the story
How Raynor Park & Forest Glen came to be
Two sets of recorded maps sit side by side here. West of the school campus, the County Surveyor's record-map index lists Tract 360 as "Ray-Nor Map No. 1" and Tract 700 as "Ray-Nor Park Map No. 2", with the small Castello Tract (Tract 622) on Rosalia Avenue, Bryant Way and Poplar Avenue. The city parcel layer dates most of those houses to 1948 through 1951, with the Castello houses from 1949 to 1952. The City of Sunnyvale's registry of neighborhood associations lists a Raynor Park Neighborhood Association for the Hampton, Ramon, Navarro and Norman blocks and gives 1956 as its year established. The 11.9-acre city park of the same name is just south, across Dunford Way, and is covered in the Birdland guide.
East of the campus the houses are a decade or two younger. Tract 2819, Montclair Unit No. 4, went up in 1961 and 1962 on Teal Drive, Cotswald Court, Doon Court and part of Thunderbird Avenue. Forest Glen (Tract 4248) followed in 1967 and 1968 on Thunderbird Avenue, Turnstone Way, Sprig Court, Bryant Way and Castleton Way, and the Forest Glen Addition (Tract 4304) and Forest Glen Unit No. 2 (Tract 4407) filled in Lillick Drive, Clydebank Court, more of Thunderbird Avenue and the rest of Teal Drive in 1968. Camino del Prado (Tract 5245) added Spoonbill Way, Sage Hen Way and part of Castleton Way in 1973, and a row of 1974 houses on Bryant Way near Henderson Avenue closes out the list. Those years are the parcel layer's year-built values; the recorded maps carry book and page numbers but no dates in the index.
The middle of the area is a school site. Marian A. Peterson Middle School, a Santa Clara Unified campus for grades 6 to 8, is at 1380 Rosalia Avenue. Since 2017 the district has also run a farm on the Peterson campus that grows produce for school cafeterias, with a student-run farm stand at 1055 Dunford Way; in September 2024 the stand was open Thursday and Friday afternoons. The whole guide area is in the City's "Raynor" planning area, the same label the city uses for the Birdland blocks south of Dunford Way.
streets and homes
The streets and the houses
The Ray-Nor Park blocks are a simple grid. Hampton Drive, Ramon Drive, Navarro Drive and Norman Drive run north from Marion Way, crossed by Elizabeth Way and Alice Way, and Bryant Way and Eleanor Way close the grid on the north, a block below El Camino Real. A row of houses also faces South Wolfe Road, and the Castello houses sit on Rosalia Avenue, Poplar Avenue and the east end of Bryant Way next to the school. Original houses here are small single-story ranch houses on comparatively big lots: in the city parcel layer, half of the 241 houses west of the campus have about 1,580 square feet or less, while the median lot is about 9,300 square feet. Rebuilds are part of the picture: 36 of those houses were built in 2000 or later, and 36 have two or more floors.
Zoning splits the older half. The city's zoning field puts about 150 of the 241 houses west of the campus in R-1 and the rest in R-0, both low-density single-family zones with different lot and setback rules. East of the campus, all 193 houses are R-0. No Eichler houses and no single-story combining district show up anywhere in the guide area in the city parcel layer.
The eastern tracts read differently on the ground. Their streets carry bird names, Thunderbird Avenue, Teal Drive, Spoonbill Way, Turnstone Way, Sprig Court, Sage Hen Way and Roadrunner Terrace, alongside courts named Castleton, Clydebank, Cotswald, Cork Harbor, Doon and Burnley, and Lillick Drive. The houses are larger and newer than the Ray-Nor originals, with a median of about 1,990 square feet, four bedrooms as the most common count, 81 of the 193 houses on two floors, and lots mostly between about 6,200 and 7,000 square feet. None of them has a 2000-or-later year built in the parcel layer, so this is a largely original-era streetscape with remodels and additions. Thunderbird Avenue runs just inside the city line, and Lillick Drive crosses it; the houses beyond the line toward Lawrence Expressway are in the City of Santa Clara.

- shopping
East El Camino Real
The north edge is a commercial strip a short walk from Bryant Way. The city zoning layer shows El Camino Real plan zoning along it, with commercial and mixed-use designations, so expect shops, services and possible future mixed-use projects rather than houses on the frontage.
- park
Ponderosa Park and Sunken Gardens Golf Course
North across El Camino Real: Ponderosa Park at 811 Henderson Avenue and the city's Sunken Gardens Golf Course at 1010 South Wolfe Road, both in the Ponderosa Park guide area.
schools and commute
School districts and getting around
School districts
The whole area is in the Santa Clara Unified School District, a K-12 district. The California Department of Education's 2025-26 district map shows Santa Clara Unified at points on both sides of the school campus, and the city parcel layer's school-district fields agree for all 434 houses. That differs from the blocks across Wolfe Road, which are in Cupertino Union and Fremont Union. Marian A. Peterson Middle School, a Santa Clara Unified school for grades 6 to 8, is inside the area at 1380 Rosalia Avenue. Attendance boundaries change, so check any specific address with the district.
Getting around
- VTA Rapid 522 runs on El Camino Real along the north edge, with stops at Wolfe Road in both directions and a westbound stop at Lawrence Expressway. Check VTA's current schedule before relying on a stop.
- Caltrain: Lawrence station (137 San Zeno Way, fare Zone 4) is about 1.6 miles north of the middle of the area in a straight line; some trains bypass it, so check the timetable. The downtown Sunnyvale station is about 2.4 miles northwest (straight line).
- Driving: Wolfe Road runs south to I-280, roughly a mile from Marion Way (straight line), and Lawrence Expressway runs just east of the city line. Drive times vary a lot with peak traffic.
- Biking: the city's Active Transportation Plan layer shows completed bike-boulevard segments on Bryant Way, Poplar Avenue and Norman Drive, proposed bike boulevards on Teal Drive, Sage Hen and Castleton ways and Henderson Avenue, and proposed separated bikeways on Wolfe Road and El Camino Real.
- Walking: Raynor Park and the farm stand are across Dunford Way from the school, a few minutes on foot from most of the Forest Glen streets.
nerd notes
Buying or selling in Raynor Park & Forest Glen: what we check
Buying here
- Confirm the city. The east edge is the Santa Clara city line, and the far end of Lillick Drive and the blocks toward Lawrence Expressway are in Santa Clara, where permits and city services differ.
- Confirm the school district by exact address with Santa Clara Unified; this side of Wolfe Road is not in Cupertino Union, and boundaries change.
- West of the school, check whether the lot is zoned R-1 or R-0 and ask the city's planning division how that affects lot coverage, setbacks, second-story additions and ADU or SB 9 options; the lots here run larger than in the eastern tracts.
- The Ray-Nor houses date from 1948-1952 and the eastern tracts from 1961-1974: budget for an electrical panel check, sewer lateral inspection, foundation and roof review and a permit-history search for past additions. Homes built before 1978 come with a federal lead-based paint disclosure.
- FEMA's current map puts all 434 houses in shaded Zone X (0.2 percent annual chance flood hazard), outside the high-risk Special Flood Hazard Area. Confirm the zone for the exact parcel; flood insurance is optional there but available.
Selling here
- Name the recorded tract (Ray-Nor Park, Castello, Montclair Unit No. 4, Forest Glen or Camino del Prado) and the year built from county records; buyers and appraisers compare within those tracts.
- State the school district as Santa Clara Unified and invite buyers to verify by address.
- West of the school, publish the exact lot size and zoning; the larger R-1 lots are part of what buyers compare, along with any ADU or expansion work already permitted.
- For the 1960s-70s two-story models, have permits and finals for additions, window and HVAC replacements ready, along with any recent sewer lateral and roof reports.
