the story
How Regnart came to be
The name is older than the houses. A 1922 county history says Regnart Avenue near Cupertino was named for the Regnarts, who set out an orchard there and worked an 80-acre orchard in what it calls Regnart Gulch, about 2.5 miles from Cupertino. The name stayed with the land: Regnart Road climbs west from Bubb Road into the canyon, the City's neighborhood map labels the upper hillside streets Regnart Canyon, two of the City's annexations here are titled Regnart (1964 and 1978), and the Cupertino Union School District's Regnart Elementary stood on Yorkshire Drive until it closed in 2022.
The flat half came first. Early-1960s tracts recorded as Stellar Heights, Huntingdon Village and Hickory Ridge, among others, filled the land between Bubb and Stelling roads, and most of it was not yet Cupertino: the City's annexation records show 451 of the 769 lots joining the city in the San Jose-Cupertino Reorganization, effective July 1, 1979.
The hillside half came in pieces, straight from the county. The City's annexation records list Bubb 2 (1959), Bubb Rd 3 (1960), Regnart 63-4 (1964), Lindy 65-5 (1966), Regnart 77-10 (1978), Lindy Canyon 78-16 (1979), a series of Upland Way annexations from 1990 to 1995 and a 2006 'Cupertino Pocket' annexation. Year built follows the same pattern: the hillside streets kept adding houses through the 1970s, 1980s and 1990s, after the flat streets were finished.
streets and homes
The streets and the houses
East of Bubb Road, the street plan is a set of 1960s tracts. Stafford Drive, Elmsford Drive and Yorkshire Drive run in from Bubb Road, with Belknap Drive and Court, Weymoth Drive, Sunderland Drive, Folkestone Drive and Elmsford Court between them. Toward Stelling Road, the Huntingdon Village and Stellar Heights tracts laid out Robindell Way, Hunterston Place and Derbyshire Drive, and Stellar Heights went for the sky with Milky Way, Orion Lane and Lunar Court. Squirehill Court, Orogrande Place, Charsan Lane and Manita Court are later courts.
Those flat streets are R1-6 almost throughout, on lots of about 6,000 to 7,500 square feet with mostly 1960s houses. West of Bubb Road the lots grow quickly: Monrovia Street, La Playa, Conradia and Addington courts and lower Regnart Road are R1-7.5, Lindy Lane is R1-10 and R1-20, and the upper canyon is hillside RHS zoning, with median lots of about 1.4 acres on Regnart Road and about 3 acres on Regnart Canyon Drive and Canyon View Circle (City parcel outlines). About 7 percent of all lots carry a year built of 2000 or later. The City's parcel layer has no floor area or stories, so check size and layout listing by listing.
The hillside streets wind up from Bubb Road: Regnart Road and Lindy Lane, with Regnart Court, Lindy Place, Regnart Canyon Drive and Canyon View Circle above them, and Upland Way, Upland Court, Villa Maria Court and Rainbow Court off the west end of Rainbow Drive. This is where the hazard maps concentrate. CAL FIRE's Fire Hazard Severity Zone maps put 121 lots in the Very High zone, 51 in the High zone and 86 in the Moderate zone (the highest zone touching each lot), mostly on Lindy Lane, Regnart Road and the canyon streets; the flat streets east of Bubb Road are in no zone. No lot is in a FEMA flood zone at its center.

nerd notes
Buying or selling in Regnart: what we check
Buying here
- Check the fire map for the parcel first. On the hillside streets, CAL FIRE's maps put 121 lots in the Very High zone, 51 in High and 86 in Moderate. Expect defensible-space requirements and a natural hazard disclosure, and ask for records of any defensible-space or roof and vent work.
- Hillside rules apply west of Bubb Road. 141 lots are in the City's RHS hillside zones and carry its residential hillside flag, which bring their own limits on grading, slope and house size; ask the City's planning staff what a project would need, and ask for any geotechnical reports.
- On the hillside lots, confirm sewer or septic, water service, driveway and road access, and any shared-road or easement agreements on the title report.
- Ask which agency issued the permits. Most flat-street lots were in San Jose until July 1, 1979, and the hillside lots joined Cupertino from the county between 1959 and 2006, so older permits may be with San Jose or the county. Expect the federal lead-paint disclosure on houses built before 1978.
- Check whether the lot is in an association. The City's HOA layer marks one, Regnart Ridge, on part of the upper canyon; if the lot is in it, read the documents and current dues.
Selling here
- Put fire-zone status, defensible-space work and any roof, vent or siding upgrades in the disclosure package up front; hillside buyers ask for them first.
- Lead with the lot: size, zoning, slope and usable flat area. An R1-6 lot on Stafford Drive and an RHS acre on Regnart Road invite very different plans.
- Pull permits early, including San Jose or county records from before annexation, and any geotechnical reports.
- Give real distances to Linda Vista Park, Three Oaks Park, the Bubb Road and McClellan Road schools and the Highway 85 on-ramp at De Anza Boulevard.
