the story
How Downtown, Marina Vista & Bayside Manor came to be
Rail made this side of town. The railroad depot by Millbrae Avenue dates from 1907; it was moved about 200 feet south in 1980 for the Millbrae Avenue overpass, and it became the Millbrae Train Museum in 2004, after Caltrain service moved to the new station. That station opened in June 2003 as a shared BART and Caltrain stop with a BART connection to SFO. The airport itself began as Mills Field on land leased from the Mills estate, according to local histories.
The city's 2040 General Plan defines downtown as the blocks between Magnolia Avenue and El Camino Real from Victoria Avenue north to Meadow Glen Avenue, with small, locally owned shops and restaurants on Broadway, some homes above stores, and larger grocery and drugstore sites on the two blocks between Taylor Boulevard and Meadow Glen Avenue. El Camino Real, a six-lane state highway here, has hotels serving airport travelers and newer, larger apartment and mixed-use buildings, and the plan's vision is to turn it into a 'grand boulevard'.
Around the station, the Millbrae Station Area Specific Plan, adopted in 1998 and updated in 2016, covers about 116 acres between El Camino Real and Broadway, the Highline Canal and the US 101 interchange, and guides denser transit-oriented building. On a former 9-acre station parking lot, a mix of apartments, a hotel, offices and shops was completed in April 2023, according to a construction trade report. The General Plan also notes the station is a planned California High-Speed Rail stop and that a light-industrial area south of Adrian Road is shifting to life-science and office uses.
streets and homes
The streets and the houses
Downtown proper is Broadway and the blocks between Magnolia Avenue and El Camino Real, with Victoria Avenue, Hillcrest Boulevard, Taylor Boulevard and Meadow Glen Avenue running across. Most of the condominiums are here and along El Camino Real: county parcel data counts about 365 condominium parcels in this guide, mostly on El Camino Real and Broadway, including the Park Broadway condos on South Broadway just south of Millbrae Avenue.
Between El Camino Real and the tracks, Hemlock, Hermosa, Silva and Mateo avenues hold small houses and apartments, and farther north Landing Lane and San Anselmo Avenue sit by the San Bruno line. East of the tracks are the two flat residential pockets: Marina Vista to the north (San Pablo, San Jose, San Rey and Santa Paula avenues, Spruce, Cedar, Pine, Bay and Madrone streets) and Bayside Manor to the south (Aviador, Beverly, Cuardo, Lerida, Nadina and Roblar avenues and the Corte Ana, Corte Balboa and Corte Comoda cul-de-sacs). Single-family lots here are about 5,000 square feet, the size the General Plan calls typical for Millbrae.
Change is concentrated here. The General Plan steers higher-density housing and mixed-use building to the station area, El Camino Real and downtown, and the Downtown and El Camino Real Specific Plan sets the rules for those blocks; it encourages shops on the ground floor with homes or offices above. Expect new construction near the station and El Camino Real, next to older one-story houses in Marina Vista and Bayside Manor.

Buying or selling in Downtown, Marina Vista & Bayside Manor: what we check
Buying here
- Check the flood map. FEMA's current map (panel 06081C0132F, effective April 5, 2019) puts about 130 residential parcels in Bayside Manor and nearby blocks (Cuardo, Aviador, Lerida, Beverly, Nadina and Roblar avenues and the Corte streets) in high-risk Zone AE with a base flood elevation of 10 feet, and about 67 on Landing Lane, San Anselmo Avenue and the north end of El Camino Real in Zone AH. Ask about flood insurance and the elevation certificate.
- Check the airport plan. The county's map of the SFO Airport Land Use Compatibility Plan puts about 95 parcels in Bayside Manor inside the 65 dB CNEL noise contour and about 420 more between 60 and 65 dB, and places much of the area in the plan's Inner Approach/Departure or Inner Turning zones (about 20 parcels on Roblar, Aviador, Lerida and Corte Comoda are in the Runway Protection Zone). Those zones can limit new development. Ask for the airport and noise disclosures.
- Ask about sound insulation. SFO runs a residential noise insulation program for homes inside the 65 dB CNEL contour; eligibility depends on site inspections and acoustical tests, and some homes treated before 1993 may qualify for replacement work. Ask the seller what was installed and when.
- Check liquefaction and settlement. About 320 parcels, many on Hemlock Avenue, El Camino Real, Landing Lane, Aviador Avenue, San Anselmo Avenue and Broadway, are in the state's liquefaction zone, and the General Plan requires new building on bay fill to be designed against liquefaction and settlement.
- Budget for the sewer lateral video inspection required before close of escrow (Municipal Code 8.20.450). Condo buyers should review association documents, reserves and current dues, and ask how the association handles the lateral rule.
Selling here
- Have the flood zone, elevation certificate (if any), airport-noise and natural hazard disclosures ready early; buyers here will see them.
- If the home was insulated through SFO's program, document what was installed and when.
- Order the sewer lateral video inspection, or find the active compliance certificate, early.
- Give straight-line distances to the station, Broadway and SFO; for many addresses the station is under half a mile.
