the story

How Cherryhill came to be

Cherryhill is the neighborhood association's own spelling; the city's registry writes it Cherry Hill. The association formed in early 2008 and filed its papers with the city that June. It describes its area as the blocks bounded by Highway 85, Remington Drive, Mary Avenue and Fremont Avenue, with roughly 541 homes and 324 apartments in two complexes. A smaller registered group, the Valley Forge Neighborhood Group Association (2005, about 50 households), covers a block of Valley Forge and Yorktown drives inside those lines.

The land's story starts well before the tract houses. The William Wright ranch house on Cranberry Avenue is a Sunnyvale Heritage Landmark, and the Sunnyvale Heritage Park Museum calls it the oldest house in Sunnyvale. Wright came west from Maryland in 1849 to look for gold, then bought 160 acres from Martin Murphy Jr. and farmed wheat, barley and livestock, adding fruit later. Most sources date the house to about 1862; it was later remodeled in the Gothic Revival manner, and around 1918 it gained more gables, a portico and a sunroom. A petition to subdivide the last 1.56 acres around it came in 1961, and the house was kept. It's a private home, so admire it from the sidewalk.

Wright Avenue, which runs south from the neighborhood across Fremont Avenue, may carry the family name: the museum notes that the family asked the city to name the ranch's mile-long driveway Wright Avenue, though it doesn't say whether the city agreed. The ranch-house tracts around it went up in the mid-1950s and early 1960s.

Cherryhill also holds a small Eichler tract. The city's parcel records flag 38 houses in county tract 2823 as Eichlers, all built in 1962, on Maraschino Drive, Susquehanna Court, Sherwood Court, Mary Avenue and Ticonderoga Drive. None of them is in a single-story district. Every Sunnyvale Eichler, counted has the tract-by-tract numbers.

streets and homes

The streets and the houses

Street names follow two themes. Fruit and berries: Cranberry, Elderberry, Blackberry, Gooseberry, Huckleberry, Lime, Mandarin, Maraschino and Muscat. Revolutionary War and East Coast names: Ticonderoga, Valley Forge, Yorktown, Syracuse, Rochester, Troy, Remsen, Susquehanna, Westchester and Rockefeller. Maraschino is a cherry, so the neighborhood name has at least one street backing it up.

Houses are single-story ranch-style homes from the mid-1950s and early 1960s. Two listing records we checked: a 1956 house on Lime Drive, now about 2,400 square feet on about 7,700 square feet of land, and a 1961 house on Cranberry Avenue, about 2,300 square feet on about 7,900. The city zones the bulk of the neighborhood R-1, its low-density single-family district, and its single-story overlay map shows no districts here, unlike the Rancho Verde Eichler blocks across Mary Avenue.

The edges are busier than the middle. Westmoor Village Shopping Center sits at the Mary and Fremont corner, two apartment complexes are near Remington and Mary, and the west edge is Stevens Creek with Highway 85 alongside it. De Anza Park fills the center of the neighborhood on Lime Drive.

School districts and getting around

School districts

The state's district map places Cherryhill in the Sunnyvale School District (K-8) and the Fremont Union High School District, and both listing records we checked say the same. Across Stevens Creek, Los Altos is served by different districts, and south of Fremont Avenue the elementary district changes to Cupertino Union, so homes near either edge are worth a second look. Attendance boundaries change; check the exact address with each district.

Getting around

  • Highway 85: the Fremont Avenue interchange is at the neighborhood's southwest corner.
  • VTA Route 53 runs on Mary Avenue (stops at Rockefeller, Ticonderoga and Fremont) and on Remington Drive, connecting north to the Sunnyvale Transit Center and east along Homestead Road to Santa Clara.
  • Caltrain: Sunnyvale station is about 2.1 miles northeast and Mountain View station about 2.9 miles northwest of the middle of the neighborhood (straight-line).
  • Bikes: the city's Active Transportation Plan map shows bike-boulevard routes on Lime Drive, Yorktown Drive and part of Ticonderoga Drive, and proposes more on Robin Way and a bike lane on Bernardo Avenue.
  • Trail: the planned Stevens Creek Trail segment between Remington Drive and Fremont Avenue would run along the west edge; check its status before counting on it.

nerd notes

Buying or selling in Cherryhill: what we check

Buying here

  • If the lot backs onto Stevens Creek, look up the address on FEMA's flood map. The city's flood layer shows a mapped Zone A along the creek corridor.
  • Highway 85 runs along the west edge. Visit houses near it at commute time to judge freeway sound for yourself.
  • For a 1950s or early-1960s ranch, ask about roof age, the electrical panel, original plumbing, the sewer lateral and permits for any additions. Homes built before 1978 come with a federal lead-based paint disclosure.
  • There's no single-story overlay here. In Sunnyvale's single-story districts the height limit is 17 feet versus 30 feet under standard zoning, so a second story is possible on R-1 lots here subject to the city's design review; talk to Planning before you count on one.
  • If you buy near the Mary and Fremont corner, check the city's zoning map for the shopping center and apartment parcels so you know what could change next door.

Selling here

  • Use both spellings in your marketing, Cherryhill and Cherry Hill, so buyers searching either one find the listing.
  • State the districts precisely (Sunnyvale School District and Fremont Union) and suggest buyers confirm by address; shoppers often compare with Cupertino Union addresses south of Fremont Avenue.
  • Document remodels and additions with permits and final inspections; buyers of 1950s houses look closely at what was added.
  • Give real distances: De Anza Park in the middle of the neighborhood, Westmoor Village at the corner, Highway 85 at the edge, and Sunnyvale Caltrain about 2 miles away (straight-line).
