the story
How Almaden Country Club came to be
The golf course came first. A 1974 golf-course superintendents' newsletter says the Almaden Golf and Country Club took shape in 1957-58, when twenty investors bought a 127-acre horse-breeding ranch and reshaped it into a course. It was later sold to the Del Webb Corporation for further development, served as a stop on the men's pro tour from 1958 through 1965, and became a private club owned by its members in 1969. On today's map the course covers about 125 acres in the middle of this outline, and the City zones it open space. The club is private, and membership is separate from owning a home here; the course is the open green middle of the neighborhood, seen from the houses that back onto it.
City annexation records show the course and the streets around it joining San Jose early. The "Casey No. 1-A" annexation of November 17, 1955 covers Hampton Dr, Hillcrest Dr, Castlerock Dr, Crystal Springs Dr, Echo Valley Dr and Wooded Lake Dr. "Casey No. 2-A" (July 1959) added the Camelia Dr and Little Falls Dr blocks north of the course, "Ryder No. 1" (October 1959) the Olive Branch Ln and Lenwood Way blocks, and "Ryder No. 7" (December 1965) the Trinidad Dr and Tannahill Dr blocks. The hills by Williams Elementary came last: the Quail streets in December 1979 and upper Glenview Dr, Hollow Lake Way and the bird-named courts in September 1988. Listing records follow that order: 1962 and 1965 on Camelia Dr, 1968 on Castlerock Dr along the fairways, 1976 in the Copperwood townhomes, and 1986-88 on the Quail streets.
The name stretches. Listing remarks use "Almaden Country Club" for streets such as Camelia Dr, north of the course and close to Camden Ave, and the City's map splits the area into four pieces named for the club and three schools. The MLS files most sales here under "Almaden Villas", an area name that has nothing to do with the gated Villas of Almaden townhomes near Meridian Ave, and its "Almaden Country Club Estates" area actually sits just north of Camden Ave.
streets and homes
The streets and the houses
North of the course, between Camden Ave and Hillcrest Dr / Hampton Dr, are 1960s single-family streets: Camelia Dr, Littman Dr, Oakcrest Dr, Gillis Dr, Timberview Dr, Crystal Springs Dr, Little Falls Dr, Washoe Dr, Pajaro Way, Silverado Dr, Fall River Dr and Tam O'Shanter Dr on the west, and Trinidad Dr, Jeremie Dr, Crown Blvd, Northridge Dr, Old Oak Dr, Lone Pine Ln and Landerwood Ln toward the expressway. Typical lots run about 9,500 to 9,900 sq ft; recent Camelia Dr listings show houses of about 1,880 and 2,740 sq ft. Small-lot homes of about 4,500 sq ft sit on Hirabayashi Dr and Korematsu Ct near Leyland Park Dr.
Around the course the lots get bigger: the median runs about 12,000 to 13,500 sq ft on Hampton Dr, Hillcrest Dr, Chateau Dr and Castlerock Dr, and about 19,700 sq ft on Wooded Lake Dr. A 1968 Castlerock Dr listing shows about 2,900 sq ft on a lot of about 15,900 sq ft along the fairways. Off Trinidad Dr, Copperwood Cir and its courts (American Ct, Boston Post Ct, Bunker Hill Ct, Freedom Ct, Kettle Ct, Old Mill Ct and others) hold 1970s townhomes with a community pool, and Trevino Ter holds more townhomes; both are private streets.
South-east of the course, toward Williams Elementary and Calcaterra Dr, the streets climb. Glenview Dr, Lenwood Way, Allston Way and Rajkovich Way lead to later tracts on bird-named streets (1986 and 1988 in listing records): Valley Quail Cir, Quail Creek Cir, Mountain Quail Cir, Pelican Ridge Dr, Mallard Ridge Loop, Pheasant Hill Way, Starling View Dr and the Eagle and Falcon courts, plus Hollow Lake Way and Shelby Creek Ln at the upper end. City records mark several of these as private streets (Glenview Dr's upper end, Quail Creek Cir, Mountain Quail Cir, Mallard Ridge Loop, Hollow Lake Way, Pheasant Hill Way, Shelby Creek Ln). Lots range from small-lot clusters of about 3,000 to 6,000 sq ft to hillside lots of about 25,000 sq ft on Hollow Lake Way.

nerd notes
Buying or selling in Almaden Country Club: what we check
Buying here
- The City's Wildland-Urban Interface map covers about a third of this outline, mostly the hillside streets south and east of the course (Valley Quail Cir, Quail Creek Cir, Glenview Dr, Hollow Lake Way, Wooded Lake Dr). Read the fire-hazard disclosure and get insurance quotes early on those streets.
- About two-thirds of the parcels fall in the City's mapped Geologic Hazard Zone, and a State landslide zone touches parts of Glenview Dr, Wooded Lake Dr and Hollow Lake Way. Ask the City whether a geologic review applies before an addition or a pool.
- Many tracts were built under A(PD) planned-development zoning (about a quarter of the land), so setbacks and ADU rules can follow the original permit rather than standard R-1 rules. Check the parcel's zoning file.
- On private streets and in Copperwood or the Quail tracts, read the HOA documents: who maintains the street, the pool and the slopes, and current dues.
- A home next to the course does not come with club membership. Ask about any easements or fencing rules along the fairways, and look at drainage on the course side.
Selling here
- Pull comps by sub-area: a 1960s house north of the course, a fairway lot on Castlerock Dr, a Copperwood townhome and a 1980s hillside house are different products.
- If you back onto the course, document the lot line and fencing, and describe the view with real measurements rather than adjectives.
- Have the wildfire, geologic and natural-hazard disclosures ready; much of the hillside side is on the City's WUI map.
- Gather permits for additions and pools, and any geotechnical reports from past work on sloped lots.

faq
Almaden Country Club questions, answered
Does buying a home here include use of the golf course?
No. The Almaden Golf & Country Club is a private club owned by its members since 1969, and membership is separate from owning a home here.
When was the area built?
The course took shape in 1957-58. Listing records show houses from 1962 on Camelia Dr, Copperwood townhomes from 1976 and hillside tracts from 1986-88.
What are the boundaries?
In this guide: Camden Ave on the north, Almaden Expwy and Calcaterra Dr on the east, the edge of the hills on the south, and Leyland Park Dr on the west, including both sides of the streets that border the course.
Is this the same as the MLS area Almaden Villas?
Mostly. The MLS Almaden Villas area covers the course and the streets around it. It is not the gated Villas of Almaden townhomes near Meridian Ave, which are in our Guadalupe Oak Grove guide.
Which school district serves it?
San Jose Unified for all grades. Simonds Elementary, Castillero Middle and Williams Elementary are inside the area. Check the exact address with the district, since attendance boundaries change.
Is any of it unincorporated county land?
No. Census place data, the County's unincorporated-area map and the City's street records put every addressed parcel here inside San Jose.
