the story

How Shasta-Hanchett Park came to be

The name pairs two of the streets that run through it, Shasta Ave and Hanchett Ave, and the City's neighborhood map uses it for these blocks south of Park Ave. History San Jose describes a wider Shasta Hanchett Park neighborhood that reaches across The Alameda toward Cahill Park; this guide covers the residential wedge between Hester Ave, Park Ave, Meridian Ave and W. San Carlos St, outside the conservation area to the north.

Park Ave was the southwest edge of Agricultural Park, the county fairgrounds that Lewis E. Hanchett bought in 1905 and turned into Hanchett Residence Park, so these blocks were never part of his 1906 tract. The street names carry straight across, though: Hester, Shasta, Hanchett, Martin, Sierra and Yosemite avenues all continue south of Park Ave. The area joined the City of San Jose in the same December 8, 1925 annexation as the conservation area, according to the City's annexation records.

Building dates here run a little later than north of Park Ave. The City's Historic Resources Inventory lists a handful of houses from 1915 to 1939, including a 1939 Tudor Revival on Hanchett Ave that became a City Landmark in 2019. Census survey estimates count about half of the homes as built in 1939 or earlier, then a second wave in the 1940s through the 1960s, and about 125 homes built since 2000. The same estimates count about 125 attached single-family homes, which fits the townhome developments near W. San Carlos St.

The streets and the houses

North of Park Ave the grid is straight; here it loosens up. Martin Ave and Shasta Ave bend as they head south toward W. San Carlos St, Dana Ave swings around to run north-south, and short streets (N. Willard Ave, N. Buena Vista Ave and Norton Ave) tie the blocks to W. San Carlos St and Meridian Ave. Streets here have about 50 to 68 feet of right-of-way in the City's street data, narrower than Martin Ave north of Park Ave. The street names don't stop at Park Ave, even if the conservation rules do.

About 330 of the 565 county parcels are zoned R-1-8 single-family, and county parcel data puts the median single-family-size lot near 6,800 sq ft, with the middle half between about 5,500 and 7,650 sq ft. N. Willard Ave and part of Hester Ave are zoned R-2 two-family. Near W. San Carlos St, planned developments on Muller Pl (about 84 parcels) and Fiesta Ln (about 20) add small townhome-style lots.

The edges are commercial. W. San Carlos St is a City-designated neighborhood business district with mixed-use commercial zoning, and the City's General Plan maps the W. San Carlos St (Mid) and (East) urban villages over roughly a quarter of this outline, along San Carlos St and Meridian Ave, both with approved village plans. The Park Ave side has office and mixed-use zoning on some lots. Heritage trees on the City's list include a group of seven London planes and two large deodar cedars on Shasta Ave.

Buying or selling in Shasta-Hanchett Park: what we check

Buying here

  • Look at what is planned next door. The W. San Carlos St and Meridian Ave frontages are in approved urban villages with mixed-use commercial zoning, and some Park Ave lots have office zoning, so taller or busier buildings can come to the edges.
  • Check the zoning for the exact lot: most are R-1-8, but N. Willard Ave and part of Hester Ave are R-2 two-family, and Muller Pl and Fiesta Ln are planned developments. In a planned development, ask whether there is an HOA and read its documents and rules.
  • About half the houses date to 1939 or earlier. Budget inspections for foundations, original wiring, galvanized plumbing and the sewer lateral, and get permit history for past additions.
  • These blocks are outside the Hanchett and Hester Park Conservation Area, but a handful of houses are on the City's Historic Resources Inventory and one is a City Landmark; check the address before planning exterior changes, and check for heritage trees on Shasta Ave and Hanchett Ave.
  • FEMA maps the area as Zone D (possible but undetermined flood hazard); check the address and ask your lender how it treats Zone D. Confirm the ZIP too: the southern blocks use 95128.

Selling here

  • Choose comparable sales carefully: the MLS area named Shasta Hanchett Park spans both sides of Park Ave, including the conservation area, so compare against houses of the same era and lot type south of Park Ave.
  • For a planned-development townhome, have the HOA documents, budget and rules ready for buyers.
  • Give buyers the transit and errand distances that matter here: Race light rail about 0.75 mile and Diridon about 1 mile (straight-line), with W. San Carlos St shops at the south edge.
  • If the lot is R-2 or has a permitted second unit, say so and have the permits ready.
