the story
How Northeast Ridge came to be
The Northeast Ridge is a planned development on part of San Bruno Mountain that the habitat plan opened to building. A 1982 draft environmental report filed with the state described about 1,250 homes on about 230 acres here. The San Bruno Mountain Habitat Conservation Plan, written in 1982 and backed by a federal incidental-take permit in 1983, set the terms: some private land on the mountain could be developed, and core habitat for the mission blue, callippe silverspot and San Bruno elfin butterflies would be conserved. What was built is far smaller than the 1982 figure. Federal notices from 2008 and 2009 describe the Northeast Ridge as a 228-acre administrative parcel, and the 2009 amendment raised its conserved habitat to 144.7 acres.
County records show how it filled in. Altamar at the Ridge (214 condominium units) and Viewpoint at the Ridge (156 units) were recorded in numbered phases from 1997 through 2000. Single-family lots on Golden Aster, Huckleberry and Lupine Valley courts are on the recorded Northeast Ridge Unit 1 map, and a later group on Elderberry Lane, Butterweed Lane and Lily Court is described as Landmark at the Ridge, Neighborhood 2.
The 2008 federal notice names Brookfield Northeast Ridge II LLC as the developer of the ridge's Unit II-Neighborhood II lots and ties extra habitat funding to final map approval for them. The amended permit followed in 2009; it enlarged that subdivision and dropped another planned neighborhood. Today the city zones the homes PD (Planned Development), and its HOA map shows three associations: Altamar, Viewpoint and Landmark.

The streets and the houses
Mission Blue Drive is the spine. It leaves Guadalupe Canyon Parkway at the ridge's east end, passes the Checkerspot Drive loop, runs west along the slope past the Mission Blue Center and its fields, and ends at the Silver Spot Drive loop; Monarch Drive drops from it to North Hill Drive in Crocker Park. Several names match the butterflies the habitat plan protects: Mission Blue Drive, Callippe Court, Elfin Court, Silver Spot Drive and Checkerspot Drive. Others match birds (Kestrel, Red Hawk, Golden Eagle, Warbler, Cliff Swallow) and plants (Golden Aster, Huckleberry, Lupine Valley, Elderberry, Butterweed, Lily).
The west pocket holds Altamar and the houses. Altamar's attached units line Swallowtail, Callippe, Crescent and Elfin courts off Mission Blue and Silver Spot drives. The single-family houses are higher on the Silver Spot Drive loop: Northeast Ridge Unit 1 on Golden Aster, Huckleberry and Lupine Valley courts, and Landmark on Elderberry and Butterweed lanes and Lily Court. The east pocket, around Checkerspot Drive, is Viewpoint: attached units on Kestrel, Red Hawk, Tanager and Cliff Swallow courts and Golden Eagle, Fox Sparrow, Warbler and Rock Wren lanes. Of the 46 sales the MLS files under Northeast Ridge in the records we pulled, 34 were condos or townhouses and 12 single-family houses.
Single-family lots run about 6,000 to 10,800 square feet by our measurement of county parcel maps, with the Landmark lots at a median of about 7,900. Because 144.7 of the parcel's 228 acres are conserved habitat, the homes sit in compact groups with open slope on most sides. The city zones the ridge PD (Planned Development) rather than a standard residential district, so check with the city and the association before planning an addition or ADU.

School districts
The Northeast Ridge is in the Brisbane School District for elementary and middle school and the Jefferson Union High School District for high school (Census school-district maps at several points, and the city's school page). There is no school on the ridge; Lipman Middle School (1 Solano Street) and Brisbane Elementary (500 San Bruno Avenue) are in central Brisbane, about 0.6 and 1.2 miles straight-line from the Mission Blue Center, and the district's Panorama Elementary is in Daly City. Jefferson Union has no high school campus in Brisbane. Attendance boundaries change, so check the exact address with the districts.
Getting around
- Caltrain's Bayshore station (zone 1, at Tunnel Ave inside Brisbane's city limit) is about 1.3 miles straight-line from the Mission Blue Center.
- Commute.org's free Brisbane-Crocker Park shuttle runs weekday commute hours between Balboa Park BART and Bayshore Caltrain by way of Crocker Park.
- SamTrans Route 292 (San Francisco, SFO and Hillsdale) serves Brisbane and stops at the Bayshore station.
- Guadalupe Canyon Pkwy runs east to Bayshore Blvd and US 101 and west over the mountain, past the county park entrance, to Daly City (public maps).

Buying or selling in Northeast Ridge: what we check
Buying here
- Read the association documents. The city's HOA map shows three associations (Altamar, Viewpoint and Landmark), and Altamar and Viewpoint homes are condominium units in county records, so you buy a unit plus a share of common area. Get the CC&Rs, budget, reserve study and rules on exterior changes, and check current dues.
- Every home here is inside the San Bruno Mountain HCP boundary. Small projects that could touch habitat go through the county's HCP site activity review, which takes at least a month, and the plan is funded partly by an annual charge per dwelling unit. Ask how that charge is billed and what it is now.
- Fire: CAL FIRE's February 2025 map, as loaded in the city's GIS, puts about 400 of the ridge's 525 address points in a Moderate fire hazard severity zone, including every point on Callippe, Crescent, Elfin, Golden Aster, Huckleberry, Lupine Valley, Lily, Elderberry and Butterweed; Kestrel, Red Hawk and Tanager courts fall outside it. Check the parcel and the disclosure.
- Slope: the state's earthquake-induced landslide zone touches 18 of 108 Swallowtail Ct address points and one on Butterweed Ln. None of the ridge is in a liquefaction zone, and FEMA maps it all in zone X. Check the parcel.
- Zoning: the ridge is PD (Planned Development), not a standard residential district. Ask the city's Community Development Department and the HOA what an ADU, addition or fence would need before you buy with a project in mind.
Selling here
- Have the association package and resale disclosures ready early, and know which association and recorded phase the home is in (the county legal description names it).
- Describe the home type precisely: a condominium unit in Altamar or Viewpoint, or a single-family lot in Unit 1 or Landmark, with the lot or unit size from county records.
- Order the natural hazard disclosure early; most of the ridge is in a Moderate fire hazard severity zone, all of it is inside the HCP, and a few Swallowtail Ct and Butterweed Ln parcels are in a landslide zone.
- Give buyers straight-line distances to the Mission Blue Center, the county park, downtown Brisbane and Bayshore Caltrain.

faq
Northeast Ridge questions, answered
What is the Northeast Ridge?
A planned development of about 500 homes on San Bruno Mountain's northeast shoulder above Crocker Park, built under the San Bruno Mountain Habitat Conservation Plan. County records show three groups: Altamar and Viewpoint condominiums, recorded 1997-2000, and single-family houses in Unit 1 and Landmark.
Are the homes condos or houses?
Both. Altamar (214 units) and Viewpoint (156 units) are recorded as condominium units, which the MLS files as condos and townhouses, and about 125 lots hold detached houses.
What does the habitat plan mean for an owner?
Most of the ridge is conserved habitat that stays open, the homes are inside the plan boundary, and work that could affect habitat may need the county's HCP site activity review. The plan is funded partly by an annual charge per dwelling unit.
Which schools serve the Northeast Ridge?
Brisbane School District for elementary and middle school (Lipman Middle and Brisbane Elementary are in central Brisbane) and Jefferson Union High School District for high school. Boundaries change, so check the exact address with the districts.
Is the Northeast Ridge in a fire hazard zone?
Most of it: about 400 of 525 address points are in a Moderate fire hazard severity zone on CAL FIRE's February 2025 map, as shown in the city's GIS. Check the specific parcel.
How do you get to Caltrain or BART?
Bayshore Caltrain is about 1.3 miles straight-line away, and the free weekday Brisbane-Crocker Park shuttle connects Bayshore Caltrain with Balboa Park BART.
