the story
How Lynhaven & Eden came to be
The city's neighborhood map labels this block 'Winchester Lynnhaven'. The school and the MLS spell it Lynhaven, the MLS also uses Lynn Haven, and it files the blocks south of Williams Rd as Eden. City annexation records show about three-fifths of the area joining San Jose between 1954 and 1959, through annexations the city named Moreland, Winchester and Cypress, with the remaining pieces added between the 1960s and 1980.
It was built out tract by tract. The city's tract layer lists more than 35 recorded tracts inside the outline, from a handful of lots up to 118, and the street names change with them: Opal Dr, Emerald Way, Jade Ave, Garnet Dr and Onyx Ct north of Williams Rd; Bluebird Dr, Finch Dr, Oriole Dr and Canary Ln near Payne Ave; and Sunnyhaven Dr with its Sunnylake, Sunnymead, Sunnygate and Sunnydale courts by San Tomas Expwy.
Winchester Blvd on the east edge is part of the city's Winchester Boulevard urban village, which the city council took up on August 8, 2017 and the city's map lists as an approved plan; the village covers about a fifth of this guide's area along the boulevard. On the south edge, Payne Ave Friendship Park opened in 2024, according to the city's parks layer.

Eden Ave runs the full length, from Payne Ave north to Moorpark Ave by I-280. S. Cypress Ave runs north from Williams Rd to Moorpark Ave, and Phelps Ave and Polk Ln run north-south south of Williams Rd. Williams Rd and Moorpark Ave cross east-west, and curving streets and courts such as Walton Way, Calboro Dr, Lynn Oaks Dr, Rosedale Dr and Lindenoaks Dr fill the blocks between them.
On the county parcel map, single-address lots have a median of about 7,350 sq ft, with half between about 6,600 and 8,200 sq ft; street medians run near 7,900 to 8,000 sq ft on Eden Ave, Parkland Ave and Walton Way and near 6,300 sq ft on Phelps Ave and Amber Dr (approximate, from parcel shapes). The city's zoning map puts the house lots mainly in R-1-8 (single-family), with R-1-5 and multifamily (R-M) pockets and public land at the school and park.
Listing records show single-family houses on the majority of sales here, with condos and duplex-style multifamily properties near S. Winchester Blvd (Opal Dr, Acorn Way) and townhomes on Polk Ln, which the MLS files as Williams Park Square.

Buying or selling in Lynhaven & Eden: what we check
Buying here
- School line: Williams Rd divides Campbell Union (north) from Moreland (south) on Census district maps. Check the exact address with both districts before you count on a school.
- Flood maps: the city's FEMA-based layer shows about 97% of the outline as Zone D (possible but undetermined hazard) and about 3% as Zone AO (shallow flooding, mapped at 1 foot) along San Tomas Expwy near Moorpark Ave. Check the current FEMA map for the address and ask your lender and insurer.
- Liquefaction: only about 1% of the outline, along San Tomas Expwy, is in the state liquefaction zone (California Geological Survey, San Jose West quadrangle). Read the natural hazard disclosure anyway.
- Zoning: the house lots are mainly R-1-8, with some R-1-5. Ask the city about ADU and SB 9 options for a specific lot.
- Winchester Blvd: the urban village plan allows more intense mixed-use building along the boulevard. If you are looking at a house that backs onto Winchester Blvd frontage lots, check the city's plan maps.
- Condos and townhomes near Winchester Blvd and on Polk Ln: read the CC&Rs and reserve study and check current dues.
Selling here
- Say which side of Williams Rd the house is on and which elementary district that implies on Census maps, and tell buyers to confirm with the district.
- Give the lot size from the county parcel record; street medians here run from about 6,300 to 8,000 sq ft.
- Have the flood-zone answer ready (Zone D for nearly all lots, Zone AO near San Tomas Expwy and Moorpark Ave).
- Mention the nearby parks with straight-line distances: Payne Ave Friendship Park inside the area, Starbird Park and Hamann Park just outside.
