the story
How Loma Linda came to be
Loma Linda is a listing-record name: the area name covers the condominium and townhome complexes on Albany Cir, Auburn Way, Lago Vista Cir, Greendale Way, Richfield Dr and Capistrano Ave, and a short Loma Linda Dr meets Stevens Creek Blvd at a VTA stop of the same name. The city's neighborhood map labels the same strip Stevens Creek, a fill-in label on the city's map.
City annexation records show the land joining San Jose in pieces between 1955 and 1978. Annexations named Moreland No. 3 (May 1955) and Doyle No. 2-B (December 1956) brought in about 30% of today's outline, and more than a dozen small annexations named Casa View followed from 1959 to 1978, along with one named Stevens Creek Blvd No. 1 in 1968. The same name appears on Casa View Dr here and as the other name the city parks layer gives John Mise Park, just south of I-280.
Stevens Creek Blvd is where the area is changing. The General Plan's Stevens Creek Bl urban village covers the frontage, and the city layer marks its village plan as approved; city documents date that approval to 2017. A local news report says the City Council approved the Stevens Creek Promenade project on August 30, 2022, for condominiums, a hotel and ground-floor retail on a roughly 10-acre site; the city parks layer places that project at 4300-4360 Stevens Creek Blvd. The city's historic inventory also lists a freestanding commercial sign on this stretch, estimated to 1959, as part of a candidate district of commercial signs along the corridor; it is not a designated landmark.
streets and homes
The streets and the houses
Homes here are mostly attached. The city's zoning map shows planned-development complexes on Albany Cir and Albany Dr (about 260 parcels), on Lago Vista Cir with La Fiesta Pl, La Cresta Way, La Pinta Way, Rio Rita Way, Cielo Vista Way, Corrida Cir and Malero Pl (about 180 parcels), and on Capistrano Ave, Rio Vista Ave and Miramar Ave. Auburn Way, Norwalk Dr, Greendale Way, Richfield Dr and part of Kiely Blvd carry Urban Residential zoning from a 2022 city rezoning. Listing records for the Loma Linda area show condominiums, single-family homes and small multi-family buildings.
The single-family streets are few: Casa View Dr, Casa Blanca Dr, Casa Loma Ct, Casita Ct and La Honda Ave make up the R-1-8 pocket, about 7% of the land. The Stevens Creek Blvd frontage is zoned Urban Village and Urban Village Commercial, so new buildings there follow the urban village plan and its zoning.
West of Lawrence Expwy, a small triangle of San Jose sits between I-280 and Stevens Creek Blvd: a few large parcels on Calvert Dr (zoned Urban Residential), the east side of Stern Ave and the Stevens Creek frontage. The Cupertino line runs just south of it, so neighbors on Sterling Blvd and the south part of Calvert Dr are in Cupertino.

nerd notes
Buying or selling in Loma Linda: what we check
Buying here
- Homes here are mostly condominiums or townhomes. Read the HOA documents, reserve study and rules, and check current dues and any special assessments.
- Watch the Stevens Creek Blvd frontage: the approved urban village plan and Urban Village zoning allow taller mixed-use buildings, and a large redevelopment is approved at 4300-4360 Stevens Creek Blvd. Check city planning records for projects near the unit you are buying.
- Flood map: FEMA shows nearly all of the outline as Zone D (flood hazard undetermined) with a narrow Zone A strip at Saratoga Creek. About 3% of the area is in a state liquefaction hazard zone. Read the natural hazard disclosure.
- City and address check: Santa Clara is across Stevens Creek Blvd, and Cupertino starts just south of the Calvert Dr and Stern Ave triangle. The county street file lists a Cupertino 95014 postal name on Calvert Dr, Sterling Blvd and Stern Ave, while assessor records list nearly all San Jose parcels there as San Jose 95129. Confirm the city and mailing address on the parcel record.
- Units next to I-280, Lawrence Expwy or Stevens Creek Blvd: visit at commute hours and ask about window and wall sound ratings.
Selling here
- Have the HOA resale package ordered early; condo and townhome escrows here often wait on it.
- Name the districts (Cupertino Union and Fremont Union High) and invite buyers to verify the address with the district.
- Explain the location by streets and stops: the VTA 23 and Rapid 523 stops on Stevens Creek Blvd, and the I-280 interchanges at both ends.
- If your complex fronts Stevens Creek Blvd, be ready to answer questions about the urban village plan and nearby approved projects.
