If you’re buying
- Ask why the price changedA cut can mean the first price was too high, the home needs work or the seller’s timing changed. We call the listing agent to find out before you write.
- Look at the whole historyOne cut after weeks on the market is different from three cuts in a row. We pull the full pricing history from the MLS.
- Price from sales, not the old numberThe earlier asking price isn’t a benchmark. Recent comparable sales tell you what the home is likely worth.
- Ask for terms, tooSellers whose homes have been on the market a while may agree to contingencies, a longer close or a credit that wouldn’t have worked in the first week.

A price cut on its own doesn’t mean a home is a bargain or that the seller will take less. The radar finds listings asking less than an earlier price; we check each home’s history, condition and recent comparable sales before suggesting an offer.

Questions we hear
How does the radar know a price was cut?
The MLS reports when a listing’s price changes. A listing counts as cut when its current price is lower than the earlier price on record. Price increases aren’t counted.
Does a price cut mean the seller will negotiate?
Not always. Some sellers cut to reach a new group of buyers and hold firm at the new price. We call the listing agent before you write an offer.
Why isn’t every listing in the list?
The radar counts houses, condos and townhomes. Other property types are left out, and listings without a full address are counted in the figures but not shown in the list.
How often does it update?
Each time the page loads, from the MLS through our IDX feeds. Your browser keeps a copy for 15 minutes so switching cities is quick.
