. Tract 1469, dated March 1955 and recorded that June, laid out Spring Street, Telford Avenue and Morgan Street between Middlefield Road on the north and Rock Street on the south, with a strip on its west side dedicated for Permanente Creek and the Bayshore Highway cutting across its northeast corner. Tract 1586, dated August 1955 and recorded in April 1956, picked up Spring and Morgan streets where the first map had stopped them at one-foot reserve strips and carried them southeast along the highway, adding Camp Avenue. Both maps were prepared by the Palo Alto civil engineer George S. Nolte, and neither gives the subdivision a name. The road the 1955 map calls Middlefield Road is today's Old Middlefield Way, and the Bayshore Highway is US 101.
The city's annexation records show most of these lots joining Mountain View in the Bayshore No. 1 annexation of January 1955, a few months before the first map was recorded, while the southeastern blocks around today's Morgan Court came in earlier, with Middlefield No. 1 in 1952. The 1955 map labels the land across Rock Street as Whisman School District property; Crittenden Middle School of today's Mountain View Whisman School District is there now. Morgan Court came last: a 1976 map (Tract 5811, which the city engineer's certificate calls Serenity) created it from a lot of a recorded industrial park and one lot of Tract 1586.
The neighbors to the east are still offices and light industry. In 2018 and 2019 the city studied a visioning plan for the Terra Bella area, bounded by US 101, Highway 85, West Middlefield Road and Crittenden Middle School, that would have turned about 33 acres to housing with buildings up to seven stories. A local newspaper reported that homes on Morgan Street would sit directly next to the proposed buildings and that neighbors called the density too high. The effort fizzled in 2019, and the area has no overall plan, so projects come forward one at a time.
streets and homes
The streets and the houses
Spring Street and Morgan Street are the spine. Both run east from the creek end and then bend southeast to follow the freeway, Spring on the outside of the curve and Morgan on the inside. Telford Avenue and Camp Avenue are short cross streets, and Rock Street runs along the south edge before hooking around toward Morgan Court, a cul-de-sac east of the school. The 1955 map drew lots 53 feet wide and about 100 feet deep, and the city's parcel layer puts the median lot at about 6,040 sq ft, with Morgan Court's lots larger at about 8,600 sq ft.
The houses date from the mid-1950s and started small. A 1956 house on Spring Street in listing records has three bedrooms and two baths in about 1,258 sq ft on a 5,928 sq ft lot, and its listing describes the attached garage converted to living space, which shows how many of these houses have been stretched. All of the lots are zoned R1, and Morgan Court plus parts of Morgan Street and Rock Street near it (27 lots) carry the city's special design (SD) overlay, which requires a special design permit before new structures or changes.
The edges shape daily life here. The north row of lots backs toward Old Middlefield Way and US 101, the creek channel and its trail run along the west end, Crittenden's fields and buildings fill the south side of Rock Street, and the Terra Bella office and industrial blocks begin at the east end of Morgan Street.

Buying or selling in Rock Street & Old Middlefield Way: what we check
Buying here
- Check flood status for the exact parcel. A FEMA map revision (LOMR 22-09-1032P, effective September 5, 2024) puts most of these lots in shaded Zone X (0.2 percent annual chance flood), outside the special flood hazard area, but the city's own GIS flood layer still shows an older shallow-flooding Zone AO here. Ask the lender and insurer which map they use.
- If the lot is on Morgan Court or the nearby parts of Morgan Street or Rock Street, ask the planning division how the special design (SD) overlay affects an addition, a rebuild or an ADU.
- Lots on the north side of Spring Street and on the outside of its curve back onto the US 101 and Old Middlefield Way frontage; listen at commute hours before you commit.
- On a 1955-56 house, check the foundation, electrical panel, plumbing and sewer lateral, and get permits for any garage conversion or addition; houses built before 1978 come with a federal lead-paint disclosure.
- Ask the city what is approved or proposed in the Terra Bella blocks east of Morgan Street, and drive Rock Street at school drop-off and pickup times.
Selling here
- Describe the location by its landmarks (Permanente Creek Trail, Crittenden, Old Middlefield Way), since the area has no widely used neighborhood name.
- Have the current FEMA zone and any elevation or insurance paperwork ready; buyers will see the older Zone AO on the city's map.
- List permits and dates for additions and garage conversions on a 1950s house.
- Measure and state the walk to the creek trail and the bike ride to North Bayshore over the US 101 bridge.

faq
Rock Street & Old Middlefield Way questions, answered
Is Rock Street & Old Middlefield Way an official neighborhood name?
No. The two 1950s maps here carry only tract numbers, and we found no association or established name. The city's noticing map groups these blocks into its Monta Loma/ Farley / Rock Street area, so our guide uses the two streets that bound the pocket.
When were the homes built?
The maps were recorded in 1955 and 1956, and a listing record dates a Spring Street house to 1956. Morgan Court was added in 1976. City records do not list year built, so check each house's records.
Is this area in a flood zone?
Under FEMA's map revision effective September 5, 2024, most lots are in shaded Zone X, outside the special flood hazard area. The city's older GIS layer still shows Zone AO, so confirm the current zone for the specific parcel.
Which school districts serve these streets?
Mountain View Whisman School District through grade 8 and Mountain View-Los Altos Union High School District for high school. Crittenden Middle School is across Rock Street; confirm the assigned schools for any address with the districts.
How do you get to Shoreline at Mountain View and North Bayshore without a car?
Take the Permanente Creek Trail from the west end of the neighborhood: it passes under Old Middlefield Way and crosses US 101 on a bike and pedestrian bridge to Shoreline at Mountain View.
