the story

How Sylvan Park came to be

Sylvan Park is defined by its edges. Highway 85 runs along the west side, Highway 237 along the north, El Camino Real along the south, and the Sunnyvale city line on the east, so the neighborhood works like a self-contained pocket of about 220 acres. Palo Alto Online's neighborhood profile uses exactly those four edges, and the neighborhood shares its name with the 9-acre city park at its center. City documents also use the name Sylvan-Dale: it is the name of a park-planning area and of a small precise plan district near El Camino Real. Dale Avenue itself is just south of El Camino.

County assessor records mapped by the city (fiscal 2017) show the area filling in over several decades. A handful of houses on Alice Avenue and Moorpark Way date from the late 1940s and early 1950s. The 1960s brought duplexes and small apartment buildings on Sevely Drive, Borello Way, Muir Drive, Luce Court, Tahoe Terrace, Moraga Drive and Sylvan Avenue, plus larger complexes on Dana Street and El Camino Real; nearly every pre-1981 multifamily building here dates from that decade. Foxborough Drive and Hedgerow Court followed in 1976 as a tract of two-story houses (the city's paseo records cite Tract No. 5774 for the Foxborough walkway), Bourbon Court in 1978, and the Rainbow Drive townhouse complex around 1980.

Glenborough Drive, Sullivan Drive, Tami Way and Tiana Lane do not appear in the pre-1981 assessor layer, which points to construction after 1980. The newest corner is in the northeast, where a townhome enclave with streets named for painters (O'Keefe Way, Magritte Way, Chagall Street, Hockney Avenue, Miro Avenue, Kahlo Street, Dali Avenue and Wyeth Street) sits beside Evelyn Park, land the developer dedicated to the city.

streets and homes

The streets and the houses

Sylvan Avenue is the spine, running north from El Camino Real past the park to Moorpark Way, with bike lanes the length of it. East Dana Street and Moorpark Way curve across the north half, and short loops and courts branch off them: Glenborough and Foxborough drives and Hedgerow Court on the park's north and west sides, Sullivan Drive and Devoto Street to the south, and Rainbow Drive running toward Highway 85.

The single-family streets around the park hold the biggest houses. In the assessor data the 1976 houses on Foxborough Drive and Hedgerow Court are mostly two-story, about 2,250 to 2,450 sq ft at the median, with three or four bedrooms, on lots of roughly 7,600 to 10,000 sq ft zoned R1-7 and R1-10. The older houses on Alice Avenue are one-story, around 1,650 sq ft, on lots of about 8,000 sq ft. A few very large lots on Moorpark Way and Sylvan Avenue carry the city's R1-10 zoning with a Special Design (sd) overlay.

About a fifth of the land is mobile home zoning. The city's neighborhood-group list includes Sunset Estates (about 144 spaces) and Moorpark Mobile Homes (about 137), the two mobile home parks Palo Alto Online describes. Most of the rest is duplex and apartment zoning (R2, R3 and R4), where 1960s two-unit buildings line Sevely Drive, Borello Way and Muir Drive, the Rainbow Drive complex has about 140 units, mostly one and two bedrooms at around 1,050 sq ft, and the painter-named townhomes sit on individual parcels of about 750 sq ft.

Buying or selling in Sylvan Park: what we check

Buying here

  • Zoning changes block by block: R1-7 and R1-10 single-family streets, a Special Design (sd) overlay on a few large lots, R2 and R3 duplex and apartment blocks, mobile home zoning and the Sylvan-Dale precise plan around Bourbon Court. Check what applies to the parcel and its neighbors before you plan an addition, ADU or SB 9 split.
  • For townhouses and condos (the Rainbow Drive complex, the painter-named streets near Evelyn Avenue), read the HOA documents, the reserve study and any special assessments.
  • If you are looking at a home in one of the two mobile home parks, get the park rules and find out exactly what you would own and what you would lease before you write an offer.
  • Lots along the west and north edges back onto Highways 85 and 237; visit at commute hours to judge freeway noise for yourself.
  • Pull the flood map for the exact parcel. The city's FEMA layer shows the area in Zone X, part of it marked reduced risk due to a levee and part as 0.2 percent annual chance.

Selling here

  • If your house is on Foxborough, Hedgerow or Glenborough, buyers will compare it with the newest single-family streets nearby; have permits and dates for remodels, roofs and systems ready.
  • For duplexes, document both units clearly: separate meters if any, permits, current leases and which unit you would deliver vacant.
  • Townhouse sellers should order HOA documents early so buyers can review them during their contingency period.
  • Put the park in the listing with a measured walking distance; for many streets here it is the biggest everyday feature.
