The Feature Finder
Search homes for sale by what they have, not just beds and baths. Pick a city, then tap features such as an ADU, a pool, solar or a single-story layout. The Feature Finder reads every listing’s MLS details and description and shows the homes that match all of them.

the city at a glance
What San Jose listings offer right now
Of the homes for sale in your price range and home type, how many mention each feature. Tap a feature to see those homes.
This city has more listings than the page reads at once, so the figures use the 1,600 highest-priced listings.
Features come from each listing’s MLS fields (stories, view, lot size, year built, 3D tour, price history, open houses) and from words in its description, read by a computer. A listing can mention a feature it doesn’t have, such as a nearby pool, or leave out one it has, so confirm with the listing agent.

Before you fall for a feature
- ADU or in-law unit: check the permitAsk the city building department, or us, whether the unit was permitted and finaled. An unpermitted unit can affect financing, insurance and what you can rent it for. Our ADU Guide covers the rules.
- ADU potential is a starting pointA listing that says an ADU is possible hasn’t been through planning. Lot size, setbacks, utilities and fire rules decide what fits. Try the Build Lab for a first look.
- Solar: owned or leased?Owned panels usually transfer with the house. A lease or power purchase agreement has to be taken over or paid off, which needs the solar company’s approval and can affect your loan. The Solar Lab walks through it.
- Pool: inspect it and price the insuranceHave the pool and its equipment inspected, ask about permits and safety features, and get an insurance quote before you remove contingencies.
- EV charger: confirm the panel and permitA charger needs electrical capacity and usually a permit. Ask for the permit and check the panel size, especially if you plan a second charger or heat pumps.
- As-is still means disclosuresIn California, a seller selling as-is still has to disclose known material facts. Read the disclosure packet and get inspections; the Disclosure Decoder and Inspection Decoder help.
The Feature Finder is a fast first pass, not a promise. It reads what each listing says. Before you write an offer, we confirm the features that matter to you with the listing agent, the permits and the disclosures.
questions
Questions we hear
How does the Feature Finder know a home has a pool or an ADU?
It reads each listing’s MLS fields and the words in its description each time the page loads. Some features come straight from MLS fields, such as the number of stories, the view field, lot size, year built and price changes. Others, like an ADU, a pool or solar, come from the description, so a listing that doesn’t mention a feature won’t show it.
What’s the difference between “ADU” and “ADU potential”?
“ADU” means the listing describes an existing accessory dwelling unit, in-law unit, guest house or similar. “ADU potential” means it says one could be added, which is a possibility, not an approval.
Why do some pools or views not count?
Mentions of a community pool, a nearby park pool or a pool table are skipped, and a view field that only says “neighborhood” or “street” doesn’t count as a view.
Why isn’t every listing shown?
The Feature Finder counts houses, condos and townhomes. Other property types are left out, and listings without a full address aren’t shown.
How often does it update?
Each time the page loads, from the MLS through our IDX feeds. Your browser keeps a copy for 15 minutes so switching cities and features is quick.
