the story
How Sunrise Park came to be
Sunrise Park is the strip of north Gilroy between Santa Teresa Blvd and the hills, from Longmeadow Dr up to Day Rd, where the city stops and county agricultural land begins. The city's history page describes the land around Gilroy as orchards of prunes, cherries and apricots until the early 1960s, when row crops took over. On the city's creek map, Lions Creek and Day Creek both cross this outline on their way east toward the valley floor.
Nearly every single-family home here was built between 1988 and 2017, according to county records, and you can read the decades street by street. Eagle View Way, Quail Walk Dr, Falcon Ct, Blackwing Way and the north side of Longmeadow Dr came in 1988-89. Blacksmith Dr, Trailblazer Way, Wetsand Ct and Hogan Way followed in 1993-95. The late 1990s and 2000 brought Lariat Dr, Rodeo Dr and Sage Hill Dr, Peregrine Dr, Eagles Nest Ln, Arapaho Dr, Benbow Dr, Dovetail Way and Linnet Ct. Tapestry Dr, Sedona Way, Laredo Way and Cherrywood Ct arrived in 2003-05.
The last stretch filled the west and north edges: Cielo Vista Ln, Coyote Moon Ln and Golden Sky Way (2006-12), Geronimo St, Pueblo St and Blackfoot Ct (2011-14), Grande Dr (2012), the hillside lots on Rancho Hills Dr, Longmeadow Ct and Arrowhead Ct (2014), and Bobcat Ct, Puma Way, Jaguar Pl and Lynx Pl against Day Rd (2016-17). Christopher High School sits at 850 Day Rd in the northeast corner, and the city lists an aquatics center there among its recreation facilities.
streets and homes
The streets and the houses
Sunrise Dr is the spine, running west from Santa Teresa Blvd through the middle, with Rancho Hills Dr curving up from Longmeadow Dr along the west side. Off those two, the layout is loops and courts. Day Rd is a through road only along the north edge; past the city limit it continues west as a county road.
County assessor data count about 1,190 single-family parcels and no condominiums. About 70 percent are two-story. The median house is about 2,490 sq ft (middle 80 percent about 1,700 to 3,200 sq ft), on a median lot of about 6,600 sq ft (middle 80 percent about 6,000 to 8,800). About a third of the homes from the 1980s, 1990s and 2010s are one-story; the 2000s tracts are about 83 percent two-story. City zoning is R-1 on about 1,135 parcels and RH (Residential Hillside) on about 70, mostly the 2014 Rancho Hills Dr / Arrowhead Ct tract, where several lots exceed 20,000 sq ft.
Many tracts carry planned unit development (PUD) numbers in the city's parcel records (Z 91-10 covers about 240 parcels; others date to 2000, 2010 and 2012), so CC&Rs or an HOA are possible; check each address. Beyond the north and west city limit the county land is zoned A-20Ac (Agriculture, 20-acre minimum) or HS (Hillside) in county GIS, with county planning and permits; a listing there is not part of this guide.

Buying or selling in Sunrise Park: what we check
Buying here
- Fire zones: on the 2025 state fire hazard severity zone map the city adopted (Ordinance 2025-05, June 16, 2025), about a third of the homes here are in a Moderate or High zone; High covers about 14 percent, mainly Rancho Hills Dr, Longmeadow Ct and Dr, Sunrise Dr, Peregrine Dr, Linnet Ct and Dovetail Way. Check the address and the natural hazard disclosure, and get insurance quotes early.
- Flood map: FEMA's current maps show nearly all of the area as shaded Zone X (0.2 percent annual chance). The 2016-17 Bobcat Ct, Puma Way, Jaguar Pl and Lynx Pl tract falls in Zone D (possible but undetermined flood hazard, not studied). Ask your lender and insurer how they treat Zone D.
- Seismic: the state has not yet evaluated the Gilroy quadrangle for liquefaction or landslide zones, and no Alquist-Priolo fault zone crosses this outline. Rely on the inspection; on the hillside lots, look at drainage and any geotechnical reports from the original subdivision.
- PUDs and HOAs: many tracts carry planned unit development numbers; ask whether the home has an HOA, read the CC&Rs and check current dues.
- Day Rd and the city line: the north and west edges are the city limit, with county agricultural and hillside zoning beyond; ask the city and county about any planned changes before counting on open views.
Selling here
- Name the tract and year: the area spans 1988 to 2017, and buyers price a 1989 Eagle View Way plan differently from a 2012 Geronimo St plan.
- Have the hazard answers ready: pull the natural hazard disclosure early, and on the Day Rd tract explain the Zone D flood designation up front.
- Show permits for solar, added rooms, patio covers and pools; buyers compare against same-tract homes that have them.
- If there is an HOA, gather the CC&Rs, budget and current dues before listing.
