the story

How Parktown came to be

Parktown is the name the city's neighborhood map gives the 1960s grid between S. Park Victoria Dr and the hills, and the street signs make the name easy to remember. Yellowstone Ave, Shenandoah Ave, Grand Teton Dr, Big Bend Dr, Crater Lake Ave, Everglades Dr, Glacier Dr, Olympic Dr, Acadia Ave, Lassen Ave, Mt. Rainier Ave, Sequoia Dr and Yosemite Dr all match national parks, joined by California names such as Mt. Shasta, Mt. Diablo, Tahoe, Clear Lake, Big Basin and Butano.

County build years in the city's parcel data show the core going up quickly. Lassen Ave, Olympic Dr, Platt Ave, Glacier Dr and Acadia Ave date to 1963-64; Shenandoah Ave, Big Bend Dr, Crater Lake Ave, Everglades Dr, Grand Teton Dr and Mt. Rainier Ave to 1963-65; Mt. Shasta Ave, Mt. Diablo Ave, Sonoma Dr and Portola Dr to 1966; Butano Dr, Tahoe Dr and Rocky Mountain Ave to 1968; and the Seacliff Dr, Shiloh Ave, Bliss Ave, Petersburg Dr and Mesa Verde Dr streets near Piedmont Rd to 1969-71. Later rounds filled the southwest corner: Courtland Ave, Jungfrau Ct, Matterhorn Ct and Big Bear Ct in 1977-83, Chewpon Ave in 1979-81, and small-lot private lanes (David Ln, Cuciz Ln, Cracolice Way, French Ct) in 1991-96. The median build year across about 1,660 single-family parcels is 1969.

Five city parks sit inside these lines: Murphy Park and Robert E. Browne Park (once called Yellowstone Park) face each other on Yellowstone Ave, Creighton Park is on Olympic Dr, Sinnott Park is at Clear Lake Ave and Tahoe Dr, and Ben Rodgers Park is on Seacliff Dr. Sinnott Elementary and Rancho Milpitas Middle School sit side by side on Yellowstone Ave on the east side of the grid.

streets and homes

The streets and the houses

Long east-west streets run from S. Park Victoria Dr toward the hills, tied together by Sequoia Dr and Grand Teton Dr. Single-family lots in the 1960s core are about 5,400 to 6,000 sq ft (median about 5,600), zoned R1-6, and county data list about 58 percent of single-family parcels with one floor and the rest with two. The 1969-71 streets near Piedmont Rd (Seacliff, Shiloh, Bliss, Petersburg, Mesa Verde) finish the core on lots of about 6,000 sq ft.

The southwest corner near Dempsey Rd and Courtland Ave holds smaller lots: Courtland Ave, Jungfrau Ct, Matterhorn Ct, Big Bear Ct and Chewpon Ave (1977-83) run about 3,400 to 4,500 sq ft, and the 1984-96 lanes (Aberfeldy Way, Methven Ln, David Ln, Cuciz Ln, Cracolice Way, Madruga Way, French Ct, Sassone Ct) are similar, with two-story homes on private streets.

Attached housing clusters along Landess Ave: 1971-73 townhomes on Highland Ct, Lowland Ct and the north side of Landess Ave, and 1971 condos and duplexes on Clear Lake Ave and Big Basin Dr. Duplexes also line parts of S. Park Victoria Dr. The shopping corner at S. Park Victoria Dr and Landess Ave holds the Parktown Plaza and Seasons Marketplace centers (names from the city's street data).

nerd notes

Buying or selling in Parktown: what we check

Buying here

  • Flood map: about half of the home parcels are FEMA zone D, meaning the flood hazard has not been studied, and the rest are zone X; no home parcel here is in a FEMA special flood hazard area. Check the address on the FEMA map (panel 06085C0086H at the center, effective May 18, 2009).
  • Liquefaction: about a third of the parcels, the western blocks near I-680 and Dempsey Rd (Acadia Ave, Glacier Dr, the Courtland Ave corner and the 1980s-90s lanes), are in the state liquefaction zone; Shenandoah Ave, Big Bend Dr, Crater Lake Ave, Everglades Dr and Grand Teton Dr are outside it. Check the parcel.
  • Fault and landslide zones: the Alquist-Priolo earthquake fault zone clips the northeast corner (parts of Petersburg Dr, Bliss Ave, Mesa Verde Dr, Shiloh Ave and Seacliff Dr, and a few Yosemite Dr lots), and a few Seacliff Dr lots are in a state landslide zone. Read the natural hazard disclosure.
  • Private lanes and HOAs: Aberfeldy Way, Methven Ln, David Ln, Cuciz Ln, Cracolice Way, Madruga Way, French Ct and Sassone Ct are private streets in the city's street data, and the Landess Ave townhomes have associations. Ask for HOA documents, current dues and who maintains the road.
  • Lot options: on the 1960s R1-6 lots, check permits for past additions and ask the city about ADU and SB 9 options for the specific lot.

Selling here

  • Give the street's build year in the listing; buyers compare the 1963-66 models street by street.
  • State that the address is on the Milpitas side of Landess Ave; the city line and the school districts change across the street.
  • Explain zone D in the disclosure packet so buyers read it as unstudied, not high-risk.
  • Mention the nearest of the five parks by name and distance in blocks; it's a concrete location fact.
