the story
How Glen Loma & Christmas Hill came to be
Uvas Creek crosses south Gilroy on a diagonal, and the city has kept long stretches of its banks as parkland. Christmas Hill Park covers 45.73 acres at 7050 Miller Ave, its ranch site another 29.16 acres at 7049 Miller Ave, and the Dennis Debell Uvas Creek Park Preserve 77.78 acres from Santa Teresa Blvd to W. Luchessa Ave, with over 2 miles of trails (city park pages). Valley Water rebuilt about a mile of the creek's levee, both banks from Miller Ave to the Gilroy Sports Park, in 2018-19 after burrowing animals damaged it, to keep the channel's 100-year flood capacity.
North of the creek and east of Miller Ave the land filled in during the late 1970s and early 1980s, after the orchard era the city's history page describes. County build years give 1975-76 for Orchard Dr, Ticonderoga, Nantucket and Cumberland Dr (Hidden Glen of Gilroy in listing records), 1976-77 for Lexington, Princeton and Trenton places, 1977-84 for W. Ninth St, Valley Forge, Plymouth, Yorktown Dr and Chesapeake Pl, and 1985 for the townhomes and condos on Gettysburg and Williamsburg ways (Princevalle in listing records). East of Princevalle St, Victoria, Barron, Sussex, Hyde Park Dr and Stratford Pl date to 1981-84.
South of the creek, between Uvas Creek and Santa Teresa Blvd, lies Glen Loma Ranch, the city's specific-plan neighborhood. The city approved the plan in 2005; its page describes about 359 acres, including 145 acres of parks and open space with a trail system, and a planned buildout of 1,467 residential units. Building came later: the tracts between the creek and Santa Teresa Blvd that the city's parcel data zone ND (Neighborhood District) carry county build years from 2015 to 2024, and Ascencion Solorsano Middle School's campus is on Grenache Way among them.

School districts and getting around
School districts
Gilroy Unified School District serves this area. Inside it are Gilroy High (750 W. Tenth St), Ascencion Solorsano Middle (7121 Grenache Way) and Las Animas Elementary (6550 Cimino St); despite the name, Las Animas Elementary is in south Gilroy, not in the Las Animas listing area in the north. Glen View Elementary (600 Eighth St) is just north of Tenth St. Attendance boundaries change, so check the exact address with the district.
Getting around
- Caltrain: Gilroy station (7150 Monterey St) is about 1.2 miles northeast of the middle of the area, straight-line; four weekday round trips to San Jose Diridon on the South County Connector.
- US 101: the Tenth St interchange, where Highway 152 heads east, is about 1.6 miles from the middle of the area, straight-line; Santa Teresa Blvd runs south past the city limit and north to First St.
- Buses: VTA Route 86 runs between Gavilan College and the Gilroy Transit Center; Caltrain's station page lists it with VTA routes 68, 84 and 85.
- On foot or bike: the Uvas Creek preserve trails link Santa Teresa Blvd, Christmas Hill Park and W. Luchessa Ave (over 2 miles, city page), and the Glen Loma Ranch plan describes its own trail system.
nerd notes
Buying or selling in Glen Loma & Christmas Hill: what we check
Buying here
- Flood map, Zone D: FEMA's current map (panels effective May 18, 2009) shows much of Glen Loma Ranch, the Luchessa Ave and Thomas Rd area and Mesa Ridge as Zone D, meaning the flood hazard has not been determined; about 53% of residential parcels in this guide fall there. Ask an insurance agent how Zone D affects coverage, and pull the map for the address.
- Flood map, Zone AH: about 100 parcels near Luchessa Ave and Monterey Rd (Lusitano St, Caspian Way, Hyde Park Dr, Victoria, Ervin Ct, Stratford Pl, Koror Ln) are in Zone AH, a shallow-flooding part of FEMA's special flood hazard area. Ask for an elevation certificate and expect a lender to ask about flood insurance.
- Fire map: the city's 2025 fire hazard severity zone map (Ordinance 2025-05) puts about 140 parcels on the hillside streets south of Santa Teresa Blvd (Winged Foot Dr, Baltusrol, Olympic Ct, Merion Ct, Susan Ct, Nicole Way and nearby) in High and much of Glen Loma Ranch in Moderate. Check the address for disclosure, building and insurance effects.
- Newer tracts are zoned ND and many carry planned-unit-development numbers: read the CC&Rs, check HOA dues, and look on the tax bill for special assessments.
- Jurisdiction: a few parcels on Luchessa Ave and Thomas Ln at the city line are unincorporated county land inside the city's urban service area. Check the parcel's jurisdiction before you plan permits.
- Hillside lots on Winged Foot Dr and Olympic Ct are zoned RH: ask for any geotechnical or drainage reports. The state has not mapped the Gilroy quadrangle for seismic liquefaction or landslide zones, so no zone on a map does not mean no hazard.
Selling here
- Have the flood paperwork ready: the FEMA zone for the address, any elevation certificate and the current flood-insurance quote.
- For Glen Loma Ranch homes, gather the CC&Rs, HOA contacts and builder warranty documents; for 1970s-80s homes, permits for updates.
- Say which side of Uvas Creek the house is on and give approximate distances to Christmas Hill Park, the creek trails and the schools.
- If the house is in the city's High or Moderate fire zone, include the disclosure and any home-hardening work done.
