the story

How Paradise Valley & Hidden Creek came to be

This guide is south Morgan Hill on both sides of Monterey Road. West of it, Watsonville Road angles south-west through the Paradise Valley and Hidden Creek streets toward the county's rural lanes; east of it, the Barrett Avenue, Vineyard Boulevard and Tennant Avenue blocks stretch toward US 101. The city limit wraps the south and west sides, so a short drive down Watsonville Road or Sycamore Drive takes you from city lots to county acreage.

West Little Llagas Creek is the big public-works story here. Valley Water's Upper Llagas Creek Flood Protection Project finished a 2,300-foot tunnel under downtown in August 2024 and is now widening and deepening West Little Llagas Creek from Watsonville Road north, with the final in-channel season running through the end of 2026 and completion expected in spring 2027. Valley Water says the finished project will protect about 1,100 homes, 500 businesses and more than 1,300 acres of farmland from the 100-year flood. FEMA's current map still shows an AE strip near the Monterey Road / Watsonville Road junction, and a FEMA letter of map revision (case 24-09-0336P) took effect on June 23, 2025 for a small area there.

The city's recreation hub sits on the north edge: the Centennial Recreation Center at 171 West Edmundson Avenue, which the city says opened in October 2006 as a 55,000-square-foot building with an indoor pool, gym and fitness rooms, next to Community Park.

streets and homes

The streets and the houses

West of Watsonville Road, La Crosse Drive runs through the middle of the tract with lots of about 7,100 square feet, ringed by short courts (La Mar, La Jolla, La Honda, La Bella, La Sierra, La Mesa, La Escuela, La Prenda, La Porte and La Mirada). Listing records file Encino Drive, La Sierra Court, Calle Enrique, La Crosse Drive and Roble Drive under Hidden Creek; Encino Drive, La Alameda and Roble Drive (about 12,000 square feet) also appear as Rancho Encino, and Via Sorrento (about 4,300 square feet) as Sorrento. Paradise Valley in listing records spans Via Sorrento, Encino Drive, Appian Way, Bellini Way and La Alameda, plus county lanes outside the city. Toward the south-west edge, Appian Way, Casino Real, Via Castana and La Vista Court run larger, from about 9,600 to 26,000 square feet.

Between Watsonville Road and Monterey Road, the Mill Creek streets (La Vela Court, La Jolla Drive, La Arboleda, Via Largo) are detached houses, and Santorini, Milan, Nice and Ibiza lanes near the junction are condos with unit numbers in county records. South of them, the Amberwood Glen streets (Yosemite Way, Tahoe Way, Shasta Lane, Lassen Way) are small attached and detached homes on parcels near 2,000 square feet, while Gallant Fox Way, Count Fleet Court, Native Dancer Drive and Black Prince Court have lots of about half an acre to an acre; manufactured homes sit in a community off West Middle Avenue. East of Monterey Road, Barrett Avenue, San Gabriel Avenue, San Ramon Drive and Juan Hernandez Drive run about 5,000 to 7,000 square feet, and Loyola, Blaise, Bosco and Kolbe lanes near US 101 have parcels near 800 square feet.

County land just west and south (not in the outline): Sycamore Drive, Paradise Valley Lane and Court, Paradise View Road and Lilac Lane are unincorporated Santa Clara County land with Morgan Hill addresses, outside the city's Urban Service Area (county GIS). County parcel records put median lots near 3.2 acres on Sycamore Drive, 1.9 acres on Paradise Valley Lane and 1.1 acres on Lilac Lane. County planning and permits apply there, and wells, septic systems and private roads may apply. CAL FIRE maps these lanes in state responsibility area zones: High on the bulk of Sycamore Drive, Very High on parts of Lilac Lane, Paradise Valley Lane and Court and Paradise View Road, and Moderate on the county part of West Edmundson Avenue.

nerd notes

Buying or selling in Paradise Valley & Hidden Creek: what we check

Buying here

  • Flood maps: about 8 percent of addressed parcels are in FEMA Zone AE, clustered near the Monterey Road / Watsonville Road junction (Santorini, Milan, Nice, Ibiza and Salerno lanes, Via Naretto, Via Ravenna, Lucca Avenue, Valencia Avenue, parts of La Jolla Drive and Calle Sueno). Check the current FEMA map and any LOMR for the address; don't assume the Upper Llagas project will change a zone.
  • Fire maps: about 6.5 percent of addressed parcels, on the west edge (Appian Way, La Tierra Drive and Court, Casino Real, Stone Gate Court, Via Castana, La Vista Court, Via Eduardo, Via Veneto, Sierra Morena Court and parts of Encino and Roble drives and Sunnyside Avenue), are in the 2025 state fire hazard severity zone map's Recommended LRA Very High zone. City adoption was not confirmed; check the current map.
  • County lanes outside the city (Sycamore Drive, Paradise Valley Lane, Lilac Lane): county permits, possible wells and septic systems, and state responsibility area fire zones. Ask for well and septic records and any road maintenance agreement.
  • Condos, townhomes and the manufactured-home community have their own rules: read the CC&Rs or park rules and budget, and check current dues.
  • Construction: Valley Water's creek work and trail closures run through 2026; check the project page if you are buying near West Little Llagas Creek or Watsonville Road.

Selling here

  • Pull the FEMA panel and any letter of map revision for the address; if the house is in Zone AE, an elevation certificate helps buyers price flood insurance.
  • On the west edge, have the natural hazard disclosure and fire zone answer ready early.
  • Comps: lots range from about 2,000 square feet in Amberwood Glen to 12,000 on Encino Drive and La Alameda; compare within the same tract.
  • Distances worth stating: Centennial Recreation Center and Community Park are about 0.4 mile straight-line from La Crosse Drive, and VTA Route 68 runs on Monterey Road.
