the story
How Marina Point & Harbor Side came to be
Marina Point & Harbor Side pairs two of the nine residential neighborhoods in developer T. Jack Foster's 1961 master plan. Like the rest of Foster City, the land is Brewer Island fill: the salt ponds were drained in the early 1960s and about 18 million tons of fill raised the ground about four feet over soft bay mud, per the city's land use element.
Neighborhood 4 came first. An Eichler history places part of Foster City's 1963 to 1968 Eichlers in Neighborhood Four on nautical streets, and says one section of Mainsail Court is entirely Eichlers, with pedestrian paths to Ketch Park and 1968 houses that still show outrigger beam-ends. Census estimates for the tract covering the core of Neighborhood 4 give a median year built of 1976. On its north edge, the Marlin Cove shopping center on Foster City Boulevard was redeveloped after the city added it to a redevelopment project area in 1999, and the general plan lists it among the centers redeveloped from commercial use to commercial and housing.
Neighborhood 6 is younger. The general plan says the lagoon's final phases were completed in Neighborhoods 6 and 7, and Census estimates for the tract that includes Neighborhood 6 put about 82% of its homes in the 1970s. The townhouse lanes and condominium buildings at the east end of Beach Park Boulevard are later still: the tract that includes them shows a median year built of 1983.
streets and homes
The streets and the houses
Neighborhood 4's streets are a sailor's glossary: Schooner, Spinnaker, Barkentine, Catamaran and Cutter Streets, Windjammer Circle, and short courts named Mainsail, Topsail, Staysail, Foresail, Trysail, Trimaran, Yawl, Sloop and Ketch. City land-use records count about 369 single-family lots here, with a median of about 5,900 square feet (computed from county parcel maps). The Harbor Side townhouses fill Galley, Helm, Rudder, Hull, Outrigger, Tiller and Stern Lanes south of Beach Park Boulevard on lots of about 950 square feet, and about 640 condominium units stand on Compass Lane, Beach Park Boulevard, Shell Boulevard and Foster City Boulevard, the buildings listing records call Marina Point.
Neighborhood 6, south of Beach Park Boulevard, has about 371 single-family lots and 226 townhouse lots. Blythe, Bainbridge and Decatur Streets and Halsey and Farragut Boulevards are public streets of R-1 houses, while Greenwich, Mystic, Bridgeport, Plymouth, Portsmouth, Waterbury, Gloucester, Dover and Essex Lanes are private lanes of single-family houses zoned R-1 with a planned-development overlay. The townhouses sit on Nimitz, Spruance, Rickover, Forrestal, Zumwalt, Lord Nelson, Sprague and Lord Ivelson Lanes, several of them backing onto the lagoon arms.
Change on R-1 lots goes through the city's architectural review, which weighs scale, privacy, sunlight and waterfront views. On the planned-development lanes, the development plan and any association rules also apply, so check both before sketching a second story. The Foster City Eichler homes page on this site covers the Mainsail Court models.

Buying or selling in Marina Point & Harbor Side: what we check
Buying here
- Flood: FEMA's flood data show a map revision for Foster City (case 24-09-0381P) effective September 11, 2026, with the residential blocks in Zone X, an area with reduced flood risk due to the levee; the levee strip and bay edge carry other zones. The city says flood insurance stays optional for federally backed mortgages; get a quote, confirm the parcel's zone and note the Measure P levee bond on the tax bill.
- Ground: nearly every parcel is inside a state-mapped liquefaction zone (San Mateo quadrangle, 2018). Read the natural hazard disclosure, and for condos ask the HOA about any foundation or settlement repairs.
- Condos and townhouses: about 640 condo units and 387 townhouse lots here come with HOAs. Read the budget, reserve study, recent minutes and CC&Rs, check current dues and any special assessments, and confirm rental and pet rules before you write.
- Planned-development lanes in Neighborhood 6 (Greenwich, Mystic, Bridgeport and others) are private: ask who maintains the street, lights and lagoon frontage, and what the association reviews.
- Lagoon lots: owners maintain the lagoon side under city code chapter 9.52; check bulkheads, docks and permits, and remember powerboats are not allowed.
Selling here
- For Eichlers on Mainsail Court, note the model and original features, and document radiant heat, roof and electrical updates.
- Condo and townhouse sellers: order HOA documents early and have the reserve study and any assessment history ready.
- Have the FEMA zone with the case number, the liquefaction disclosure and the Measure P levy ready before listing.
- Describe the water: lagoon frontage, which arm it faces, and the walk to the levee trail and Marlin Cove.
