the story

How Rex Manor came to be

Rex Manor is one of Mountain View's small, self-contained tracts: a ladder of short streets between two long ones, squeezed between Central Expressway and Middlefield Road. The Mountain View Voice profiled it together with its eastern neighbor as Rex Manor-Mountain Shadows, with Rex Manor between Farley and Burgoyne streets and Mountain Shadows running from Burgoyne to Shoreline Boulevard.

Listing records date the original houses to about 1950: a 1950 house on Wagner Avenue has about 1,090 sq ft on a 5,100 sq ft lot, with a slab foundation, a tar-and-gravel roof and an attached two-car garage. The Voice's 2016 profile described a neighborhood in transition, with many older houses demolished as Bay Area prices rose and many apartments in the surrounding area.

The city counts Rex Manor in its Central Stierlin park planning area, which the Voice reported in 2026 has less than 1.5 acres of parkland per 1,000 residents, against a citywide figure of 4.74 acres (1.94 without North Bayshore). The big green space is just over the east edge, at Stevenson Park and the school fields around it.

streets and homes

The streets and the houses

Farley Street and Burgoyne Street run north-northeast in parallel, about a block apart, and the cross streets step up between them in order: Hackett, Vassar, Peacock, Montecito, Elsie, Wagner, San Luis, Doane, Drew and San Ramon. Montecito Avenue and San Ramon Avenue run through to Shoreline Boulevard, and San Luis Avenue leads east to Theuerkauf Elementary and Stevenson Park; most of the others stop at Burgoyne. In the southwest corner, Bonny Street and Beatrice Street make short north-south blocks near Rex Manor Park, and Meridian Way runs along Central Expressway.

The original houses are small single-story ranches: listing records show houses of about 860 to 1,200 sq ft on lots of about 5,100 to 5,300 sq ft, zoned R1. A pre-sale listing on Farley Street shows where rebuilding is heading: a two-story house of about 2,270 sq ft with an attached ADU of about 797 sq ft on a 6,214 sq ft lot, due for completion in 2027. Expect to see original ranches, remodeled ranches and new two-story houses side by side on the same block.

Buying or selling in Rex Manor: what we check

Buying here

  • Shoreline Amphitheatre is north of US 101, and the Voice notes that big concerts bring noise and traffic to the area. Visit on a show night if that matters to you.
  • If the house is near Central Expressway, walk the block at commute hours to judge traffic noise before you commit.
  • Check permits on remodels and additions, and ask about the roof (tar and gravel shows up on original houses), the electrical panel and the sewer lateral on a 1950 house.
  • On a lot of about 5,000 to 6,000 sq ft, check setbacks, ADU rules and any height overlay on the city's zoning map before you count on a second story or a backyard unit.
  • If schools matter, confirm which campus the address is assigned to with the district; three campuses are nearby, and some programs enroll by choice.

Selling here

  • Lead with the walk to Stevenson Park and the three nearby school campuses, shown on a simple map.
  • On an original house, a clear lot survey and a note on ADU potential help buyers who are pricing a rebuild.
  • Have roof, sewer lateral and electrical records ready; pre-inspections answer the first questions on a 1950 house.
  • Time showings away from big Shoreline Amphitheatre event nights.
