the story
How Felton Gables came to be
Felton Gables carries the name of the estate that stood here. A Stanford University Archives note records that the Felton family estate in Menlo Park was known as Felton Gables. Charles N. Felton represented California in the U.S. House from 1885 to 1889 and in the U.S. Senate from 1891 to 1893, and he died at his Menlo Park home in 1914.
The land was subdivided in the 1930s and 1940s, and the City's parcel records bear that out: the recorded subdivision map is titled simply Felton Gables, and 72 of the 112 homes with a recorded year were built between 1936 and 1949, with 1939 the busiest year. City annexation records show the neighborhood inside Menlo Park since the city's original incorporation in 1927.
The other defining fact is the neighbor. Holbrook-Palmer Park, the 22-acre former Holbrook-Palmer estate (also known as Elmwood) that Olive Holbrook Palmer willed to the Town of Atherton in 1958, borders the neighborhood's west side, and Punch Magazine reports that homeowners have a private gate into it. In 1989 the City gave Felton Gables its own zoning district, R-1-S(FG), with tighter coverage, floor-area and daylight-plane rules than the base single-family suburban zone.
streets and homes
The streets and the houses
Four short streets do the work. Felton Drive arcs through the neighborhood and holds about half the lots; Arden Road and Lennox Avenue run lengthwise between its two ends; and tiny Tudor Drive links Lennox Avenue to Encinal Avenue, where another 11 homes face the street. All of it connects only to Encinal Avenue, the Caltrain tracks close off the south side, and the City's 2022 neighborhood profile notes there are no continuous sidewalks, bike lanes or bus stops inside. Punch Magazine describes winding streets with trees and planters in the middle of the roadway.
City parcel records list 114 parcels on the Felton Gables map plus three on a later parcel map in the same zoning district, about 115 homes in all. Lots are generous for Menlo Park, with a median of about 10,100 square feet and the middle half between about 9,000 and 11,300. The houses split between one story (72 parcels) and two stories (35), and about 18 have been built since 2000; Punch Magazine notes that many original cottages have been remodeled or replaced with larger traditional homes. Six parcels record an accessory dwelling unit.
R-1-S(FG) starts from the base R-1-S rules on the City's zoning summary sheet (10,000-square-foot minimum lot, 80-foot width, 20-foot front and rear and 10-foot side setbacks, 28-foot height) and changes three things. Building coverage tops out at 35 percent. The floor area limit is 2,800 square feet plus 20 percent of lot area above 7,000 square feet, or 3,400 square feet on a 10,000-square-foot lot. And the daylight plane rises from each side property line to 20 feet minus the required side yard, then slopes inward at 34 degrees, with limited gable and dormer intrusions on one side of lots of 10,000 square feet or less.

Buying or selling in Felton Gables: what we check
Buying here
- Read the R-1-S(FG) rules before you buy for an addition: 35 percent coverage, the 2,800-plus-20-percent floor area formula and the 34-degree daylight plane. Get a survey and run the numbers with Menlo Park Planning.
- The tracks form the south edge and Encinal Avenue is an at-grade crossing. Visit at several times of day to judge train noise and horns, and ask the City where the quiet-zone study stands.
- On a 1930s or 1940s house, check the foundation, electrical system, original plumbing and sewer lateral (West Bay Sanitary District per City records) and pull permits for past additions. Eight parcels carry a value in the City GIS 'historical designation' field; ask Planning what it means for yours.
- Ask how the private gate to Holbrook-Palmer Park works and whether any agreement or association governs it; we found reports of the gate but not its terms.
- City records list California Water Service for water and FEMA Zone X for every parcel; confirm on the current FEMA map.
- Encinal Avenue is the only way in or out, and Encinal School is a quarter mile north; drive it at school start and end times.
Selling here
- Lead with the lot: size from county records, the floor area R-1-S(FG) allows on it and the coverage limit. Rebuild buyers do this math first.
- Document permits and any accessory dwelling unit; six parcels here already record one.
- Address the tracks plainly and time showings with the train schedule in mind.
- Market the location: Caltrain about 0.6 mile and downtown about 0.7 mile in a straight line, with Holbrook-Palmer Park next door.
