the story

How Twin Oaks & Creekside came to be

Trains came before houses here. The South Pacific Coast Railroad reached Los Gatos in 1878, laid on the west side of Los Gatos Creek, and an 1889 subdivision map of part of Jacob Sackett's land (recorded in 1892, Book E of Maps p. 131) shows its tracks running north between Santa Cruz Road and University Avenue, with a row of lots facing University Avenue just north of Saratoga Road.

In 1924 Hannah Sackett recorded her Twin Oaks Tract (Book S of Maps p. 30), approved by the Town's Planning Commission and Board of Trustees and surveyed by H. B. Fisher, the Town Engineer: about 75 lots on University Avenue, Wraight Avenue, Chester Street, Bird Avenue and Woodland Avenue. Most of the houses on those streets went up in the 1940s and 1950s, county records show. Los Gatos Gardens (two units, recorded in 1957) laid out the blocks north of the tract on Towne Terrace and Avery, Rushmore and Milbrae lanes, now mostly apartment buildings, and Oak Meadow Drive holds condominiums (Regency Court, recorded in 1980) and offices.

The newest layer sits along the creek. Tract 8280, recorded in 1990, became the two-story houses of Ohlone Court, most built in 1996, and Los Gatos Creekside Village, recorded in 2005, put 69 two-story homes on Creekside Village Drive between Woodland Avenue and the creek, built from 2005 to 2007. Those two streets are why the median build year here is 1996. Today the Town zones much of University Avenue for light industry (LM), with neighborhood-commercial lots along North Santa Cruz Avenue.

The streets and the houses

The Twin Oaks Tract is the old core. Wraight Avenue, Chester Street, Bird Avenue and Woodland Avenue hold mostly one-story houses from the 1940s and 1950s on lots of about 5,500 square feet, zoned R-1D, the Town's downtown single-family zone. University Avenue has about 32 houses, from the early 1900s to the 2020s, mixed with businesses. Median house sizes on these streets run about 1,300 to 2,100 square feet, with two-story rebuilds among the originals.

Creekside Village Drive holds 69 two-story homes from 2005-2007, most about 1,500 square feet on lots of about 2,500 square feet; listing records describe a community pool, spa and clubhouse. Ohlone Court, off Roberts Road, has 32 two-story houses, most from 1996, of about 2,470 square feet on lots of about 6,800 square feet, zoned R-1:8 with a planned-development overlay. A few more houses sit on Monroe Court, Roberts Road, Forrest Avenue, Towne Terrace, Brickway Court and Oak Meadow Drive.

About 61 percent of the houses have two or more stories and the median living area is about 1,650 square feet. The rest of the land is apartments and condominiums (zoned R-M), offices on Blossom Hill Road and Oak Meadow Drive, the LM light-industrial strip along University Avenue, and shops along North Santa Cruz Avenue. Los Gatos Creek and its trail run along the east side of the area, west of Highway 17.

Buying or selling in Twin Oaks & Creekside: what we check

Buying here

  • Check the flood and liquefaction maps by parcel. Sixteen houses, almost all on Creekside Village Drive next to the creek, are in a FEMA flood zone (Zone AE), and the state's liquefaction map covers 132 of the 216 house lots (61 percent) at the parcel center. Read the natural hazard disclosure and price flood insurance early.
  • For Creekside Village Drive and the condominiums, read the HOA documents (budget, reserves, insurance, rules) and check current dues. Ohlone Court is a planned development, and Town GIS shows Creekside Village Drive in the Town's RMH zone, so ask the Planning Division what changes those zones allow before planning an addition or ADU.
  • In the Twin Oaks Tract, most houses date from the 1940s and 1950s and the zone is R-1D: check the foundation, sewer lateral and electrical panel, expect the federal lead-paint disclosure on houses built before 1978, and ask the Town what review a remodel needs.
  • Expect traffic and freeway noise near the edges: Highway 17 runs along the east side and North Santa Cruz Avenue, Blossom Hill Road and Los Gatos-Saratoga Road carry through traffic, and University Avenue has light-industrial businesses. Visit at commute hours and on a weekend.
  • Town parcel data puts about a dozen lots, including some on Ohlone Court and Oak Meadow Drive, inside the Berrocal fault zone, a county-mapped fault rupture hazard zone; ask whether a geologic report would be required for new work.

Selling here

  • Order the natural hazard disclosure early, and gather any elevation certificate and flood insurance history if your lot is near the creek.
  • For Creekside Village Drive and the condominiums, have the HOA packet, reserve study and assessment history ready before you list.
  • For a Twin Oaks Tract house, have permits for past additions and any foundation or sewer work ready; buyers will compare original houses with nearby rebuilds.
  • Lead with facts buyers can check: the creek trail, the walk to downtown and Oak Meadow Park, the Route 27 stops and the Highway 17 interchange at the corner.
