how we sell them

How we sell an Eichler or a midmod

  • Price it against the right salesWe start with sales in the same tract and of the same model, then widen to other Eichlers and midmods nearby. The Eichler Market Report and Eichler vs. midmod prices show the live numbers.
  • Inspect before you listRadiant heat, low-slope roofs and older glass are what buyers ask about first. Inspections done before listing answer those questions up front. The Inspection Decoder explains the reports.
  • Prep with a budgetSome repairs and refreshes pay for themselves and some are better left to the next owner. Prep Lab turns that into a checklist and a budget.
  • Name it correctlyBuyers search by builder, architect and tract. We describe the house the way the records do, Eichler, Mackay or Gavello, Anshen & Allen, Jones & Emmons or Claude Oakland, and the tract and year. The Listing Language Lab compares listing words with sale prices.
  • Launch itPhotography, timing and the first weekend matter most. Launch Lab lays out how we market a home, and Best Month to Sell shows when each city’s sales peak.
  • Disclose earlyA 1950s or 1960s house comes with more history to disclose. The Disclosure Decoder walks through California’s forms.

what buyers check

What buyers check first

  • Radiant heatMost Eichlers and some other midmods were built with hot-water radiant heat in the slab. Know whether yours still runs, was repaired or was replaced, and have the records ready.
  • The roofLow-slope roofs and their insulation are the most common upgrade. Buyers ask for the roof’s age, material and permits.
  • Glass and wallsOriginal single-pane glass and thin wall panels are typical. List what was upgraded and whether it was permitted.
  • Additions and permitsMany 1950s and 1960s houses have grown. Make sure the permit history matches the size in the listing.
  • What’s originalNote which features are original and which were replaced; mid-century buyers ask.
  • City rulesPalo Alto, Sunnyvale and Cupertino have written Eichler rules, some tracts carry single-story zoning, and a few homes have historic status. Buyers planning changes will check the parcel with the city.
