the story

How Cumberland & Las Palmas came to be

On a map this is one rectangle. On the city's neighborhood association registry it is three. Cumberland West (registered 2008) runs from El Camino Real south to Hanover Avenue and Heatherstone Way. Cumberland South (2005) continues from there to West Remington Drive. Las Palmas Park (2026) covers the blocks east of Hollenbeck Avenue around the park, out to Sunnyvale-Saratoga Road and Mathilda Avenue. Mary Avenue is the west edge of all of it.

The oldest piece is tucked into the southeast corner. Sunnymount Gardens, 36 houses on the Dawn Drive and Sunnymount Avenue horseshoe off Sunnyvale-Saratoga Road near Remington Drive, opened in May 1949. It was Joseph Eichler's second development and the first sold under the Eichler Homes name, a month after his Sunnyvale Manor tract on North Bayview Avenue. A 1949 ad described about 1,230 square feet, three bedrooms, one and a half baths, a brick fireplace, oak parquet floors and central heating.

The school and park came later. The Sunnyvale School District's timeline lists Cumberland School opening in 1964. Las Palmas Park, which the city says is more than 50 years old, is known for its Polynesian theme. In 2026 the city is studying a redesign of the park, with options that include a multi-use sports field, fencing, lighting, new tennis courts and changes to the pond and walking paths. Neighbors pushed back on fencing, a May 2026 commission discussion was postponed, residents weighed in again at the July 1 Parks and Recreation Commission meeting, and city staff said outreach would restart with a facilitator before a plan goes to the City Council. No construction budget has been finalized.

streets and homes

The streets and the houses

The street names come in two flavors. One is a fruit stand: Peach, Pear, Orange, Nectarine and Nutmeg in Cumberland West; Persimmon, Pepper, Pippin, Pyrus and Pineapple in Cumberland South; Russet, Tartarian and Zinfandel near the park. The other reads like an East Coast road trip with a college detour: Cumberland, Hanover, Brookline, Greenwich, Berkshire, Knickerbocker, Peekskill, Ithaca, Nantucket, Harvard, Radcliff, Princeton and Middlebury. Hollenbeck Avenue runs down the middle and marks the line between the Cumberland and Las Palmas associations.

Broker guides describe most of Cumberland as ranch-style homes, many on lots up to about 7,700 square feet, with some larger two-story homes on lots up to about 10,000 square feet. The city's zoning map backs up the single-family picture: the area is overwhelmingly R-0, with a handful of R-1, R-1.5, R-2 and R-3 parcels and El Camino Real corridor zoning along the north edge.

Sunnymount Gardens is the stylistic outlier: early Eichlers that extended the design of Sunnyvale Manor, set on a cul-de-sac loop. Unlike several Eichler and ranch blocks just south of Remington Drive, none of the three association areas shows a single-story (S) combining district on the city's zoning map, so second stories are governed by the base zoning. Expect original ranch houses, expanded ones and two-story rebuilds on the same street.

State school-district maps put this whole area in the Sunnyvale School District for TK-8 and the Fremont Union High School District for high school. Cumberland Elementary sits inside Cumberland West; the school's own site describes its area as roughly bounded by Mary Avenue, Mathilda Avenue/Sunnyvale-Saratoga Road, Remington and Washington Avenue, and says it feeds Sunnyvale Middle School. Buying or selling in Cumberland & Las Palmas: what we check

Buying here

  • Check the parcel's zoning. Most lots are R-0 single-family, but a few are R-1.5, R-2 or R-3, which changes what can be built on the lot and next door.
  • Single-story rules stop at Remington. Several blocks just south of West Remington Drive carry the single-story (S) combining district, with a 17-foot height limit and one habitable floor; on a border block, confirm which side of the line the lot is on.
  • Las Palmas Park is in redesign planning. If the house faces or backs onto the park, follow the city's renovation project page for decisions on lighting, fencing and the field layout.
  • In Sunnymount Gardens, ask the Planning Division whether the city's 2009 Eichler Design Guidelines apply before planning a remodel, and use an inspector familiar with late-1940s construction.
  • Confirm schools by address. Cumberland Elementary's described area runs north to Washington Avenue, but the district's school finder is the final word.

Selling here

  • Name the right area in your listing (Cumberland West, Cumberland South or Las Palmas Park) and give real distances to the park, the school and El Camino Real.
  • Document additions and second stories with permits; in a mixed one- and two-story area, buyers will ask.
  • For a Sunnymount Gardens Eichler, assemble what you know about the house's history and which original features remain.
  • If you back onto Las Palmas Park or El Camino Real, disclose known city plans for that edge (park redesign, corridor projects) up front.

faq

Cumberland & Las Palmas questions, answered

What is the difference between Cumberland South, Cumberland West and Las Palmas?

They are three registered neighborhood associations. Cumberland West runs from El Camino Real to Hanover Avenue and Heatherstone Way, Cumberland South from there to Remington Drive, both between Mary and Hollenbeck avenues. Las Palmas Park covers the blocks east of Hollenbeck around the park.

How big is Las Palmas Park?

24.3 acres, according to the city, with a pond, palm trees, a 'tropical island' playground, a fenced dog park and fields. A city-owned tennis center with 16 courts sits next to it.

Is Las Palmas Park being renovated?

The city is studying a redesign that could add a multi-use sports field, fencing, lighting and new courts. As of mid-2026 the plan was still in community review and had no finalized construction budget; check the city's Las Palmas Park Renovation page.

Which school district serves Cumberland and Las Palmas?

Sunnyvale School District for TK-8 and Fremont Union High School District for high school, per state district maps. Check the specific address, since attendance areas change.

Are there Eichlers here?

Yes, a small and early set. Sunnymount Gardens, 36 houses on Dawn Drive and Sunnymount Avenue, opened in 1949 as Joseph Eichler's second development. More Eichler tracts sit south of Remington Drive.

Can I add a second story?

None of the three association areas shows a single-story overlay on the city's zoning map, so the base zoning rules apply. Blocks just south of Remington Drive are a different story. Confirm with the Planning Division for your parcel.
