the story

How Graystone came to be

The name comes from stone. Stanford University's archives describe the Greystone Quarry, formerly the Goodrich Quarry, as the source of the sandstone used to build Stanford in the 1880s and 1890s. A public-media science article places the quarry in the Santa Teresa Hills up Graystone Ln from Camden Ave, says it closed in 1906, and lists other buildings made of its buff stone, including the Carson City Mint, Lick Observatory and the old San Jose post office that now houses the San Jose Museum of Art. The same article describes a stone shed from about 1875 near Alamitos Creek with a history sign; map data marks it as the ruins of the Pfeiffer stone house.

Note the spelling: the quarry and the City's park are Greystone, while the street, the elementary school and the MLS area are Graystone. Pfeiffer is the other old name here. It is on Pfeiffer Ranch Rd and Pfeiffer Park, and a 1978 archaeological survey of the quarry site, also in Stanford's archives, was made for the landowner ahead of residential development.

The valley floor filled in first. City annexation records show the wedge joining San Jose in pieces: "Ryder No. 1" in October 1959 (Burnside Dr, Burlwood Dr, Eldridge Dr), "Ryder No. 7" in December 1965 (the Mount streets), "Ryder No. 10" in November 1967 (Bret Harte Dr, Shadow Brook Dr, Winterset Way) and "Ryder No. 25-A" in December 1974 (the -wood streets near Harry Rd). Listing records date houses on Mount Holly Dr to 1967 and Mt Forest Dr to 1970. The Pfeiffer Ranch tracts north of Camden Ave were annexed in September 1989, with a few lots on Graystone Ln and Vista Del Roble Pl added in September 1992, and a Deer Hollow Dr listing dates to 1997. The steeper hillside above was never annexed: most of Graystone Ln, Vista de Almaden, Via Santa Teresa and their neighbors are still unincorporated county land with San Jose mailing addresses.

streets and homes

The streets and the houses

The wedge between Camden Ave and Almaden Expwy holds about 1,950 of the area's 2,400 addressed parcels. At its west end are the Mount streets (Mt Royal Dr, Mt Wellington Dr, Mt Forest Dr, Mt Carmel Dr, Mt Hope Dr, Mount Holly Dr, Mt Darwin Dr, Mount Pakron Dr) and Hidden Creek Dr, Timber Crest Dr and Ramblewood Dr; one listing calls this part Shadowbrook, and Shadow Brook Dr runs through the middle. East of Via Valiente come Bret Harte Dr, Burnside Dr, Shearwater Dr, Tunbridge Way and Yarmouth Way, and at the Harry Rd end a set of -wood streets: Queenswood Way, Royalwood Way, Villagewood Way, Grandwood Way, Almondwood Way and their courts. Listing records show four-bedroom homes of about 1,650 to 2,000 sq ft on lots of about 8,100 to 8,700 sq ft.

North of Camden Ave, Pfeiffer Ranch Rd, Deer Hollow Dr, Stonehill Dr, Rocky Crest Dr and Graystone Meadow Cir make up the 1990s Pfeiffer Ranch tracts on lots of about 9,000 to 10,000 sq ft; a 1997 Deer Hollow Dr listing shows about 3,100 sq ft and a small annual HOA fee. Above them, Graystone Ln climbs into the hills on lots with a median of about an acre, with Annie Ln, Carriage Hill Dr, Rosalind Ln, Skuse Ct, Hillpoint Ct and Vista de Almaden off it.

Further east, Via Santa Teresa, Viewcrest Dr, Monte Sunset Dr, View Oaks Way, Buena Monte Dr, Henwood Rd, Lost Ranch Rd and Scenic Vista Dr hold houses on lots of about two to two and a half acres (Henwood Rd lots are closer to one acre); recent listings include a 1964 house on 2.3 acres on Buena Monte Dr and a 2018 house on 2.45 acres on Via Santa Teresa, both on public water. Valley Water's Santa Teresa water treatment plant sits on Graystone Ln at Via Santa Teresa.

nerd notes

Buying or selling in Graystone: what we check

Buying here

  • Find out first whether the parcel is city or county. About 250 parcels here, on Graystone Ln and the streets above it, are unincorporated Santa Clara County land with a San Jose address: county planning, building permits and code rules apply, and you should confirm sewer versus septic and the water provider for the exact parcel.
  • About 84% of the addressed parcels are inside the City's Wildland-Urban Interface map, including all of the hillside. Read the fire-hazard disclosure, plan for defensible-space work and get insurance quotes early.
  • Check the flood zone near the creek: FEMA maps about 335 parcels in Zone AE (Winterset Way, Bret Harte Dr, Summerleaf Dr, Mt Carmel Dr, Villagewood Way and parts of Camden Ave), where lenders usually require flood insurance. Much of the flat wedge is also in a State liquefaction zone.
  • About two-thirds of the outline is in the City's mapped Geologic Hazard Zone, and a State landslide zone covers parts of Graystone Ln, Woodview Pl, View Oaks Way and Monte Sunset Dr. Ask about geologic review before additions, pools or retaining walls.
  • Hillside lots can carry slope, tree and grading rules; on Pfeiffer Ranch streets, ask for the HOA documents and current dues.

Selling here

  • State plainly whether the parcel is city or county and how it is served (sewer or septic, water provider); buyers and lenders ask early.
  • Use comps from the same product: a 1960s Mount-street house, a 1990s Pfeiffer Ranch house and an acre lot on Graystone Ln trade differently.
  • Have the flood-zone determination, wildfire and natural-hazard disclosures ready; much of the area is in Zone AE or on the City's WUI map.
  • Gather permits and any geotechnical reports for additions, pools and retaining walls, especially on hillside lots.
